  1. Harris County here. They hit me with a 10.5% increase. I uploaded some comps and photos showing that the house will need foundation work eventually and they just came back with an online offer of 2.6% increase. Y'all think I should take that? Honestly I think we should be flat or even down a little bit given the market in the neighborhood, but I doubt they'll see it that way. I'm leaning toward taking it.

  4. I tend to go for a simpler, more classic look. My two current auto watches are an Aqua Terra and a Stowa Marine. I tend to be biased toward brands with a significant watchmaking history. I've had my eye on an IWC Pilot lately, but also thinking about getting something less expensive now and then something else in a year or so. Hence the post. Nomos is a great suggestion, I love their aesthetic. I also like that Horage in your 2nd post, but not as familiar with that brand. That probably gives you an idea of where my head is at.

  6. Oh man. Since I first started getting into tequila about a year ago, I've read a shitload about the additive free thing, and I've definitely got some thoughts. The short answer for me is "yes". For me personally, I want to try everything, but there's just so much out there that that's just not possible. So I do tend to buy AF, almost exclusively in fact. My theory is that it's both a decent indicator of producers that are putting a little more care into their product and using more traditional methods, as well as tending to be smaller producers rather than global behemoths. Those are blanket statements that aren't always true, of course, but the bottom line is that I have to start somewhere. That being said, I find the AF "movement" to be very dogmatic, occasionally to the point of being offputting. I'm talking mostly about the tequila subreddit, which is the only other place that I read/post about tequila. There are quite a few people there (not all, but probably a majority) that subscribe to the belief that additive free necessarily equals good stuff and anything with additives is trash, not worthy of the drain. I have two big problems with that. Number 1, it stifles discussion. That subreddit is boring as fuck, because it's the same 10 blancos being recommended and talked about over and over again. They may as well post a list at the top that says "buy El Tesoro, G4, Ocho, Cascahuin, etc" and shut it down. Novices that come along and say they like Casamigos or whatever get shit on. Questioning the status quo of discussion there gets you shouted down immediately. The even bigger problem I have is that I strongly, strongly suspect that "AF = good, additives = trash" isn't even true. I would bet that there are plenty of tequilas out there that are carefully made by thoughtful people using traditional methods who also happen to use some additives to achieve a certain flavor profile or provide consistency across batches and years. I don't see what's wrong with that, honestly. They're not breaking any rules, it's all right there in the regulations. There are probably also plenty of tequilas on the market that don't use additives, or use them sparingly or only occasionally, that aren't "certified" AF. Just off the top of my head I can think of a handful of reasons why a producer might not be interested in participating.
  7. NFL contracts are basically rocket science to me, but I'm like 95% sure that they can walk away from Cousins after 2025. So Penix understudies for two years (and/or fills in for Cousins in the event of injury) and then they hand him the keys. Then they have two years (plus a 3rd if they pick up his option) to see if he can be the guy. Clearly they believe they are a playoff team with Cousins, meaning a worse pick position in next year's draft. I think the big question is could they have traded down and picked up more assets and still landed Penix. I hadn't seen what @Pam Cummings said about Penix and the Raiders. Only time will tell if this all works out, but IMO you can see what they were thinking. It's way more defensible than Denver's "sign/draft a bunch of guys that suck and hope one of them magically turns good" strategy.
  8. It’s interesting that we’re taking 2 RB every cycle. We’ve built up quite a stable (backlog?), especially since RBs can usually play pretty early.

  13. I think it's a lot more complicated than "we really need player X and it's going to cost $Y, can we do that?" Going out and getting one guy for big money has the potential to be very awkward in the locker room, and that has to be managed as well. Especially if that player is not a QB.
  14. I dug back through the thread a little bit and Bobby/Gerry had said that we would have interest in Derrick Harmon out of Michigan State if Williams ended up elsewhere. He's a pure mercenary - entered the portal in December, Sparty scrambled to put together an NIL deal to keep him, but he re-entered this spring anyway. He grades out well on PFF for what that's worth.   16. Time for me to re-up. Where do we think prices are going to go? They appear to be on the high side right now. Should I lock in the lowest long-term price I can find, or pay a little extra to get a low cancellation fee? On PtC, Chariot has a 36-month plan with a $49 cancellation fee, which seems crazy. The per kWh price is a little spicy though.

  18. I think I'm more interested in portal CBs than DTs at this point. At least we have a lot of bodies at DT. We're thinner than a 90s supermodel at CB.

  20. Dak should be the #1 fantasy QB this year. Since our running game is going to average 2.5 ypc, he’ll be forced to throw it 50 times a game.
  21. Baton Rouge is a 3rd world shithole but I’m pretty sure even they have video recording and playback technology.
