    So currently I’m approved for a jumbo loan and then a slightly smaller 100% no pmi loan.  Initially we were using the jumbo loan to buy a turn key flipped house but it had lots of issues for the price.  Plan is now to go with the 2nd loan and use cash on hand to renovate a home with “good” bones whatever that means.  Just don’t want to get stuck buying a shit home and the be told it will cost 500k when we’re telling the builder the most we are willing to spend.

    for reference.  Here is the home we are looking at.  Hoping we can get it for 650-675k.  This home is priced way too high.  Other homes that are flips with updates are selling for slightly higher than this haunted home.  I imagine this home will need everthing redone.

    Would like the finishes to look somewhat like this images below.  The same builder and architect the home in the pictures in my good friends neighborhood.  Doesn’t have to be as high end but curious if this is even achievable.  Builder initially was saying we can do a lot but I’m not believing it….

May not be the thread for it, but wife and I are looking for homes in far north Dallas area.  Lots of homes built in the 70s.  Found one with potential but the home looks like old people died in there.  Original everything.  Anyways, I’m assuming no one is going to offer them what they are asking for.  What can a 350-375k renovation get you?  Anyone for a renovation like this.  We’re working with a reputable builder and architect but they basically won’t give me an idea of what it would cost to get what we want.  Would 350k for a 3300 Sq home cover foundation, repairs, new plumbing/electrical, new roof, tearing down walls and ceiling, new floor, etc?  It’s too experimenting buy a home to tear down for a new build so now we are exploring the renovation route, an option I was dreading.

This team has 3 turnovers and was 1-3 in the red zone.  These dudes couldn’t get 1 yard on 4 attempts.  It didn’t matter what you called, our butts got whooped and we still had a chance to win it.  That’s on the players.  Quinn fumbling the balls and throwing a bad interception on the first series and JT sanders dropping a sure TD are on the players.  It’s on the players like Gbenda and Jerrin Thompson to communicate and a game winning drive and not WRs run free into the end zone.  ou came in with a masterful game plan.  We got beat and that’s okay.  I wasn’t expecting an undefeated season this year and this team is likely waxes ou if they play even remotely decently.  Let’s clean up the penalties, get healthy, and work on limiting turnovers and no reason we should be looking at a rematch with those sooner fucks.  Gabriel isn’t going to have a career day running the ball again.  They know it too.

Anyone saying Sark needs to hire a play caller clearly doesn’t understand why we hired him.  His calling is his biggest strength and he’s pretty damn good at it.  His struggles have been adjustments and clock management.  He has improved dramatically with adjustments as can be seen with how well our team plays in the 2nd half.  Yesterday was a classic example of him still needing to grow in managing he game.  We should have been waiting till 3 seconds to snap the ball on every play on that last drive and we were running tempo at times.  He needs to expand his staff and have a guy that simply handles clock and game management for him.  This game was tough to watch.  We clearly played poorly yet we’re 1 defensive collapse from winning a game we clearly shouldn’t have.  Sark bailed us out plenty of times with good play calls.  Players did not execute yesterday and generally got their butts whipped.  It was clear which team wanted it more yesterday.  All of this will get fixed the next two weeks in practice.  This is a 10-2 team.  I would have been happy with that when the year started.  They can still win the rest of the game but the team cannot sleep walk through quarters in these games.  That needs to be corrected asap.

He’s not very good as a deep threat and doesn’t win very man 1 on 1 jump balls.  But , I love how we use him in the screen game and intermediate game.  Get this dude in space bc he run like a RB after the catch.  I feel like Sark waits until the offense sputters when he starts using JWhit.  I’d incorporate his usage right off the bat, dude is always moving the chains.

     

    Also, watching AD Mitchell block makes me really appreciate JWhit’s effort.  It’s night and day.

  7. We need to get back to running the ball.  Ewers is seeing looks he hasn’t seen and is second guessing himself.  All his throws are late.  Let’s get back to running the damn ball.  We’ve got some big dudes on the OL.  They want a physical fight, let’s give it to them.

