  1. Had a mishit overhead spin so much that it bounced back onto my side of the net in a match. That is the only time it is legal to reach over the net. You still can't touch the net, but you can reach over and knock the ball back into the net so that it is unreturnable.
  2. That big of a discrepancy in square footage is really strange. I don't think I've seen the appraisal and builder square footage that far apart based solely on exterior vs conditioned space unless there were additions/add-ons. Are you sure that the garage wasn't included in that number (although 400 square feet would be smallish for a double garage and not a very likely scenario) or is there a bonus room (something like an upstairs gameroom option) that wasn't accounted for in the base plan?

  5. I would offer a large exemption for churches...say $1 million and then tax over that. The church I used to attend is not that large of a congregation (probably averages around 400 attendance through the various Sunday services), but somehow they convinced themselves that they needed a gym for a recreational venue for members. When that got taken in to replace the fellowship hall that they had convinced themselves was too small, they built another gym. There is zero reason for churches to be providing recreational outlets of this type. This is the kind of stuff I would like to see taxed. How much more could be done without having to handle to the upkeep and utilities on buildings that don't really provide for their mission?

  7. Depends on where you are. In Austin, right now, it's hard to get appraisers to give much, if any, value to solar. As it becomes more widespread, that will probably change. It'll also depend on whether you own the system outright (might get some value) as opposed to leased (zero value).

  11. I bought one from him also. He was a great guy to work with. You might check with local high schools and their 4H/shop departments. They are always looking for projects, especially one that will get them some money. I know the local high school has the equipment to custom cut the designs for the sides.
  12. The other thing to be aware of is that you will keep getting new plants growing from the roots for the next 4-5 years (at least that's how long it seemed). You can roundup the new plants pretty easily, but there will be continual supply for a while. I cut the stump to ground level and then dug it out by hand.

  16. Don't think it will work that way. I'm pretty sure that I read the rescuers/searchers were having to leave tanks along the route because there are areas where you can't fit through wearing a tank.
  17. I think the county will determine that. My neighbor, who I bought my land from, was going to sell a five acre tract on the far end of his property. Travis county was going to require the new buyer to have all of the "original" tract resurveyed. That meant that about 6 different tracts were going to have to be resurveyed and I think the total cost was going to be in the $7,000-$10,000 (or higher) range. I think it will end up being something along TwiceHorn's post about the county trying to force "updated" surveys whenever possible.
  18. What Rusty is getting at is that it oculd take several months to get an approved plat. The survey is one of the first steps if full approval by the county commissioners is going to be needed. I think it took about 4-5 months when I went through the process in 2012.
  19. I'm ETJ of another city but since I'm on over 5 acres, that city defers to Travis County for regulation. At the time I was carving out my acreage from a much larger farm, I was told by the county that a permit would be required to clear the hackberries and any further development or improvements after my house (plans approved by county but no inspections) and the approved septic (three inspections per code) would require a permit.
  20. The septic is the only thing that would require an inspection. Everything else could easily be done without the county knowing about it.
  21. Technically, you are supposed to get a development permit anytime you do something to improve your property. It's the county's way of raising revenue and making sure they get their tax bite. I have hackberry trees along the front of my property. Were I to decide to cut them down, I should get a permit...I won't, but I should. I had a friend get a pool put in and specifically told the builder that he was not to get the permit from the county. He's going to ride it until the county finds thee pool via the satellite.
