While I'm a big "don't try to time the market guy" when it comes to the stock market, I'd hope you can see that your "yesterday and today is the best time to buy a home" doesn't compute with your "it's not always an appreciating asset" statement in the face of a fed that told everyone for the last year they are inflicting pain on borrowers. If you are attempting to sell homes today at a 350k price now, while believing a recession is within a year from now and take that homes value with it, you aren't being forward with your client.

The conditions in your industry are not reflective of the country. You have kids you have to feed. You have multiple car notes you need to pay. You have multiple mortgages, if I’m not mistaken. That’s a much bigger spending problem than someone who has a couple grand in credit card debt because all of those are long term.

It's a Midwest city, you'll have plenty of fun, people will be nice, winter will suck, there will be a random drunk comment that could be taken sideways, but you will have enough money saved in 5 years to go wherever you truly want to be. There will be comments about nothing to do in Omaha, but those kinds of people who can't find hobbies in a metro area of 1 million people need constant stimulation and probably haven't read a book in years. I've been to Omaha three times and have loved it every time, but that's because college World Series.

  16. Finished the Cantrill course, and then got the Udemy course from Stephane Maarek. Have gone through 90% of his course in the last month with just a section on VPC left. Will be taking the practice tests on both courses before possibly getting more from Tutorial Dojo. Hoping to take/pass test before Nov 15th
  17. After winning, I think he suppresses the last yelps of a hurt dog, Houston Republicans, more than any other person. With them content, that leaves the carnival barkers behind and able to get policy done. He’s not a DC guy and doesn’t have to defend any outlandish votes, and has been intimately involved in state decision making for 50 years representing Houston. City council is currently 11-5 Democrat, with 2 of those 5 Republicans somehow elected at large. This idea he comes out as a Republican after the election to “run” the city government in the minority party is laughable to me especially if he’s staring down a 13-3 disadvantage. I’ll probably come back to this, but when you’re the Democratic architect of criminal justice reform in a state that hasn’t had a Dem majority in 30 years it blunts some of the biggest criticisms you’ll get from opposition.

  19. I’ve always had chili with beans and potatoes. But it always put a layer of Fritos and add jalapeño and shredded cheese. All the old timers in my family are Czech and that’s how they always made it.
