I work at 183 & 360 and wife works across from Klyde Warren, so theoretically I could make her commute miserable...but then she'd make my life miserable. With the location of area private schools and grandparents added in, we're primarily looking along the Tollway corridor (though I refuse to go north of 121). Naturally, that means $600k+ for an updated 4BR, which (being Surly 99%) doesn't leave much ability to win a bidding war.
We're admittedly making it more difficult for ourselves, but six months ago it wouldn't have been difficult at all...
Just lost out on a house in Plano, we offered 10% over asking price (which was already high) and waived appraisal. 20+ offers, winner was "substantially higher" with "impressive terms." I'm so fucking over this shit...the worst part is I know I'm going to end up overpaying for a house I don't want, just to have a place to live.
Yeah, we didn’t get it, they had multiple offers over $650k list (we were slightly below)...a generous appraisal will likely be $575-600k due to local comps, which is a smooth $200k cash at closing. Too rich for my blood.
I mean, yeah, inspection is still in play, assuming they find something...but we’re not really looking for an out, in case that was unclear. Issue is that we’re not Surly 1%, so I have to cap our offer at XYZ in case I need an extra $50-100k cash at closing. If that offer isn’t strong enough and they select someone else’s, we’ll move on to the next one.
Any appraisers up in this piece? Finally found a house we really like (Far North Dallas), but the seller is requiring an appraisal waiver on all offers and I'm trying to decide how much cash (and lube) I'll need to have on-hand. It's a nice flip, but they stopped short of a full reno and list price is already at least $40/sf higher than local comps. We want to submit a strong offer thanks to this market insanity, but my liquidity is finite, unfortunately. Can PM the details if necessary.

To be fair I didn't attempt any with NK/IBRX, but saw the same [numbers] ticker substitution for a couple days. I recall folks saying they had to call their broker for trades during the TSNP/D action.
Same thing happened during the TSNP name change..price spiked while half the retail investors were unable to trade it, then returned to pre-change levels once everything settled. Sucks, but is what it is.

Our OL has been shitty at run blocking, pass blocking, or both since [checks notes] 2006. Flood might be my favorite hire on this staff (Gia notwithstanding), but I’d be pushing for just about every OL transfer with good tape or plus measurables.
