  1. The ones we looked at had standard insulation, it was just separate sections at the break line in external material so it could easily be removed and replaced. Kind of a weird thought to be building them with basically easily replaceable materials 12-14 feet off the ground, but that’s the world we currently live in.
  2. Some of the recent construction houses we looked at had removable panels up to about 4 feet throughout the lower/mid levels. It had the look of wainscoting but you unscrewed the panels and removed them to air out the walls. Electrical was all higher up the walls and studs did not have traditional nails on the floor. Bottom levels had storm drains and blow out sections on walls to try and and alleviate a complete wash out of the lower levels. People are definitely rethinking construction along the coasts, but there are a ton of older houses and more recent construction that aren’t going to make it long-term. Then you have some communities with more stringent building requirements like we were that should have been fine until the recent weather changes.
  3. There has been a lot to love about being in FL. The weather, the water, etc all made it worth the risk especially on the West Coast. These places that are getting hit now are places where people have lived their entire lives without the kind of damage you are seeing lately. My house that we sold was built in the 60’s and had never had more than a small amount of water in the lower level. With Ian it was at 8-10 feet. The weather pattern has shifted and now you have storms coming directly into areas with no water depth and very flat, marshy, land areas. Milton is a good example coming on the back of Helene. You just don’t see them spin up like this and go directly East. Most come from the Caribbean, make the corner, and occasionally cut back like Ian did. This one is going to go from TD to hurricane in a straight line pushing water in front of it. If it hits Tampa Bay it is going to be a disaster like FL hasn’t seen in a long time.
  4. If you want to see some really crazy footage, check out Blue Gabe’s latest video on YouTube. He toured Steinhatchee with a friend that lived there. The neighborhoods are nothing but pilings left, the houses were completely washed away. It’s nuts driving through and it’s just pilings sticking up out of the ground and debris spread out everywhere. It’s also amazing that there weren’t more coastal deaths with the houses/neighborhoods just completely gone.
  5. I would assume most of their employees live in the region and might have trouble getting to work or having time for work for at least the foreseeable future.
  6. Down to one family we know that I haven’t heard from that ran a rafting operation on the Nantahala. One of my senior people’s husband was with a group staying at Lake Lure for their annual golf outing. They finally got in contact with them, but they are stuck there while higher priority things take place. Operation Airdrop and the Cajun Navy have been putting in work on flying in supplies and medicine as well as helping evacuations from the sound of it. It’s always good to see people stepping up and helping other people.
  7. They have been flying since Friday. Blackhawks were used in the hospital rescue and at least the TN National Guard has had helicopters up all weekend in search and rescue, delivering supplies, and assisting with reconnaissance. I would assume NC has as well but I’m only going off of what I’ve heard from family that are in the TN Guard. They have also had multiple units providing ground assistance including the swift water rescue team and engineering teams.
  8. Could also be the Augusta area, between the wind/rain and the Savannah River flooding they took a beating too it sounds like. The East side of this particular storm was a bitch. As far as the water level issues, you just had a major system come through and dump a lot of rain the 16/17 of September. It pushed north through VA so that water was still flowing when this system came through.
  9. The path shifted significantly east once it made landfall which put the worst of the rain in the exact wrong place. I’m not sure there was any significant warning for some of those communities. I could have easily missed it, but I don’t remember seeing evacuation notices for Asheville for instance. Most of these communities have been through plenty of inland hurricanes paths, this one was a lot different. Wind and tornados are usually the concern, not the rain levels experienced.
  10. Massive flood damage from around the Siesta Key area through the Big Bend. This one is going to be expensive. Siesta Key to Anna Maria washed over like Sanibel did 2 years ago, St Pete/Clearwater have significant water damage, Steinhachee has been wiped out completely again, but much worse than the last time. Reports are that water damage into Steinhatchee was into second floors. Wind wasn’t the issue, storm surge was significant along the entire west coast. We were looking at properties on AMI and St George in a couple of weeks along with the Dunedin area. After selling on Sanibel right before Ian and having the house we had under contract go under water during Ian and now this, think I may give up on buying again.
  11. Talked to my daughter in Athens earlier, Athens came through fine. It ended up east of them. Talked to a client in Augusta this afternoon, it got hammered. He said he has significant damage, there were several deaths reported, etc.
