  1. The other issue is that it only works while the pump is running versus the chlorine that is working full time. The two pool companies that I know said that they are really just a profit center for the builder. They don't really do a whole lot unless you are running your pump 24 hours a day.

  6. If you can watch the Stone Cold episode on A&E, they show the match it happened. After the failed move, Stone Cold couldn't move at first. When he went to go for the pin, his hands weren't working and he was crawling on his knees and wrists with his hands rolled under.
  7. Just a head's up. It's not really a moments notice. It can take about 5 minutes and it requires pushing and pulling to get the pins to line up where the arms lock down along the door frame. This is also a 2 door so it might be a little different on a 4 door. Also, if your wife is short, it might be a little difficult to get it up and over the roll bar. That said, it's a great top. My only issue with it is that it's a little tight around the corners and the lip that the door closes on and sometimes work itself loose in colder weather due to "shrinkage"
  8. Isn't defense chosen by the coin flip winner something like 95% of the time (unless Charlie Strong tries to defer)? Seems to me it would cause teams to sit on the ball instead of taking a chance I assumed college football overtime...didn't think about NFL

  13. The other thing about lower commissions, don't necessarily believe those tv offers until you read the fine print. Many times they are still paying 2.5-3% to the selling agent. They advertise their listing commission only, not the total commission.
  14. An agent also risks their license by divulging any facet of an offer to anyone other than their client before the transaction closes. That includes telling another agent how much other offers are.
  15. I guess it's a little late, but I was having real issues with the latest update (so I thought) to Orbi. Turns out that the issue was related to daylight savings time and the built-in traffic meter. I turned off the traffic meter and haven't had a single instance of having to restart the router in over a week where I was restarting twice a day.
  16. I would say it's still going to cost the seller money unless the buyer is going to go over the expected list price. I bet less than 10% of houses are selling for what the comps suggest would be a market value.
  17. The Texas Stars don't have any of the obvious prospects that they have had the last couple of years. No Hintz, Gurianov, Oettinger or Kiviranta. Doesn't mean that someone won't develop, but there doesn't seem to be the one you look at and say "he's moving on."

Due to the competition in the bidding process, the option period is getting squeezed down to 3-5 days from the date of execution and a much larger than normal option fee (used to be $250-500, now well over double that) is being offered. I don't think you could get an appraisal done in anywhere near the time needed. It's probably taking 2-3 weeks to get them back if recent experiences are the norm.
  19. I'm not sure that you would get the information that you are looking for in an appraisal. At least here in Austin, we are having some appraisers dragging their feet on the increased value caused by the over-bidding. I had one appraiser in his report actually claim that the market was in balance and that prices were stable. Cost my buyers about an extra $15-20K in cash. He refused to look at any comparables (admittedly they were smaller but almost the same price) and used comparables from a little over six months ago. Your appraisal wouldn't be used by your lender, and you could end up with appraisers at the opposite ends of the spectrum. Long story short, as much as the bidding on houses is hit and miss, the appraisals are just the same.
  20. Yes to all of the above. Especially people who are scared of the stock market and are tired of getting 0.1% or less with banks.
  21. The trickle absolutely will but you need to put it at the drip line and not by the trunk. I had an outside faucet that dripped and didn't feel like fixing it because it was a perfect rate for watering the live oak in front of my house. I ran a hose to the drip line and just moved it every once in a while. That tree never struggled through the 2011 drought...kept growing, as a matter of fact.

  23. Emerald no longer does core aeration. They do "liquid aeration" which I have read is next to useless other than the application of a surfactant. Cactus, what are your views on this process? I'm looking for someone to do a core aeration on my yard also
  24. For those who got their second shot from HEB, what paperwork, if any, was required? I can't find the email for my schedule but I know that it's Friday morning at the same place I got the first one. I have the vaccine card that shows the date.
