  1. Generally, new construction is taxed on percentage completion as of January 1st, based on whatever the basis the county assigns to the completion

  3. Also, the ag exemption does not require cattle to be on the property year round. That makes it a little easier on a rancher to not have to worry about supplementing a smaller place. He can rotate them on/off.

    Saw them about 10-12 years ago at the Mountain Winery in Los Gatos. It was a helluva show. They threw in some covers that you wouldn't expect. I would've liked to see them again, but haven't been out that way.
  5. Assuming in Texas, you'll also have to check the box on the seller's disclosure that you received money from an insurance claim and didn't complete the repairs. While not that big of a deal, it can cause some buyer's to get extra cautious and pass or get overly nitpicky

  8. One other thing while I'm thinking about it. You should always file a protest to get the evidence packet from the county. I can count three different people last year that were being evaluated significantly over what the county's own sales comparison data showed. All three people had to go in for the formal process, but they did get their valuation lowered to match the sales comparison number. In one case, they had the sales comp value at $235,000 (which was right in line with the sales comps that I showed them), but the county was going to assess at a little over $284,000. A five minute formal protest got it lowered to $235,000 but the owner still had to take off of work. The county knows that a certain percentage will never look at the data and they are going to rake them over the coals for as long as they can.
  9. Unfortunately, this is not a given. I know of one person last year that the county decided that they paid too little and had to be a sweetheart deal (it wasn't), and they didn't give them the purchase price. I believe that they then went in for the formal protest and got close to their price eventually. Dick move by the county.
  10. The answer to this actually depends on the value vs what you paid. If you paid less than last year's tax appraisal, I would send it in along with a copy of the ALTA (main closing document). There is a very good chance that you won't have to go through the protest process and you will get the valuation equal to what you paid. However, if you paid more than the assessed value, I would follow NMAS's advice.
  11. Don't know of a right of recission in Texas, so most likely (not a lawyer), your earnest money is gone. The survey money might get refunded if you the survey hasn't been done. Assuming you are in Texas, of course.
  12. If I remember correctly, 55+ in Texas really only means that a member of the household is over 55 (as opposed to the Arizona rule), so there wouldn't have been an issue. To really restrict the population, you get the 62+ designation and no one is allowed under 62.
  13. This is Kiviranta's first year with the Texas Stars. He has already been called up a couple of times, playing one game the first time. Judging from the Texas Stars games, he's smallish (but has some physicality), but pretty quick and strong with the puck. 19 points in 34 games with Texas.
  14. Also know a guy that was friends with Ray Jr (Patriarca). They met while he was going to college in Massachusetts. He told me that they were going to go out one night and didn't have nice enough clothes to wear. Ray Sr sent them to a friend's house and the whole basement was lined with hijacked suits that they had their pick of.

  16. I mentioned it on the other site, but my dad and Benny knew each other. When dad would go to Vegas, he'd meet up with Benny and they'd have a bowl of chili together every now and then at the 'Shoe. I never found out how they knew each other, it could've been through Vegas connections.
  17. As a frame of reference, I was involved in a deal that combined 4 parcels including two houses into a roughly 93 acre tract. The survey included flood plain and crossing a creek. The total on the survey was about $2600.
  18. A price that high on a residential survey? Sweetheart deal for the surveyor, kickback, etc. Just make a quick phone call and see how much any other surveyor would charge. Take that number to the HOA surveyor and ask them to explain the difference. It might be justifiable, but it doesn't pass the smell test to me.
  19. That seems awfully high for what amounts to a very small residential lot. For comparison, that would run you between $450-500 in Travis county. I would look into hiring your own surveyor and not using the HOA one. Sounds like there might be something going on behind the scenes. Typically, if you are paying, you get to choose who/what/where. Is there any subdividing going on (doesn't sound like it if it is a legal lot)? It could easily run that much if you are having to get the lot platted and approved by the county
  20. Can you clarify? The HOA is not doing the survey, so why are they wanting money? How big is the lot? Where are you located?
