  1. Decent chance we are better next year than this year. Lb should be better by virtue of getting older. Edge should be better for the same reason. DT a step back but not as much as everyone thinks. If Taaffe comes back and Williams is healthy we will have 4 guys at safety that will be really good. Guilbeuaux a year older and in his contract year. I think Manny will be fine to really good. Maybe he takes a step and is elite. I’d like to see a couple corners come in the portal but they might already be on campus. If Terry had a Simmons like freshman season things get really interesting. Also, I expect every team on our schedule to be more or less dogshit offensively next year except maybe Florida, so… the defense will be elite level fine in all likelihood. Like, top 5 defense again by the numbers in the game. Really only spot we are glaringly lacking that absolutely needs to be filled in the portal in my opinion is WR1. We need a stud.
  2. I had a couple people connected tell me he might be the dumbest motherfucker to ever don the orange and white and diplomatically posted something like that during fall camp and said adjust expectations accordingly. Not OKG. Then he started strong and I thought my guy got it wrong. Nope.
  3. I work on commission. I have an average per deal I get. I don’t charge 5X for a 200k loan compared to what I would a 1M loan. This is absurd and stupid. now, you could make the argument that there is more work involved in being an ncaa agent because there’s no draft and 130 potential landing spots and I’d listen and probably agree, but that’s not a 4 or 5X proposition in any rational world. now- if they are talking about getting them real legit endorsements the number in the pros is much higher than 3 or 4%. When I was looking at trying to be an agent out of law school the going rate was something like 15 or 20% if the guy brought the player an endorsement? Something like that. Definitely a different scale than working out contract details on a FA deal.
  4. This this this this this. it’s disgraceful and shameful. Revisions down 20 of the last 21 (maybe 22) months. the 850k jobs that went poof last summer? . It’s so gross and disgusting the bullshit either lies or incompetence that’s come out of the BLS the last 2 or 3 years. It’s actively fucking over buyers and distorting the market.
  5. 15-22 year olds and seasonal revisions. We actually had -82k before seasonal adjustments.
  6. I’m 80 minutes out on the road. When we gonna buttfuck this party?
  7. Yes. My pleasure. This community has been great to me, I’m happy to give back.
  8. Sitting on 9-0 right now. If I’d have known I’d be 9-0 at this point in time I’d have picked Ohio state over Domers in the final. Can I change my pick?
  9. Left to pick if you want to win 2 to the title game: @conVINCEd, @Nueces River Rat, @Gut Wagon, @FloridaHorn, @satyanash, @Texasborn91 @Gut Wagon gets 3 choices. I’m changing my Ohio state winning prediction to Texas 28 Ohio state 20. Texas 444 yards. anyone else want to change they are more than welcome to before kick time.
  10. My man. looks like we will hit 5 first before there’s any more resistance and technical pressure pushing it down.
  11. Sure. And if he doesn’t or dies or peace’s out or whatever you can end up with a mess. There’s a reason that very few title companies and attorneys love doing this. What would I know about it I only own a title company and practice as a real estate attorney. The point I’m making is it isn’t a risk free transaction. As an added bonus there’s always the chance if you title the house to you the old mortgage company calls the note due and full with an acceleration clause for transferring title without paying off the mortgage according to the terms of the deed of trust. The point was it’s not a clean transaction and many sellers and real estate professionals have zero interest in facilitating this transaction for you. I’ve probably done a dozen to 20 of these during my career. I’ve only handled (either personally or through my company 10k plus closings in my career and I’ve done less than 20, which was my point in saying the odds were against him being able to set something like that up.
  12. Good luck. The lender doesn't want to do it for obvious reasons (why carry that paper at 3 when they don't have to. The seller is going to want you to make sure that you pay the mortgage so they are going to want it out of their name (and you are going to have to pay them the delta between what you are taking over v the sales price), and your term will be sort of jacked up. Now- there are people who are not doing mortgages assumptions with the actual company that holds the mortgage, and just doing a wrap, but then you have to trust the seller to actually pay the mortgage or the home gets foreclosed upon, and you still have the issue of cash differential between sales price and mortgaged amount. 2024 saw 4.62M home sales. The FHA and the VA both had record years for assumptions at over 5,000! Many lenders (that will allow for them) take over 100 days to figure out how to get them done- 45 seems to be rocking and rolling. Maybe your seller wants the hassle that goes with that. Also- note only FHA, VA and USDA loans are set up to be assumable, typically conventional loans are not- but I have seen an odd one here or there advertised- that would be servicer dependent- but go back to the second sentence in my post with "lenders don't want to do it for obvious reasons". Do you have to do a contingent offer? With a 2.85% mortgage in Dallas is that a house that will cash flow and makes sense to keep as a rental?
  13. The family that’s less than an hours drive from their religions most renown school loves that school? no wai 😉
  14. They better. The sec is populated by not only dipshits but also pussies.
  15. An argument I’ve always made with people on cloak who think we can get there by cutting “waste fraud and abuse” and an argument I’ve had with folks on both sides of the aisle. that was a 5 year old argument- it’s possible there’s been enough boondoggle growth with the COVID and then BBB and green new deal stuff (1T bills are lots of money) that it might start adding up to real numbers, but on balance I’m skeptical. What would a 25% reduction in Fed head count do to total spending side now? And sending back any money not currently spent on some of those bills? I have no idea.
  16. You get another prediction if you want it since you won twice.
  17. I mean- we will see. They are talking a big game. I’m skeptical but believe it could happen.
  18. Lole probably better. Yeah/ both under bolden, Connor, Gbenda and Holmes category.
  19. Sark is a slapdick so we will get better. It’s known.
  20. I had faith in those guys. I’m. It some optimist by nature, I’m more contrarian, so let me do so again… I’d obviously like 2 more starting caliber DT, but with what we have on campus we will be better on defense next year than we are this year, even losing 4 quality DT’s 3 of them possibly to the nfl, and a Thorpe award winner. Unless Taaffe goes pro. Then we are doomed. But seriously, we will add and it will be great, and even if we don’t we will still have a defense plenty good enough to buttfuck everyone on our schedule next year.
  21. I was being sarcastic. I believe Bobby B. He’s gone to the nfl.
  22. Sorry @Fico also with 2 wins.
