  2. From CNBC a sec ago -New home sales up to 698K vs 671K estimate. New home sales based on signed contracts during the month. Median sale price up 2.1% year over year, along with the obvious high interest rates. Incentives and mortgage buydowns. Said most increases in NE and West. I will be curious how the MMI looks. Builders and lenders are two different animals, though clearly symbiotic in nature. I spoke way back about "buyer capitulation" on interest rates, and what might show that would be a rising MMI even against the higher rate? But if new homes are still rising year over year, and that translates to the larger market, prices are going up. If that is the case, then you make up that point you are trying to save in appreciation fairly rapidly.
  3. I meant inflation this week at end. Market surged like a mofo on good inflation data. so I think the number will be a market mover. If the numbers drift up even slightly, does that cause a marked downturn in the market? Or can Trump actually whip the FED lower? Even in the face of challenging inflation data? In that case is stand pat no movement up or down considered a positive or negative? Anyhow likely to be another week that seems like an eternity...   7. Almost nobody puts up $1,000,000 on a W-2. That's why pretending that billionaire income taxes are too high. Because they do not pay income on the vast majority of their income. Most folks that could knock down a $1,000,000 W-2 are business owners, and way too smart to pay taxes like "the little people." The business owner would simply convert the ordinary income into dividend distributions. And turn that regular income into cap gain. Then instead of paying that pesky tax that funds medicare and 12.4% social security, they pay % on cap gains.It's a pretty good deal really. As your cap gain tax on the $500K in dividends is is 15%. Much petter than paying the "little people" employment expenses PLUS income tax. So the answer to your question is not very many people have 7 figure W-2's. Folks that are making $1,000,000 a year as an employee, usually have a lot of comp coming to them in stock options. Which has the same effect as shifting income to a dividend payment rather than W-2. The exception on that million ins W2 income are likely on the East coast in finance, and the west coast in Tech. But if you are working for somebody else in 95% of the country, and hoping to hit that $1,000,000 W2? You probably should have taken your $500K salary and started a business that would produce that same $500K.

  16. If you are concerned about claw back just tell you siblings not to use the money you give them until Christmas. It should all be sorted by then. But this thread reminds me, my Mom passed in August, and one of the best things for me as the primary on everything, was that they had their cremation and end of life stuff in order. I was so happy about this for me that my wife and I did the same thing. Neptune Society was who we used. When my Dad passes the same easy peasy system will be used. It was REALLY nice to simply have the hospice person contact them, and then about the only question I needed to answer was the quantity of death certificates we would need. And Hospice is awesome if you get the right one. Helps a lot with end of life stuff, we as individuals simply do not have much experience with. ANYTHING that keeps a child from the vultures at the funeral home is worth a lot more than the $3500? we paid to take that concern off the table. Sorry for you loss. And I can only imagine the frustration of trying to help your mome. and indirectly siblings with good financial advice, tossed in the circular file. But seems like a split the money, tell SS, Federal government and move on. Or just delay distribution of the money if you have any real concerns, it's in your control.

  19. As a born and bred Oiler Fan I have to watch fucking Tennessee bastardize the memory of my former hometown team. And my newly minted competitive Texans still have a way to climb the mountain. But I have hope! If you are a Cowboys fan what hope do you have? That Jerry dies? Jerry's system is fantastic! He makes most of the big decisions on personnel. He gives record breaking contracts that on a per snap basis have proven to be beyond stupid. But he has the one thing he needs most! A scapegoat! IF 500 coaches could win it all, with Jerry's amazing personnel choices, why the fuck doesn't Jerry just step in for one season and coach the fucking team? Because... that would eliminate his secret genius preservation mechanism. A lack of actual accountability for the teams performance UNLESS it's the obvious genius of picking a team any of 500 coaches can win with! Jerry owning the Cowboys, is the one light that takes the bitterness away from my painful Oiler saga...

  21. That's actually my only hesitation. The KA stuff is apparently NOT that good from a reliability standpoint. I actually like some of the GE profile stuff the best. Interestingly my Dad is actually interesting in the quality and not wanting to buy based on that. AND the one thing that makes me think maybe spend more money is if my Father passed and my Sister and I see how a 30 day plus furnished rental might fare for us? THEN I would really care about reliability! I have no doubt unless the market collapses that the house will sell. But if rates are high, that could hurt my top line number. As JJ says above - I would always spring for a Home Shield Policy as a seller, as it's a cheap safeguard for my moral side, as I never want to screw somebody over, even accidentally. So maybe the shit Kitchen Aid wins out! 😉
  22. The idea is I am going to replace the double oven. I think I could get by with a range oven and a speed micro, convection micro, Advantium or whatever branding you want to call a microwave that can function as an oven. Maybe, but it was my folks full time place. And as somebody who likes to cook and entertain, I (we) use both the double ovens on our range, most anytime we have anyone over. What we like the best is the smaller upper oven, because we can preheat it quickly and perfect pizzas, and roasting vegetables. A LOT more efficient that the full size convection oven. After looking through a bunch of comps at and above price range, I have decided I don't really need to go too big on the oven. As in don't need to drop in a larger 36" unit, as I like my cabinet layout better with the same 30 inch spacing replacing the cooktop and the range. This smaller profile microwave, and the double oven kitchen aid freestanding range (with the elevated control panel) with a re-skin of the dishwasher to stainless steel is probably the cheapest of my choices. Cost breakdown $300 for DW stainless front, $1100 for micro and $2300 for range. $3600 for the look, sounds good from the financial math side right now. ROI
  23. That's like our Profile over range microhood. But with the double oven range we rarely use it as an oven. Unless we are trying to cook some extra casseroles for a big family event on the wife''s side. I am thinking that if I have a built in (likely a drawer) that can operate as a second conventional oven would check that second oven box. Or third oven if a double oven range. I am leaning toward conversion of the Double oven space into some sort of pantry space. Or make a hybrid pantry/ micro-oven space to take advantage of the existing electrical. This is more my second choice if I can't find a good home for an under counter unit. Grays are out, and were never my preference even when they were in. Not enough room for a freestanding tub (but I tried!). Want a microwave that could double as conventional oven as well, preferably under counter unit to free up space for pantry space. Clarify on the "except for badass range? I'm reading as go bigger on the range? Thanks for all input. I will have some time to sit down and lay out some options this week while freezing... assuming the power stays on.
