We had family friends that bought a house on the lake in Flat Creek cove/Travis Oaks area after the big 1991 flood. The previous owners were fed up with it and our friends got a great deal on it. It seems like the lake got into that house again a couple of times after they owned it too. Being out there in normal times it just seems impossible there could be enough water to get up that high. eta - just texted him and he said the top of their slab is at 684.

This is shocking to me too. The market is just shrugging off incredibly destructive economic policies because they think POTUS is full of shit. Even the baseline 10% across the board tariffs from the initial crawl-down from Liberation Day would be painful to the economy, but this current round of insanity doesn't move the needle at all?

I was down there last week and can confirm there is a lot of inventory at the moment. In Pirate's Beach sellers are still delusional on list prices, but some of the houses closer to the beach move. The other factor is the beach erosion on the west end of the island. There are a couple of front row houses listed that are one decent storm surge away from having no driveway and the back porch pilings being in the beach. This one has no pictures of the outside of the house in the listing for a reason: https://www.har.com/homedetail/4227-ghost-crab-ln-galveston-tx-77554/7799355 I don't know how anyone pays this much for a house that is a dice roll away from being condemned. 4229 was rumored to be Beyonce's mom's house and it's no longer there. -
It's a handy tool for sure. I used one a ton on a retaining wall project when we had to bust up the old sacks of concrete where the tractor grapple couldn't get on them. Getting blisters through gloves is no bueno.

I've heard so many different names for this tool from various cowboys and workers - a big Awl, an Asp, Breaker-bar, pry bar, etc. I've never heard it referred to as a San Angelo bar before, but I'm going to keep calling it an Awl.

Brilliant. I never thought to do that. I'll put it in cleaning mode and then unplug it so the wand stays out. But yea, something else wonky is going on too. I don't know why it would yeet water across the room when the wand self cleans, but I can just leave that disabled if I can get the pressure back up. Thank you!

I cleaned out the filter and it helped with the pressure, but the wand is still acting funky. I had to turn off the self cleaning function because it sprayed water across the room onto the floor after I fired it back up. 😒 Did you just soak your filter in vinegar or how else did you use it?

Sad day in TRW household as after 8 years my Toto Washlet appears to be on the fritz. It started to glitch out a few weeks ago and would misfire during the self cleaning mode and spray water on the floor. Then this week I noticed that it started to deploy inconsistently and now pressure is almost gone unless I crank it up to enema mode. I think the hard east Texas water has gummed up the internals to the point where buildup is blocking the flow. Has anyone else had this problem? I'm going to make a last ditch effort to take it apart and soak the filter in vinegar to see if that fixes it, but I might be in the market for another Toto soon.
