  1. Excited for Khruangbin, but fear they’ll be with/backup Leon Bridges and have limited time for their own music.
  2. I have an informal scheduled for Tuesday morning. We are fairly new construction. I successfully protested value during the build which straddled 1/1/22, but HCAD still has us at about 350SF larger than actual. I obtained a SF only appraisal that confirms our correct SF. The plan was pretty much to just argue for a prorata reduction in the improvements value based on the incorrect SF. But, within days of filing my protest, I got an offer for a 4% reduction on the incorrect SF appraisal. So, I got an "appraisal contestation report" from protestingpropertytaxes.com to have comparable sales data based on the correct SF. I am cautiously optimistic for a good result. One note about protestingpropertytaxes.com. They factor in only land and house SF. They do not include or factor in garage and/or porch SF, both of which HCAD includes as individual factors in valuation for the improvements. I assume that is standard - that other CADs do so too. I've now compiled those numbers from HCAD, and the protestingpropertytax.com comps have garages ranging from 432 to 805 SF, and porches ranging from 68 to 572 SF. I'll be pissed if HCAD points that out as reason my comps are not true comps, or that the adjusted value of my comps are not accurate and reliable....

  4. I predict at least 1 less than the aggy spring game. Whoop!
  5. Yes, we need Moore Owens!
  6. We questioned “does the carpet match the drapes?”
  7. The fled to the SEC to get away from Tech….
  8. He’s here a mere 40 years late.
  9. Or, people bail out when they discover almost all are obviously fake, and the few that might be real lack confirming carpet.
  10. Pici - Tuscan pasta, pronounced “peachy.”
  11. No shit. Instead, I’m getting “I don’t do x.”
  12. That’s what I’m looking for! If they have an opening, I’d be pleased to have a referral. I’m in Meyerland.
  13. What is the current rate in Houston for high quality cleaning of a 3400 SF, 3 bedroom, 3.5 bath house? We terminated the crew that was inadequately cleaning for $125 a week, when they showed up..... We have now met with two women who each come highly recommended for quality and reliability, and they each quoted $250. That was a bit shocking, but based on some of the comments above from two years ago, that may not be out of line.

    Wine

I keep the current Wine Enthusiast vintage chart saved as a pdf on my phone. And, for wines I don't know, I use cellartracker (which is what I use to inventory my cellar) for quick quality assessments.
  15. Sadly, there is nothing you can do to prepare your anus for this. But, along with everything else in your gut, this too shall pass.
  16. The NY Bagel Shop and adjacent deli were bought by a catering company 5 years ago. One of the two original partners retired at the time of sale, and the other about two years later. The bagel quality has suffered, but remains the best option in the Hebrew hood.

Everyone knows In My Opinion. But, IMO, that doesn't really fit the context of these posts. Of course, I was too much a pussy to ask myself.... Thanks Milkman.
  18. Do you have any independent sources, or did you just read that on Surly?
  19. And, I know a geography grad doing related work in the pipeline industry.
  20. As it turns out, Seattle and Vancouver has morphed to Seattle, Olympic National Park, and Victoria BC. Will spend a couple of days in Seattle and then head for the Peninsula. Still working out the details, but the current plan is to head to Quinault for two nights (Quinault first afternoon, Hoh Rain Forest and Kalaloch beaches day two), drive to Port Angeles on day three, with stops along the way at Sol Duc Falls and Lake Crescent (Spruce RR/Devil's Punchbowl), Hurricane Ridge/Hill on the fourth morning, with the afternoon still up in the air. One possibility, is to go to a lavender farm in Sequim, but we may be a tad early on lavender bloom. Then, the next morning, take the ferry to Victoria for one night (whale excursion, Butchart Gardens, and the Royal BC Museum), before returning to Port Angeles the sixth evening. The next morning, before heading back to Seattle, the plan is to hit Salt Creek Recreation Area to tide pool during a strong negative (-2) low tide.
  21. Am doing initial planning for family trip (wife and almost 17 year old twins) to Seattle and Vancouver CA in June 2024. There is a long Seattle thread, but I don't see a dedicated Vancouver thread. How many days is optimal for Vancouver? What are recommended sights/activities/excursions/restaurants? Any essential overnight (not day trip) destination?
  22. Am doing initial planning for family trip (wife and almost 17 year old twins) to Seattle and Vancouver in June 2024. I have run through this thread and have noted the suggested Seattle sights/activities/excursions. Very helpful! I'd like to book flights and lodging in the immediate future. How many days total, excluding bookend travel days? How many days should we stay in (or base out of) each city? Any other essential overnight (not day trip) destinations?
  23. “Owning the pubs” in the VP selection is fine, as long as you win. The answer is Taylor Swift.
  24. Too woke. The pure actors have moved to Great American Family.
