  2. Earnings call - they're still making a fuk-ton of money. Rocket and Cooper stock are moving in tandem, and both are rising, so we'll see.
  3. It's the servicing revenue and MSRs. The deal is inked to close in Oct of this year, but we'll see. Redfin is just now completed and this is many multiple more complicated. From what I know, the originations side of the house will be heavily Rocket-centric, and the servicing will model was Cooper does today.

  5. It's the acquisition with MrC and Redfin. Look for rates to stay more or less as they are for the next two years after a minor drop this year
  6. UWM is always a mess. LoanDepot is bleeding right now. Stock was at $30+, now it's under $2. I'd be curious if Zillow takes a stab at them to offset the Redfin stuff. They're growing their sales teams like mad right now as it is. We'll see. Not how UWM would do anything with them.

  8. Rocket's acquisition of Redfin is finalized, now on to the bigger fish - MrCooper. They'll have a combined customer base of close to 10M customers, or 1:6 mortgages serviced will be with them.
  9. Grew up on the east side of I35 behind the Fiesta Texas, near Maplewood elementary. We'd ride down to campus all the time. Or down to the shopping center off airport. Patterson Park was a given, as was Mueller or going over to Hancock or Bergstrom. No telling how many miles we'd cover in a day, living off procured hose water and a bag of skittles.

  12. Not exactly - it was probably something along the lines of defining moments, facing adversity, stuff like that. My pop's is an old English teacher. He's working on another book right now, and he always preached a great story trumps great writing 100% of the time. And great story need not be "great" in the conventional sense, but it needs to be compelling, memorable, and for students, unique. Stephen King made a fortune off this. His writing is meh, but his storytelling...he's masterful in bringing the reader in. Still undefeated.....;)
  13. Whatever your kids write about - please don't let it be generic. I used to show horses. Started with quarter horses at the ranch, moved to Arabians in the city. Did shows all over the state and SW. Specifically two Arabian stallions. God they were beautiful. So before the shows everyone lines up in the "shoot" before the gates open. More mares that most, as they can be a little more tractable. Enter the stallion. I was in my early teens. English saddle. Double reigns. Full riding tux. I liked to get to the gate early, so as more contestants joined, we're surrounded. He's been around mares at many shows, so one must have been in heat? I don't know, as he'd never done this before. Boxed in, on a stallion, surrounded by mares. Still undefeated....he freaks his shit. Rears up ala The Lone Ranger. English saddle - meaning there's no horn to grad hold of like a Western. Falling off is not a great option in a narrow corral filled with agitated horses. Gate workers start yelling, gate flies open, this horny turd bolts into the arena, and pull the reigns to one side, jerk his head and get him going in a small circle. I caught up with one of the admission counselors years later, and he still remembered the essay. Wasn't the best writer, but it was a hell of a memorable story. Focus in the moment, make your world small, compartmentalize your actions, focus, and act. I sort of plagiarized an OODA loop before i knew what it really was. Better than Chief Brown Fingers, I guess......

  15. Rucking is the way. Just carrying weight. Consistently carrying weight. Ever seen a fat dudes calves. They're massive. Ever seen a heavy dude that's lost a ton of weight. They're legs are strong AF.

  17. Saw it today. Took my folks and the family. Both snarky teenagers really liked it as did the rest of us. Hoping future iterations are equally enjoyable
  18. It depends. If they "can" blow in place, they often will, but that's not a given. Especially if it's a part of an investigation. Components of the explosive, compounds, etc. Certain compounds are extremely hard to procure. Are the military-grade? Are certain types of explosives missing? Etc. In this case, it was powerful enough to kill three people. Was it an IED? If it was LEO training - they'd be using det cord and/or door breaching charges. And if this is the case, why was the plastique and the blasting caps in close proximity to each other???
  19. We have no idea where it was originally located. Was it in someone's house? We still blowing in place? An urban area?
  20. The "knees over toes" dude got me into pulling the sled back. Really helped my minor knee pain. And it sucks. Generally things that suck are worth doing in the gym. Like that MF'ing assault bike....
