  1. Sounds good. I got my advice from a master pool builder. It has worked for me over the years, but I probably got lucky and just had nearly black chimeric algae.
  2. They have had recent success and there is some good talent in nearby states such as Virginia and North Carolina that is underrecruited, South Carolina also has lots of talent and they can still get a few out of Georgia next door (which is not under-recruited).
  3. Good to know. That makes things much simpler. There is some great looking wood-look tile but it costs probably $8-$10/sft to lay down and if you ever want to change it, it gets real expensive.
  4. I’m going to be gutting a small home over the next year. This coming month, we are going to be redoing the deck and installing concrete. Meanwhile, I’ll hire someone to put in hydronic radiant heating and cooling. After that, I’ll probably demo over a weekend and purchase cabinets and a monostringer staircase and a zero clearance wood burning fireplace. While waiting on that stuff, I’ll probably hire a Native American friend and his wife to help me frame. He is an electrician as well, so I’ll probably just have to worry about plumbing and there isn’t a lot of that downstairs. Then we will install flooring - I’m not sure what I’ll put in - Some of it depends on if the radiant heat is in the ceiling or the floors. If ceiling then I can install LVP which is easy. The only concern is if ashes fall on the LVP as I don’t know how it would hold up. Alternatively, I could install tile, but that would probably be expensive because it is on a finished basement so we would have to keep the floors from flexing and because indoor tile jobs are better left for the professionals (I’ve done a lot of outdoor tiling, though). wish me luck

  6. Not true. Grab some 3" tabs of chlorine and rub the spots with it. It beaks up the film so the algaecide can get to it. Plus, of course, the chlorine itself kills it as well.

  11. This is in line with my thinking. But, currently I don't think it will come to that. After my wife got in touch with the lending agent, I am more confident that it will all work out. Now the lending agent is probably blowing smoke, but it seems like the situation isn't nearly as screwed up as her assistant made it out to be. It sounds like the underwriter has all the documents that she needs and can look at the reappraisal on Monday morning and approve funding that same day. We would have to do remote signing so that will delay funding for a day. I don't think anyone would care about that. Now, based on likely scenarios, if the lending agent's dad passes away this weekend, her assistant is pretty useless and things could go sideways quickly. Someone will have to follow-up with the underwriter to get the funding of the loan approved on Monday. And it is always possible that the underwriter wants more irrelevant documents. Different time zones make things difficult with the lending agent on ET, the bank on CT, and the property on MT. And we have no idea where we are signing since I am in Montana and the wife is in Texas so I assume we will be frantically trying to figure it out on Monday while we are at work. Still, I guess it is theoretically possible to get the funding approved Monday and sign late in the day on Monday for a Tuesday close date. That isn't usually how it works but it is a private bank with tailored mortgage loans for physicians so maybe they are more flexible.

  13. We had a closing date with a mortgage lender set up for Monday. The lending agent has been non-responsive for several days and sent me an email at 5:00pm saying that her dad was in the ICU and she needed X documents from us. One document was sent a week ago, one was regarding a business that I sold 20 years ago, and one was regarding a reappraisal that was done for an exceedingly stupid reason. She says that the underwriter will look at the appraisal Monday morning. Uhh, that is our freaking closing date. How the hell does the lender know if the sellers are going to be cool changing the date and what are we going to have to offer to extend the date? Anyway, the question is whether there is any recourse against a lender? It seems like the answer is no because they haven't committed to anything yet since the underwriter hasn't signed off on the loan yet. We have movers coming on Monday and god knows where they are going to move our stuff to. It seems like the lending agent has fucked us over with promises only to miss the deadline and they haven't even given us a new closing date. All we have is a conditional approval which apparently means jack shit if the lending agent has other things to tend to and doesn't forward documents or contact her underwriting team. Maybe I wouldn't be so pissed if the lending agent didn't wait until after the last minute to tell us anything, leaving everyone not knowing what was going and not even providing a new closing date. 2 days ago if she would have told us that her dad was in the ICU and it was going to delay closing, then we could have easily said something to all parties and changed the date. Doing it at 5pm on Friday - that's bullshit.

  19. The incident comes just more than a week after the Truman lost an F/A-18 jet and a connected tow tractor when the pair fell overboard while being towed around the carrier's hangar deck. Officials said the most recent incident was caused by a failure in some part of the arresting equipment used to bring the jet to a halt on the carrier's flight deck, and both aviators ejected safely from the aircraft. The pair of sailors were recovered by a rescue helicopter and found to have minor injuries, the defense officials said. Separately, one defense official confirmed to Military.com that the Iranian-backed Houthi rebels fired at the Truman carrier on Tuesday as well -- despite claims of a brokered ceasefire from the White House that began Monday. "They've announced to us, at least, that they don't want to fight anymore," Trump told reporters in the Oval Office on Tuesday. "We will stop the bombings, and they have capitulated." However, it was unclear whether the jet falling overboard was related to the incoming fire. It was also unclear if the arresting equipment failure was with the arresting wire that is designed to stop an aircraft during a carrier landing or with the hook on the fighter not catching on the wire. In last week's incident, a U.S. official confirmed to Military.com that initial reports indicated the Truman made a hard turn to evade Houthi fire, which contributed to the fighter jet falling overboard. Under the Trump administration, more officials have been reluctant to speak on the record using their names, even in cases of standard day-to-day military events or incidents that would have been directly attributed in the past. CNN was the first outlet to report the story of Tuesday's jet loss. Military.com reached out to the Navy for comment on its sailors and equipment, but the service referred questions on the incident to U.S. Central Command, which oversees the operations in the region. In December, the USS Gettysburg, a Navy cruiser, downed another F/A-18 fighter jet from the Truman in a friendly fire incident. That jet's two aviators were also forced to eject, and one suffered minor injuries. The jets in the most recent incident and the friendly fire belonged to Strike Fighter Squadron (VFA) 11. The jet that rolled off the deck last week was from VFA 136. An individual F/A-18 fighter jet costs between $60 million and $70 million, depending on the configuration. To lose three fighter jets on a single deployment is incredibly unusual, but Truman's deployment, which began in September of last year, also featured a collision with another ship. On Feb. 12, the Navy revealed the Truman had collided with a merchant vessel roughly half its size, the Besiktas-M, just before midnight local time while sailing near Port Said, Egypt, in the Mediterranean Sea. The city, which sits at the northern opening to the Suez Canal, is an area of dense maritime traffic, with ships coming in and out of the canal, as well as others waiting to begin their transit. As a result of the incident, the Navy fired the ship's commanding officer and ordered a port visit to Souda Bay, Crete, for repairs. On Tuesday, officials in the Pentagon could not say when the Truman is set to return home. In 2022, the USS Harry S. Truman also lost an F/A-18 Super Hornet fighter jet in the waters of the Mediterranean when the jet was blown overboard "due to unexpected heavy weather" as the ship was conducting an at-sea resupply.
