If it's a strong seller's market, there should be plenty of cash buyers out there. Not a lot of need to worry about appraisal.

This. Honestly, if she wants a sedan, just get a model 3.
Agreed. The Model S is getting long in the tooth. It's getting so old that it's beginning to look like a Crown Vic.

Upon reading the OP, my thought was "I'll bet dumpsters in TX are cheaper than out here". Upon reading ROFL's post, 'WHAT THE FUCKING FUCK THAT'S STUPID EXPENSIVE FOR A DUMPSTER!!!
Actually, it's only a bit higher that out here. I've found that calling a craigslist guy is cheaper. Two mexicans with a POS Chevy truck and an old trailer with bald tires show up, load everything up, and haul it away for a couple hundred. (at least that's my experience) Much better deal than a dumpster. Try that.
This. I posted a junk haul away job on Thumbtack last year. Within 30 minutes, there was a dude at my house with a truck and trailer. Filled that thing up with all the junk that we had moved into the garage and was out of there. Paid him $150 as I recall.

More recently, companies will be switching to work from home models (hopefully) and will allow people to live wherever they want rather than crowding into cities.
Reliable broadband doesn't exist in rural America.

Let's go ahead and lay off as many people as we can as soon as we can rather than wait for better information and try to limit the damage as much as possible because fuck people, right?
No dumbass, let's take necessary steps to mitigate a budget crisis that everyone has seen coming for months. Layoffs could be prevented if those at the top contributed to cost mitigation early one. If CDC, Tom and Shaka agreed to 20% cuts 90 days ago, how many people's jobs who make a tad less than those guys could be saved? So, yes, those guys are saying fuck people our seven figure income is more important.

UT fiscal year ended 8/31. The timing makes perfect sense.
Because fuck being proactive and fiscally responsible. It's not like anyone could have anticipated this budget crisis four or five months ago, right?

Those cuts appear very light compared to what I've seen in private industry. Not only that, but the private industry cuts took place in March or April. These don't take effect until September or October.

Would see this guy around town when I lived in Phoenix. Once saw him shopping for groceries late at night in my neighborhood Safeway and thought I was on some sort of hidden camera show. He had inherited a bunch of money at some point so he could afford to live as a baby and not have to work.

Home for Sale in S Austin - 4/3 2714 sq ft, over half an acre lot.. (Thad and buddy flip home) - https://www.realtor.com/realestateandhomes-detail/5306-Mc-Carty-Ln_Austin_TX_78749_M89494-20496
Was curious and went back to see if this one was still on the market. Curious to hear what the feedback is for it to have been on the market for several months and taken over a $100k price reduction. From the stories on this board about the Austin market that seems really out of the ordinary.

In Texas, this only works for early voting. On Election Day you have to vote at your precinct voting location. Not sure about rules in other states.
Perhaps sports should go on a hiatus for several days before Election Day for this very purpose.
Not sure about other counties, but in Harris you can vote at any precinct on Election Day.

It’s quite surprising that it missed the mark with you. Ultimately I don’t think you’re in any of the target demographics. I watched a total of 20 mins between both conventions so I’m gonna have to take your word for it about most of what you said.
I do think it’s interesting that you accuse Rs of being out of touch with reality, but Ds just had an entire convention without, to my understanding, addressing any of the violence/riots/looting in cities. You know, the stuff your preferred media called “mostly peaceful protests”. But, as soon as they get word back from polling or whatever that it’s not going over well, they start half assed denouncements and their media mouthpieces start running interference trying to shift blame elsewhere.
So who is really out of touch with reality?
How can you claim that if you admittedly only watched 10 minutes of the DNC?

Dude is a masochist. There's no way I'd put myself through some sort of Grapes of Wrath tour of America much less three other humans and a dog. I don't know whether to admire the perseverance or feel sorry for all involved.

And you wonder why the under 40 crowd are turning into full-blown socialists. We've been left with little other choice.
That doesn't impact just the under 40 crowd. That impacts every citizen of the country that doesn't die before 2023.

I honestly believe Scott Elder has some sort of mental handicap. Which begs the question, why would you buy a car from him? I guess if you "bring home 400 a week" and wanna drive a 25k car, you're probably on the same level as him.
I don't understand how he has such a large advertising budget. Does anyone actually buy Mitsubishis? I'm not seeing them all over the road.

Seeing trucks with Trump flags and Trump yard signs motivate me even more, not that I needed it, to do whatever I can to get as many Ds elected this year. Hopefully it has the same effect on other sane human beings.

I texted my mom and brothers that Trump was going to win maybe 45 minutes into reporting, hours before the networks started intimating that he had it. They thought I was crazy. The map guy on CNN will give you what you need to figure it out, you just have to walk it out a bit further in your own head. If they wanted to, the networks could give really good analytics and could probably project a winner 30 minutes in, but they're not going to do that, for obvious reasons. I'm pretty sure CNN's map guy knew, he had a couple of "oh shit" moments that I caught, because I was sort of in the middle of my own.
Similar thing here. Was living in AZ last election. Walked into the living room around 4:30 to turn on CNN and start watching the returns. By the time my wife got home from work between 5:30 and 6, I told her it was already over and to settle in for a long night of drinking.

Can we please stop talking about how Trump will try to rig the election, there's nothing anybody can do about it except vote. So shut up and go vote.
Not according to @Wulaw Horn. Your vote doesn't count according to him so don't bother voting. Biden will still win even if no one votes for him. It's magic.

Retired and pussy
And in the 5 years I've been coming here there hasn't been much of a cycle, but yeah I get it. That's part of the reason of renting for months, looking for some sort of bargain.
Just wait. It's coming. Lived in AZ for 17 years and went through two big down cycles. Made good money buying low-ish and selling high-ish (sold last year and moved to TX - could have held and sold this year, but don't like timing market) and making good money both times. Know too many people who have lost their shirts in the RE market. Now is not a buyer's market in AZ, but it's coming.

We did a pick-up from Just GRK during the time of COVID and it was solid. Nothing fancy, but worth the drive from Montrose for a pick-up on a Saturday afternoon.
