  5. Its been out for about a year on Stadia. Super fun game…my son and I have enjoyed trying to fend off the horde. Excited that they are opening it up to other platforms….and hopeful for cross play.
  6. Hey man - first and foremost, I didn't mean to target anyone or disrespect your line of work. I have really appreciated reading your perspectives on the forums, and I didn't mean to come off as ungrateful. That said, I stand by my comments based on my personal experiences...which is to say that I've met more realtors which didn't really seem to be putting the pieces together, while a select few shine brightly above the rest. Perhaps I stated it too strongly. I'm 100% on board with letting the market play out. This is the way. I just wish more realtors would simply say that, instead of "we should list your house at x because every house in your neighborhood (in the past 12 months) has sold for y / sqft". I am admittedly simplifying that a tad (a lot), but it feels like I've heard that story more often than not...and not just from the folks we have worked with. I'd love to hear how you go about valuations, tracking the rate of change, or if you just simply find a strong baseline and let the market speak. Sounds like you put in some significant elbow grease into the numbers and are confident that it impacts the outcome. Maybe I expect too much from a realtor. Maybe I've had shit luck finding good ones and need to evaluate my sources. We've actually enjoyed keeping up with Redfin. They have pretty recent updates once contracts close...not sure how they get the data so quick, but they seem to be ahead of the MLS. We have fact-checked about 10-12 local homes in our neighborhood, and they have been dead on! That doesn't mean all of them are, but it gives me some confidence in their data. If you have other recommendations for sources of data, please share for the idiots.

  8. Fuck that. Most of the realtors I've encountered are fucking morons. I've learned to trust a select few, but have met WAY TOO MANY that simply pull comps - and then try to sell you on some rudimentary logic. Unworthy simpletons not willing to do any real work to come up with a compelling valuation / strategy. You'd be better off pulling "listed vs sold" prices off Redfin, model the rate of change over the past 6 months and build your own spreadsheet / projections. EDIT: It's possible I've just had some bad luck with folks, or am a bit too analytical and expect the same. We had a neighbor that genuinely thought her home was only worth about $415K a month ago. Old Milwood area and no updates to the home (it's mostly original early 80s). Her agent (also an investor / broker) recommended she spend over $15K to upgrade a few things in the house to try and get an extra $30K. Sounds logic, if the world worked that way anymore. They have a friend who has a friend that wants to move to Austin from Nashville, asked for pictures. Family offered $560K, with expectation to completely remodel the home (~$125K worth) before they move in. My point is that a lot of realtors just aren't able to mentally shift their perspective based on what's happening today, and owners aren't either. As was said above, I would have let the market dictate the value. I'm still waiting for someone to list their home for $1, Ebay style. Also, WTF. I'm starting to get offended that I'm not receiving any letters in the mail about my house.

  11. New to the NFT talk. A fee questions that came up for me while reading this thread: 1. Where does the porn industry sit on NFTs? 2. Apparently unique art can be packaged as an NFT, but can the owner then license it broadly for viewing / use? (I am imagining a rolling art catalogue on my flat screen, which I pay subscriptions to view - in lieu of a large one time fee). Or, are they limited to a one time sale? I would be much more interested in NFTs if I can extract long term value from them. 3. What resources are recommended to get an old guy up to speed on this shit? Thx Surly.

  19. Apologies if this is duplicate...but felt the need to share. This is a great opportunity to volunteer, and get a vaccine. My wife and I both did this last week and they work you pretty hard. It's clear to me that they could not distribute the 3k vaccines daily without the ~100 volunteers...and as an added gesture, they give the volunteers a shot to reward the hard work and to keep the machine going. If you can make the time, I highly recommend it. They release each week's available signup on Saturdays at 5pm. If interested, you need to be online at 4:55 and refreshing at a rapid pace.   20. Roger. My Form 1 (sbir) was roughly the same as my Form 4s...no discernible difference. Not certain if that is true for all or if the processes have changed since I got mine. No experience with a home built, but I wouldn’t mess with it. The designs are getting pretty sophisticated now...curious how you could even get close to the precision of the build dimensions at home without some serious cnc machinery and TIG with jigs. YMMV.

  23. No love for the Black Pumas at ACL? Fucking rocked it! I enjoyed all of the performances yesterday...lots of passion from the artists. I'm a big fan of Yo Yo Ma and that guy slayed the Cello last night. Fun to watch!
  24. Does anyone remember Midnight Tacos in Austin, circa 96? We used to have them come to our apartment on West Campus and it was amazing after a night of debauchery. That company was ahead of their fucking time!
