  1. Murfree and Whitley being ready to go at the big league level around September 1 could hopefully give the 4 guys who have pitched a shitload this year some time to refresh before the playoffs. If we keep winning.
  2. Had fun. Did a normal type episode of an hour and 10 or so and then added on a Spencer Arrighetti deep dive starting at the hour and 10 mark. Listen to one part, both or tell em it sucks
  3. It’s not. There is no silver lining here. And then, there were 3. Two of them on the light side. Colin Page might well get some carries this year.
  4. He has been so good he has 100% approval on the surly thread. I think that virtually unprecedented.
  5. I have two free tickets to the game on Monday the 19th against the Red Sox. PM me if you want them.
  6. At MMP? Almost surely. A place with a big yard? Maybe Yordan has to DH...
  7. I screw that up in a different way every time. him. I think he’s probably actually good. We will see.
  8. Yeah. I think Ort is fine. this bullpen gets really good when it’s as follows (in order of appearance imo:) Hader Abreu Presley Scott Ort whitley mumfree paired with 6 man rotation when JV gets back. Good luck fuckers. It won’t happen, but a girl can dream.
  9. My Whitley stock looking good on the penny exchange. he’s not apparently in their plans. Turd Ferguson got to get those leverage innings.
  10. I’d call Whitley up and Mumfree when he gets healthy and if either of them were fine I’d find a 15 day “injury” for Abreu. He’s on pace to throw like 75 or 80 times.
  11. Ort can stay.
  12. Espada is such a dick head. And Dana is for bringing this flaming garbage onto the roster. we could be reveling in the magnificence of Whitley right now.
  13. Jose Jose Jose Jose Jose Jose. You know the beat.
  14. I would think so, sure. Seller's money they can enter into any kind of listing agreement they want (not all listings are at 6% for example). That wouldn't solve any problem of buyer owing his agent whatever buyer agreed to though.
  15. Fuckers. Logged on looking to laugh at them after a night drinking and find that they came back with 3 in the 9th. Fuck that shit.
  16. As a seller there is almost no way I would want to work with a DIY buyer. As a buyer I know I would never work with a DIY seller. The amount of shit that can get fucked up is staggering, and I'd rather just pay for someone else to have professional representation so I know that it's not going to be a shit show. You can tell a lot about agents by the way they handle themselves and submit offers etc. I have absolutely shit canned offers before b/c the agent is a mess and I didn't want to deal with it.
  17. I don't expect, in all but the hottest of seller markets, that the buyer is ever going to end up paying hardly anything in commission. If a seller wants to pay no buyer commission buyers agents (or buyers themselves) aren't going to be super keen to look at the property. It's going to sit. They are going to get offers that are 3% less. They are going to get offers from buyer saying "hey- I only have a minimum downpayment- I'm scraping for closing costs- I can pay the list price but I can't pay another 3% in closing costs on top of that because you won't facilitate this transaction for 'reasons'" Everything is obviously negotiable but this whole things seems like a solution in search of a problem, and I'm a guy that thinks 90% of the people that have a real estate license should be fired off into the sun due to gross incompetence, but this thing never made any sense and I doubt it fundamentally changes anything in practical application when it comes down to it. You can't squeeze blood out of a turnip and that's what trying to get an extra 3% from the majority of buyers, at the majority of times, in the majority of places is like trying to do.
  18. Find someone more interested in volume than maximizing every deal. Here's how it works (I'm always super transparent with pricing and how things are): The typical direct lender shop makes 3% per loan amount. The typical broker makes about 2.5% The national average can be found here: https://www.mortgagenewsdaily.com/mbs Now- keep in mind this does NOT include points, and for some reason (people in my industry are idiots and borrowers are ignorant- b/c why wouldn't they be when they do this 5 times in their lifetime) something like 78% of people are paying points when rates are super high and you aren't likely to be in the loan for a long time- my industry should be flogged for that. So- when you look at the national average the likelihood is that has about 2.5% or so in compensation to the broker or in payment to direct lender and cost to run their branch (staff, building, computers, software etc). I typically work for 2%, b/c I have almost no overhead. And by working for 2% I'm going to be better than the national average. If a client comes from a place like Surly, has good credit, is doing a refinance, and is someone I want to have in my database and mailing list I'm willing to do a deal for less than that- if the time makes sense. Refi's are typically easy- if you are refinancing your own client you probably already have most of their shit and just have to get some stuff updated. I'd rather do this 4 or 5 times while they walk down the staircase (always free to the customer) and make 1 point at a time than do it once and have the customer feel bad a year from now when it's time to go again. So- I work for less than normal and use the rest to pay all the closing costs. And I will do it over and over and over again, b/c it's good for the customer (who doesn't like free money) it's good for my staff, and I'd rather have all of 5 grapes than a sliver of a watermelon. If you want this free refinance feel free to reach out. WE do them all the time.
  19. Durant will make it 13. We got anyone else looking to medal between here and there?
  20. You got any tickets like Tuscaloosa? I’m on the fence- was going to take my 9 year old then thought- fuck that shit- that will be way too much money and she can go to the ULM game basically for free and we will go to the indoor water park and skip school on Friday. Thinking of making this a game time decision but yall doing something like this makes it more likely.
  21. I’ve given up on Whitley ever being a part of this organization. They’d rather dumpster dive for shitheads that Yankees fans throw parades for when leaving than just call him up and give him a reasonable shot. Whatever.
  22. If it’s not a gimmick and the lender is going to pay all the title fees, appraisal fees, processing fees such that it doesn’t cost you any money just do it now- now is always the best time to get free money, you can never go broke taking a profit, and you can go back to the well and do it again in 6 months or a year or whatever. Don’t try to time the market, just do it every time it makes sense and doesn’t cost you any money.
  23. Too High: Georgia Too low: Texas
  24. Just got a reprice for the worse. Apparently manufacturing wasn't the clusterfuck people were expecting. Some sort of gossip going around that they were going to do a rate cut in between meetings that got squashed by that (I don't think they were ever doing the intermeeting rate cut). It's going lower though, I think the path is beyond obvious from here....Just a matter of when. I put some people in on a rate that started with a 5 the other day- which was nice. What- 2.5 or 3 months ago it was 7?
  25. For fucks sake- mbs down 4 bips so far this morning (up means rates getting lower with mbs, down means rates getting higher with mbs). It usually means 10 year going down means mbs going up and rates going down- but not always. 10 points in the 10 year should be something g like mbs going up 50-75 points and rates shooting down .15-.20. Not so far today.
