  2. Telling someone they’re wrong about their costs seems like a losing proposition. I can tell you that professionally I’ve seen costs escalate in an unprecedented way in construction and land costs in Texas. The prices for asphalt, road base, concrete, and even pipe in competitive bids is over 50 percent higher than pre pandemic. Whatever the reason, I’ve seen my fees go from 10 to 12 percent of a project cost to between 6 and 9. And I’ve increased fees substantially. Raw land in BFE is over 60k an acre (saw a quote for Oklahoma, not a metro area, for example on a 50 plus acre parcel). There is so much foreign money pouring in to real estate that it’s mind boggling. A lot from India, China, Dubai, and other places. It’s going to continue to push prices up for a long time. This inflationary cycle is nowhere near being over for housing.

  4. I’m in a similar position, to some extent. I have a very large nest egg and earn a good living and I am worried about the current level of expenses. Cars are unreasonably expensive so I’m maintaining my current ones, but that’s expensive too. Food is expensive. Travel is expensive. College for kids is fucking absurd. So I’m worried even though if someone looked at my position with detached emotion I am probably way too pessimistic. As a result, I keep putting off retirement, even though I am so fucking done I can’t stand it.

  7. I hate LA, and I’ll be there for 2028. My daughter graduates in 2026 but odds are that she or my son will still be in the area. He’s 2028 from San Diego. Either way we’ll find a bunch of events to attend. It won’t be Paris but I’m sure it’ll be a blast.
