    They pour the bottom floor then you do interior framing and subfloor then they frame the top floor and then do the top floor pour so no more than 10-12 feet deep at a time.  Not sure how they ensure no gaps other than gravity certainly will help a lot.

    Re: plumbing. The interior foam is +/- 2" thick, so there's room for your regular water lines. Sewer needs to be cast in, or run through an interior wall, which is better anyway.     That’s it exactly. Great post and explanation. We’ve already cut some interior foam for some of the plumbing drains and the design is such that you don’t need more than that 2 inches of foam.

    Sonogram stud finders will find them and they are perfectly 8 inches on center so measure from an interior corner and you’d have them.

    The entire exterior is full concrete or ICF.  Bottom and top floor.  Yes re air exchanger - she calls it a “makeup air” system. She does that on even her wood stick houses because they are so tight - part of that is Austin regs.  She’s also putting in a dehumidifier.

    there will be a lot of windows upstairs to bring over all R-value down and lots of inside out living so except in extreme heat and cold the house will likely be open.  

    here’s a pic - back half of the bottom floor is below grade.  So yes a walk our basement type design - kids / extra bedrooms floor. Will water proof the concrete.  The enclosed concrete is the water cistern.

    getting into the walls - the plastic framing between the styrofoam does take screws and is fairly reliably 8 inches on center, she will have the full plan on video too but yeah getting into the walls is a bit more involved.  The good news and to stay on topic - freezing pipes will be a non-issue.  And our water supply will be a non-issue too - provided we have power to pump it (which we will).
     

    The engineer/install team did talk to us how contractors are afraid of the system but once they get familiar it can actually be cheaper for the trades.  Traditional framers obviously hate it.

    Yes and door frames.  This company has used all sorts of frames and settled back to wood because that’s what all the installers are used to. Most of the interior framing and subfloors will be wood too so it’s not the only wood.

    All of that and we are in a VF district and no municipal water (i.e. no fire hydrants) and sticks are silly expensive right now.  Hoping to save on insurance too.

  7. I really wish airstream didn’t discriminate against tall people.  Saw a globetrotter on the road headed south on I-75 as we were rolling toward Miami south of Tallahassee and I saw my girlfriend catching a long stare.

  8. Fuck around and find out. On the beach now with 3 other hot lesbians (one is mine full disclosure) ...  stopped to see some friends. Quite nice.  Can’t wait for Wednesday, recon for me and @Brew and our yacht escapades.  @G650 @Viking @Sbbruin @HOOKEM4Still torn on MY or cruising sailing cats ... got time though.   9. Made it to Pensacola Beach from Austin in 12 hours.  Not sure it was 12 of the 18 driving hours probably more like 9 of them. Probably have 10 more to go to get to south beach.   Ate at some crab trap on the beach it was fun though. Our pup was super patient all day and by the time we got there he could smell it all. We walked to the water and he had a great time.  Cover band playing all the pop country and my girlfriend was confused for a second then said oh the Florida panhandle is super country, Alabama, Mississippi, Georgia.  Uh yeah.  Stars out, nice weather, cool place, never been.  Ready for Miami though.  
     

    Starts quickly when we get there boozy happy hour and dinner followed by a boozy Sunday brunch is apparently the plan - thank god club soda and lime looks like a vodka tonic.  
     

    All I can think about is a 65 foot Sunseeker Manhattan Flybridge trip on Wednesday.  Still haven’t booked fishing - might scoot down to islamorada for the day instead.  Might rent a sail boat too. Just not sure yet.  

     

    Love being here though. But someone needs to tell the Zack Brown Band and his myriad of cover bands it’s Pah-con pie not Pee-can pie.  Ha.

  10. My VY baby - born in 2005 and at grandmas house for the Rose Bowl - is a sophomore and 16. He’s more defined by this already than his brothers.  High school where social distancing is contrary to their very existence is the generation that I think will be most effected. My middle schooler just said tonight  it wasn’t that big of a deal for him.

    I’m laughing my ass off at Ted Lasso, but then I’m only 46 and I suck at rating comedy. But those three you mention are fantastic at their craft.

    Sorry to pick on your post, but I've never heard anybody say "Coming to America?...yeah, it was okay."  I just assumed it was one of those rare comedies that everybody agreed was hilarious, just a question of where in your rankings it landed.

    I thought it was funny then and I wouldn’t go out of my way to watch it now, seriously dude. Yeah it was funny when I was 12. I’m 46  now, no it’s not that funny now. Beverly Hills cop 1 and 2 still hold up now though.  Where it lands now? I dunno but at best it’s EM’s 4th or 5th best from that time period. Top 25? Maybe but closer to the bottom than the top of that list.

    the first one was ok.  but by my current standards for comedy not really.  and technically I did not watch the sequel.  I may have made it farther in last nights Oprah interview than in this abomination of a movie.  and to be fair to EM, by current standards I thought he should have one a fucking oscar for Dolemite.  that movie was wickedly great.

    Can’t speak to the Midwest but before I understood what was happening I always thought my life was worthless in February, now I know (here in Austin) just a few more weeks til I can play that Beatles tune, here comes the sun!! It’s March baby! Winter’s over!
