  1. ...and somewhere in that wild scenario, the buyer's agent never shared this conflict with their clients over an opportunity to make up for the lost commssion at closing, but instead remained mum and lost the deal for their client? Sounds like a bunch of bullshit, but now that this lesson has been learned, the client has enough motivation to tell their agent to fuck off and buy without representation altogether. In a sellers' market, that seems like the route to me. Or maybe this agent is woefully behind the times and realizes they need to :checks bootstraps: and find more sellable inventory while trying a more honest approach with his/her clients on future buyer representation. We're not exactly in an extreme sellers' market anymore; the story above already hints at challenges to find qualified buyers, but at the same time, the number of NEW SFHs for sale has risen to 477,000, the highest level since the 2008 Financial Crisis, so read the tea leaves.
  2. Lower rates aren't going to address house price appreciation of 44% from 2018. That shit is entrenched from 12-month trailing comps and the next dipshit buyer bidding over list, leveraging their iBuyer service, or using it as a vehicle to park liquidity while AirBnB or rent-seeking for the next generation.
  3. And if their dividend yield is substantial... and not likely to be fucked with.
  4. All that and the DNT is about to start expansion into Prosper and Celina, so the whole southbound commute through Frisco will be permafucked. https://www.wfaa.com/article/news/local/dallas-north-tollway-extending-prosper-celina/287-b595c6c7-d1f5-4dcf-b83c-3d32163d7145 I didn't realize you're so close to me-- I'm in Castle Hills and can't imagine living any further north than you but I'm already worn out of DFW and searching for communities out of the state.
  5. I'm in Dallas and have been quoted $85/LF for 6" board-on-board red cedar. Getting fancy with a top cap and all, but I'm looking at $20K to replace a 6' builder's grade cedar fence with a new 8'.
  6. I can't ever AirBnB out of principle-- SFHs should be occupied by families, not leveraged as speculative assets. Doesn't help that AirBnB is a shill organization while LLPAs, insurance, and property taxes make it a non-starter now. The fuck I'm going to subsidize someone else's investment.
  7. I owned a first-gen CTS-V for a couple years and found it sexy at the time, with its slab-sided creases, subtly flared fender arches, and straight-edged sheetmetal. At that time, automakers were just starting to depart from the "bubble car" styling and only the much more expensive Germans competed. It was also fun that the CTS-V was only available in the ZF 6-speed manual.
  8. RSQ8 is my replacement for the S6, I'm planning to move to a climate better suited for something slightly more SUV-like.
  9. Settings --> WiFi, then examine your SSIDs. Do you have multiple SSIDs configured and do they belong to an AP Group? Recent versions of UI's Network Manager now has a "Radio Manager" option on the left side, where you allocate AP devices, band segmentation, and AP Groups. Things have probably shuffled around a bit (if you updated recently) and you'll may need to re-enable to reconfigure the APs.
  10. You mean to tell me those PPP loans grants weren't intended for real estate and Porsches?
  11. Penix still looks like he could break in two just dropping back
  12. No, he's one and done with Penix and his DC he brought in from his past job.
