  3. TCAD is still hearing protests from last year. The tax service that we use for our office building called and said that they still don't have a resolution and not to pay the taxes (they can't penalize you if you haven't been billed) until we get the actual bill from the county. That could really makes things interesting when the new valuations come out next month.
  4. Not saying that it's not right, but house hasn't closed. It just went under contract on March 9th. I am going to call BS on this though. You could have bid on houses twice that size and been real close to winning the bid during the same time frame. My guess is that they have the addresses confused.
  5. You'll also have to pay attention to city codes (assuming you are in the city). For instance, in Pflugerville, you can build up to 10X12 without a permit. Anything larger has to be approved and inspected by the city.
  6. I have Germania and they covered about 40% of the equipment replacement after deductible. I think total replacement of everything ended up being about $11,000 (as noted above, lost everything. Had power about 12 hours total between early Monday morning and 9pm Friday night) and they are paying about $4,400 after deductible. I was surprised, but I'm not going to turn it down. I sent them the estimate and pictures of the damage and they approved it...check is in the mail.
  7. Just got the shot at HEB. Bit of advice, get there early. I stood in line for 45 minutes just to get checked in. For those that have gone the HEB route, have you received an email regarding your second shot yet? I was told that you needed to confirm your appointment and that I should have received the email already, but nothing yet.
  8. I bought a Ryobi battery powered vacuum that seemed to work pretty well, you just attach it to a sweeper pole. I got it at Home Depot. The drawback will be if you have a sun deck or something that is shallow since it has to be totally submerged.

  10. I called on pool equipment and it's supposed to be covered under other structures. The insurance company had an agent call. I sent her the estimate and pictures of the damage. I haven't heard back in a couple of days, but assuming they pay out minus the deductible, they'll be covering about 40% of the damage. That's better than a sharp stick in the eye.
  11. Not bad on the estimate. Mine was $10,500 and I'm hoping they don't find anything else. Wide open exposure to the north wind in the country did a number with a quick freeze of the equipment and pool.
  12. My pool guy asked if it was okay to go with ball valves instead if the check valves. He said that there was no way to estimate when there would be check valves available. I know they won't be as "pretty" but is there any reason not to go with the ball valves and get the equipment up and running?
  13. My insurance company is going to cover about 40% of the cost after deductible, so I got that going for me, which is nice. My pool guy snagged (according to him, so who really knows) one of the two Pentair electric heat pumps his supplier had in the Austin area yesterday. He's sending someone to New Braunfels to pick it up and I should have all of the equipment replaced and up and running by the end of the week. Never hurts to check with your agent to see if it's covered under Other Structures.
  14. I thought about buying one of those pumps to get gas from my full truck for my little generator, but I read where they don't really work with newer vehicles with rollover protection/anti - siphon devices very well
  15. So I have that going for me which is nice. Cracks in the pump, filter, electric heat pump and two of the valves. I'm hoping the tiles made. The ice was still 3-4 inches thick in places this afternoon but beginning to crack up.
  16. There is a new 7-11 at the intersecting of Gattis school and the toll road that had gas a couple if hours ago...no gouging at 2.05. The chevron at rowe lane and the toll road had had at 35 cents a gallon more.
  17. And the dice came up snake eyes. 28 hours, no power. I gambled on the shut down being short enough (everything had worked after 4 hour blackout before). After 3 hours, got nervous and went to drain the pumps, and I have an expensive ice cube. All pumps frozen solid. I'd bet the pool ice is now over 3.5" thick. Expecting major issues, but I'm not sure what else I could have done. I tried breaking ice but I would have to be out there for hours at a time.
  18. Out for over 8 hours. Power comes back...for 10 minutes and out again. It sucks but so many of you have it so much worse. Hang in there.
  19. I feel asleep and the power went out for a couple of hours. I figured the pool equipment was a solid block of ice so I didn't mess with it. Power came on and the pumps are running. Have 3/4" to 1" ice on the pool except for where the sun deck bubbler is
  20. Update. Looks like we're rolling the dice here. Not on damage, but how much. Not sure how thick it is, but I would guess not that thick... YET
  21. No worries from me. I already learned this by being a little bitch and calling my cousin yesterday. He's the installer of the systems.
  22. Mine had been cycling like that for over a day. It freaked me out at first. Worst comes to worst, you probably have the option to switch to emergency heat which will bypass the outside unit in favor of heat strips that the inside blowers will move the air over. Very inefficient and power consuming but should work to minimize the temp drop
  23. Are you a heat pump? If so, it's the unit trying to defrost. It will run the "AC" for about 10 to 15 minutes to heat the outside unit up and melt the frost from the fins and the unit. Hopefully, it will allow the heat to work again

  25. Yeah. I'm thinking this is not good. The pump is running full speed. Not exactly sure what can be done at this point
