It’s like we conducted an experiment experiment on Meechaiel Criner. Let’s take a kid with complex of serious mental illnesses and cognitive dysfunction, have their family abandon them, run them through through the foster system, subject them to years of physical and sexual abuse from peers, family, and authority figures, give them drugs, and turn them loose on the streets.

What will happen next, other than @crash_davis calling this person human garbage?

They'll become the next coach of aggy and make $77MM for not doing their job?

@PvilleStang how do you deduct your time from your taxes, or was that a figure of speech?

    CPAs are worth the money!

I own 23 rental properties in Texas and live out of state.  I’ve been at this for about 15 years.  I have a professional management company that charges 8% of the rent, 50% of a month to place a tenant.  I feel like they pay for themselves in increased rent alone (over what I would get not having the marketing tools they have).  The comments above about cheaper repairs are spot on.  They also have in-house services that can handle things like evictions, dead tenants, etc for you.  On top of that, they do your cash flow accounting work for you.  Management fees are deductible business expenses.   I wouldn’t dream of trying to manage these properties myself anymore as I work full-time, have kids and waste a lot of time bitching about Texas football on Surly.

Luckily, my wife works in MFH so she knows how to set rents and get it occupied.  The fees really do eat into the funds, so we feel very lucky that we can do this stuff on my own.  Again, I'm pretty anal with who I let mess with my properties, I don't like contractors coming onsite and doing a quick fix that costs more money than me doing it the right way.

Updated story. Machete swinging maniacs name is Ashton Kaine Talley. Anyway to find out how many times this dude has been "processed" through the system? Wish the cops would've just shot this motherfucker. One less asshole for us in Austin to have to worry about.

Seems to be his first run-in with APD:

1st is evading arrest.  Second is agg assult with a deadly weapon.  Third is agg assult with bodily injury.

  4. Don't post about how you're encouraging people to take a walk on the Hike & Bike trail when less than 24 hours prior to that, some kid almost lost his arm to a machete attack.  Also, this happened IN YOUR DISTRICT.

It's about the same as encouraging people to go grab a froyo the day after the yogurt shop murders.

this has probably been brought up a time or dozen and since our search feature is so awesome I can't look it up: why when you try to change your search string in the gif generator does it make the menu disappear? Is it just me?

It's not specific to Surly.  It does it on almost every site that uses that integration.  Microsoft Teams, too.

  7. Wife and I manage 3 units ourselves.  She's the numbers guru and deals with getting the tenants and setting rents.  I will tell you, buying right now in Austin for a rental is a huge PITA.  You can get 5% on T-Bills, or make 3-4% ROI on renting a unit you purchase OUTRIGHT.  If you mortgage it, you're lucky to break even right now in the market.

That said, we've had better luck not using a management company, rather doing it mom-and-pop style.  We use Zillow to post our rentals, which will propagate out to several other sites without having to post to MLS, and do our due diligence on the applicants (background checks through 3rd party websites, a little google stalking, etc.)  I'm very hands-on with the maintenance, and tend to solve most issues without calling in pros to fix (HVAC, plumbing, most basic maintenance issues, etc.)  $75 / month doesn't seem like much, but that's nearly a grand a year going to another company.  My time and mileage can be deducted from taxes, making it worth it in the end.

On the tenant side, we've been mostly lucky.  Had two bad tenants in the past.  One was a single mom who trashed the house on the way out.  Her son punched at least 10 holes in the walls of the house, was smoking weed on the roof in the back and disposing of his joints in the gutters before his mom could see.  He even managed to spray paint our private property that was stored on site which pissed me off to no end.  The other one has had some financial issues but really works to get the rent paid, but had to move out early.  She's left the unit pretty trashed so far (although she's not 100% out), and is likely going to cost us during the turn-around.

My biggest recommendation going forward is to plan for 1-2 months a year for the property to sit vacant (move-out, turn-around, new tenant). If you can afford the 2 months out of commission, and can do a lot of the maintenance yourself, it's a good investment.  And always plan for the county to screw you hard every year on tax increases, because you have no homestead to cover your ass.  I'm hoping the years of 20% valuation increases are a thing of the past, but we bought our last property and were making well over the 1% rule, but with rents stagnant and property values still climbing, we're at a 2/3% rent to home value currently.

for avoidance of doubt, this data shows aggy to be the #4 gameday revenue generator when half of their games are half-empty by halftime

those left behind must be consuming a metric fuckton of concessions

5th*.  And that doesn't include USC, or Notre Dame, or several other big private schools that probably out-do those clowns.

Because if we shoot in self defense a homeless dickhead, the DA may still prosecute. We will prob get off, but we'll still spend ten's of thousands paying lawyers to keep us from jail. But the DA will let the homeless go through the judicial system's revolving door.

I'd be surprised as fuck if this machete swinging nutjob sees any jail time. But his victim is going to spend $1000s, probably 10s of thousands in medical bills and rehab, and may have lifetime physical issues added to the mental stress.

I mean, if I'm going to spend $10,000+ either way, I'd prefer lawyer bills rather than medical bills.  Better to be judged by 12 than carried by 6.

All this machete swinging dude probably needed was a warm place to sleep.

If I'm an hispanic man, no way in hell am I attacking a 19 year old white male wielding a machete. That's one step away from a white boy with an AR 15.
