  1. As is every regional and, technically, super regional both baseball and softball
  2. A question for those in the know. How accurate is the artillery that the US is sending over? I think I have a overly simplistic view. My mind keeps going to rifle accuracy (and the accuracy of the shoulder fired anti-tank weapons) and I don't think that is an even apples to oranges comparison. Are we talking something like +/- 100 yards is considered dropping a shell in a barrel?
  3. This is correct, but that's not what you said. You said that the buyer agreed to buy as is. The seller is never obligated to negotiate anything after the original contract.
  4. That's not correct. If you read the whole thing, that clause does not preclude inspections or renegotiating after the inspections. It really only means that there are no named repairs in the beginning.
  5. I'm going with Johnny Depp and Jamie Lee Curtis
  6. Don't forget the red mist
  7. Quik Trip also carries ethanol free gasoline.
  8. I went to my daughter's graduation from UTSA a couple of Saturdays ago. Absolute shit show. They combined the College of Business, College of Engineering, College of Education and University College (whatever that is) into one ceremony. We bailed after she walked...2 hours and 15 minutes into it. I heard it lasted over three hours by the time they got everyone through the line and that was with only a brief speech by the school president.
  9. Email sent out that Hays County got unauthorized access to the MLS. Don't know if you can use it in your protests, but good luck. Earlier this morning, ACTRIS sent a cease and desist to the Hays Central Appraisal District (HCAD) regarding the unauthorized use of ACTRIS MLS data. Here’s what you need to know. We have been made aware that an appraiser working for HCAD may have accessed ACTRIS data in violation of the terms of service. We are actively investigating the source(s) of the unauthorized data access and how MLS data may have been inappropriately used in the appraisal of Hays County properties.
  10. We do listings for less than 3% all of the time. It always cracks me up when the discount brokers offer to sell your house for 1% never mentioning what they are going to charge to cover the selling agent. The above argument plays out all over the economy. Does a McDonald's employee moving from $7.50 an hour to $15+ work harder or produce a better product? Actually as the market has changed, the listing side actually has the potential for a fair bit more of work to it when you start to consider that instead of working with one or two offers, you can now see 20 or 30 with varying features that have to be considered individually. And by definition, listings are harder to get as you have fewer houses that are coming up for sale.
  11. My personal thinking on this is that if you have the discipline to make the extra payments, go with the 30 year and pay it early. That way you have a safety net should some emergency arise. You might be paying a little extra interest due to the higher rate, but it's like a small insurance policy.
  12. Ain't nobody got time for that. Can someone please post what Jim Rome said about the aggies?
  13. So, I just saw the protest packet for some friends in Williamson County. They used their own home (purchased in March, 2021) as a comparable. However, they adjusted the price upwards by roughly 25% as a "time adjusted sales price." That is such total bullshit. What is the purpose of comparables then? They even took a home that closed on 10/21/21 and adjusted that price by about 8% as that comparable "time adjusted sales price." They don't even put the actual sales price on the sheet, just their made up appreciation number.
  14. Didn't see this posted anywhere, so could be crap, but I heard this weekend that the Bullpen Boozer is back on the team due to lobbying by the pitchers. If that's true, maybe, just maybe, we ought to lobby them to throw strikes.
  15. Ercot asking plants to defer maintenance to meet expected demand this weekend. Are they going to postpone all the way until the temperature gets back to the mid-70s for highs? I don't think the demand is going to go down anytime soon.
  16. I have the Polaris Quattro Sport (new design about 2.5 years ago, I think). Poor design/engineering in that grit destroyed the gears and the drive shaft, kind of defeats the purpose of a pool floor cleaner. Fixed twice under warranty and once since the expiration of the warranty. Supposedly now they have re-engineered the replacement parts to last longer...we'll see
  17. The big difference came in the last four holes Oklahoma +3 (1 double, 3 birdies) Oklahoma St +5 (1 triple, 1 double, 3 birdies) Texas +9 (1 double, 7 bogeys, no birdies) Hopefully, they'll learn from this and whup ass at the regionals
  18. Make it +9 over last 4 holes and in third place
  19. Both teams with 2 left on the course. Texas +8 last four holes, OU +4
  20. Texas falling apart at the end. +7 on last four holes and OU +3
  21. Still tied on 17-18
  22. Just heard from a friend. Kevin Garner passed away in his sleep last night. Verified through a couple of sources. 56 years old.
  23. San Antonio native and Longhorn graduate
  24. One way people get caught is that they change the mailing address for their tax notices
  25. You can also get Longhorn liners in the suit. Robert's a good guy. I got a couple from him about 3 months ago. Just have to watch the weight gain...sad nanner