  12. Seems like an odd comparison, they actually have championships in the 2010’s. Academics wise on that list UGA is by itself, Clemson would be behind FSU and then well ahead of the others. They also have a strong honors program.
  13. This is the epitome of a spoiled dog. I taught my dog well (the second one waiting patiently), my wife didn’t do so well with training hers. He gets more leeway than the kids at this point.
  14. We know several kids at Wash U, ours considered it but ended up wanting big school, football, etc. Only downside is it’s in St Louis which isn’t the greatest “big” city to be in by any stretch, but it has some really nice communities within the City. The Forest Park area where the school borders up to is one of those communities to be in. You also aren’t very far from the new soccer stadium and plenty of other things to do.
  15. You have to be about the strangest person on this site at this point. The shit you over react to is mind boggling.
  16. We liked Clemson a lot more than South Carolina when we looked at them. Clemson also had a really strong honors program if that makes any difference. She got a pretty good offer from them, but GA had always been number 1 on her list and we agreed to pay the bill if she got accepted.
  17. Oldest is a freshman at UGA this fall. She has had a great experience so far. Comparing with other schools that her friends are at TN, MS, Aub, LSU, etc, the school/clubs have put a lot more effort into getting kids connected. She walked in knowing 2 people on campus and feels right at home at this point. It has its issues like the homeless population taking over downtown, parking issues, etc but she couldn’t be happier with her decision at this point.
  18. I don’t know the TX numbers, but the other state schools we looked at are enrolling more out of state kids now than in the past as a percentage. They are focusing on higher quality out of state to the detriment of non high performing local kids which may or may not be a positive depending on perspective. Should they cater to in state kids or shoot for the best of the best no matter where they come from?
  19. If you are driving on I40 and want Gus’ stop by the original in Mason. There is no reason to go to Memphis when you can hit that location.
  20. There isn’t much of anything can’t miss along that drive but there are plenty of tourist traps. I’ve driven most of it many times and live pretty much right in the middle of it. KY, you can stop and hit parts of the bourbon trail near I-65 or just go visit liquor stores, go by Churchill Downs, or hit Mammoth Caves. TN, you have Nashville and Memphis. AR, they redid the waterfront in Little Rock so there are some decent bars. You always have the bath houses in Hot Springs if it’s your thing.
  21. As much shit as he gets, I like having live shows to listen to. They are repetitive and they go back to the same well over and over, but I’m still going to listen if I’m in my car. I wasn’t a fan of the old version of the show, the over the top stuff never appealed to me. It’s going to suck when he hangs it up, because I haven’t found another show that replaces this one.
  22. This is one place where I will say UGA did it right. The entire rush process was run from their student center. You went there every morning and then everyone was taken by bus to the houses they were visiting that day. The entire rush process ran that way until after bid day was complete. They also grouped everyone by floor the first couple of days, so even if you didn’t all visit the same houses round one you were with at least some others on the floor at each house. Their houses are off campus although no more than a mile, but it kept 2000 17/18 year old girls from wandering through neighborhoods while they learned where to go.
  23. For those going out of state to a state school especially, make sure you and your kid are prepared for some hard times at the beginning no matter how independent they were/are. Oldest started two weeks ago and that first week or so was tough. She knew 2 other people on campus going in and was getting bombarded with things from her friends showing them in big groups together and having fun. There were more than a few times of rethinking her choices in life. She got through rush, classes started, and she remembered why she went there and it has gotten much better.
  24. Same issue I had, you can list them on StubHub. You just have to fill out the ticket information and then you transfer them to the seller from SeatGeek directly after they sell. When you list them it will ask where the tickets are held. People complain about the ticketing companies, but SeatGeek is a real piece of junk. It took digging through all sorts of links and chatbots to get to a phone number to call them.
  25. One of mine got an Escape the other got a Honda HRV. Both have done well for what they needed. They have held up well, are easy to park, are okay to drive on the interstates when they are going to visit friends at other colleges, etc. Dropped the oldest off at college last week. It has been a little tougher than I expected. She was my kid, so she was always available to go do something, eat something, try something, etc that her mom/sister had no interest in. She also had a constant group in the house daily so we have gone from feeding 5-7 every night down to 3. I’m good with it and was ready for her to go to college, but it’s definitely different and much quieter.