    I sent all of our stuff to them in hopes the next people would see it but I highly doubt they will disclose it.  They didn’t bother to clean up the trash in the attic knowing we were coming to inspect the home.  Garage door didn’t work.  Attic ladder was broken.  Hvac installed was for max 3k Sq ft home and this home is 3.5k Sq Ft.  1 electrical panel (should have two for this sizes home) that is maxed out with no surge protection, no gfci where kitchen and dish washer appliances are.  Some outlets don’t work at all.  Turn on the water in the bathroom and the pipes behind the wall are banging back and forth loudly.  Left unsealed wood in the fire place.  Damaged gutters buried into the dirt with no ability for water to flow out.  Duct taped cardboard to cover the hvac and water heaters bc they lost the covers.  Seller list of improvements include “new hvac, new electrical, new gutters, new plumbing”.  It’s bullshit.  Here are photos of the interior.

    There was nothing in there.  Only yes that was answered was to if the home was modified without permits.  There was a 50k ins claim settlement on it 6 months ago so I imagine there was a major leak as it was in Feb.  home definitely had major issues this year that they did not mention when we looked at it.

    This is near Campbell in Arapaho so not too far.  I had a lot of fears as well as they put in 23 piers to level it.  Surprisingly the foundation is leveled well but was told to expect more issues due to soil.

    If you REALLY  like the house and the inspector says something is iffy, well, then it's a good idea to get a second opinion. 

    The inspector did a great job to his ability.  Showed me issues and told me it was out of his scope to evaluate and recommended i call an engineer to evaluate the structural repairs.  I just wanted more info to see if they were small problems we could have the seller fix or major problems.  The more licensed pros that took a look, the clearer it was for me to pass on this home.  New roof, brick veneer, , new windows, and completely redone interior makes it look like a brand new home without a scratch so it’s very deceiving for someone like me who doesn’t know shit about construction.  When we sent the termination contract, the selling agent was basically begging us to list items for repairs and they would take care of all of it,  she said, we can fix all the hardware and missing knobs.  I laughed… the entire work in the attic looks like two dudes from Home Depot just started hammering 2x4s to hold up the roof.  The structural engineer was shocked to see it.   Those skinny beams are all that’s supported that roof.  They covered big fractures in the foundation by putting epoxy over it in the garage.  Painted over fractures on the exterior.

Well fellas... the buying process right now is such a headache.  Wife and I found a house in a neighborhood in a good school district we love fully renovated in north Dallas above Addison.  50 year old home but there are no new builds in this area or around it.  "New" roof, repaired foundation, PEX plumbing, gutters, raised ceilings... everything.   developer has been buying homes and flipping them in this area and they have been going under contract in under a week.  7 figure price point.  

    Got my lending in order, got under contract.  Went in excited.  Paid for inspector, electrician, structural engineer, termite guy etc.  Red flag after red flag.  This dudes make the interior look like a home out of magazine and everything behind the curtain is a safety hazard.  Engineer said roof is at risk of collapsing.  So fucking pissed bc I'm now out 5k between option period and all the inspections.  Was a headache even getting a loan in this market.  Come to find out that they got 0 permits for all the extensive work as they gutted and expanded the old home and lied about a lot of things like new gutters, hvac, electrical.  Fuck the selling agent for not disclosing any of the problems.  Most of the shit wouldn't pass code or safety inspections.  Fuck this housing market.  I should report these fuckers to the city.  I feel bad for the families that are buying these expensive ass homes without proper inspections by looking at the interior and finishes. 

    This seem to be the norm with most of the renovated homes.  I've been through 2 construction projects and was hoping for a turn key situation as I do not want to go through a 3rd project with a baby.  But now I feel forced to buy and tear down a home and go with a legit builder or move to the damn burbs like prosper which I do not want to do.

    Sorry just venting.

    Why not?  What can Bama sell to WR recruits right now?  The dudes that out all their WRs in the NFL are at Ole Miss and Texas now.  Bama has no QB.  What about last night makes them think they will get developed.  His high school QB is committed to Texas.  Decent chance Texas has 2 dudes drafted in the first 3 rounds and JWhit going late.  Plus, Texas can match and outbid Bama with NiL.  Sark has shown he can recruit elite players nationally.  Plus, he’s the only coach currently that can say, “I got a WR to win the the Heisman”
