  1. What you said about tideland ownership in Washington is not quite true. Are you sure you own those tidelands? And if you do, do you know where to? Are you to mean low tide or extreme low tide? Do you own a surveyed oyster tract? Tideland ownership in Washington is complicated, which is why most title companies won’t touch them.
  2. Not quite. Tideland ownership in Washington is quite complicated. Most properties own to mean low tide. Other properties go all the way out to extreme low tide. And others follow the original GLO survey lines. Oyster beds below extreme low tide may be private or state, and in most instances are not owned by any of the adjacent upland property owners.   3. Any updated Cincinnati recs? I’ll be there in September for a Reds game and would appreciate food recommendations. For breweries, I’ve already been to Bircus, Braxton, and Rhinegeist, other recommendations are appreciated too.

  5. Malaquite Beach, Padre Island Natl. Seashore. Every two feet along the tide line was a dead foot long fish. That was on Sunday.

  7. I was there back in October. I enjoyed: both breweries in Islamorada: Islamorada and Florida Keys Key Fisheries in Marathon is a good fish shack. Real fun part was that they aerate the water which attracts tarpon, shark, and other fish. Bahia Honda State Park has beautiful waters and is a great place to swim and snorkel. Not much of a beach, but enough for a great time. Waterfront Brewery and First Flight Brewery in Key West. Next time I visit I want to take the tour to Dry Tortugas Natl. Park / Ft. Jefferson.
  8. Great time to visit the Big Island. Been here a few days and most everything is open. But no crowds! The Hawaii Safe Travels program wasn’t too bad other than the $170 charge for the pre-flight test.
  9. Has anyone here been to the Big Island since the pandemic hit? Also, other than Lava Lava, what are some good places around Waikoloa Beach - Mauna Lani area for food and drinks? Any other must see or things in this area?
  10. Why fluff up Wllingham? He was garbage who replaced a garbage “interim” coach. Take away Willingham, that year, and year #1 of Sark and Washington hasn’t had a losing football season since the early/mid 1970’s! If you want to fluff Sark (and let me help you, not a hater when he isn’t shooting tequila and chasing Joey Lake Union waitresses), he is GREAT with QBs. Holy fuck was/is he good. Keith Price ESPN Classic vs. Argee Three good.

  13. Sorry to beat a dead horse but: Ty Willingham and Mark Emmert are garbage. Washington is not a 0-12 program unless you put shit people in important positions. The program didn’t have 0-12 talent on roster.

Tyrone Willingham was dogshit and future top 10 QB draft pick Jake Locker was injured week #1, and his backup was DII talent at best. if you want to fluff up Sark, don’t hang your hat on the Willingham garbage.   16. Tyrone Willingham was trash! First head coach fired from Norte Dame! Mark Emmert was a disaster at Washington. Take away his few years as University President in the 2000s, and Washington Football hasn’t had a losing season since the mid 70’s.
  17. Would have been a 5+ win team if Locker didn’t get hurt. Would have won a few games if UW had a decent backup QB. The starter for the bulk of the season was a borderline DII talent. Willingham was complete garbage.

  21. It’s nothing to do with zoning and everything to do with history and geography. Portland historically was downtown and wealthy west of the Willamette and the poor and working class neighborhoods east of the river. It makes sense as downtown is in a pocket surrounded by hills. When Portland was founded it was just the place where larger ships couldn’t advance further up the Willamette while Oregon City at the falls and Fort Vancouver on the Columbia were the larger settlements. I don’t think they anticipated that it would become the dominant settlement in the area or they’d probably picked the east side of the river to accommodate the growth.
  22. It would suck on the west coast with our traffic. I’m a Washington season ticket holder who lives outside of the Central Puget Sound area and have made it explicitly clear to the AD that 9am is out of the question. If they want to open up the parking lots and Union Bay preserve to camping and RVs maybe I’ll be amenable to it....
  23. Not low key at all. That area is a hip gentrification neighborhood. I’d look further south.
