  1. Sounds like the resolve and grit is there in spades! You mention worried it will drag into the holidays and beyond-- was there an expectation in the outset of this thing on a timeframe that it would be over? I never heard or saw that. Also something I think is different from the last strike-- people don't watch terrestrial TV where the affects of writers not working was obvious (e.g. Leno talking about it, or their favorite cheese sitcom not coming back for season 9, etc.). Are you seeing this as out of sight/out of mind, or am I off base and you get the sense John Q. Public is aware and as annoyed as you guys are. Public perception in your corner is a huge part of this, I think.

I had never heard of mortgage assumption, but read about this cool new start-up in Bloomberg: Mortgage assumption startup Just conceptually it is an obvious trade: I own a house with a $400,000 mortgage with a 3% interest rate, and I want to sell it. You would like to buy my house for $500,000, putting 20% down and borrowing $400,000. But interest rates have gone up a lot, and if you got a $400,000 mortgage now, the interest rate would be 7%. You can’t afford that, so you don’t borrow $400,000, so you don’t buy my house. What if you could give me $100,000, move into the house, and take over my mortgage, making the 3% payments until it is paid off? Then we are both better off. Broadly speaking you could imagine two ways to do this: We could call up my mortgage lender and say “hey, everything about this mortgage is gonna stay the same — same amount ($400,000),[2] same term (30 years or whatever), same rate (3%), same collateral (my house), except there’ll be a different borrower (you, not me). Are you cool with that?” And then the lender says “yes,” either out of the goodness of its heart or because we pay it a little fee or because the original terms of the mortgage specifically allowed me to let someone else take over the mortgage. Magic? Like, we do some sleight of hand where we don’t call up my lender to get its approval, but we structure a transaction between ourselves that achieves this result. You give me $100,000, you move into the house, you send the mortgage checks to me, I forward them to my bank, we enter into some sort of blood oath that makes me not have to worry about your credit risk, I don’t know. The first option is called “assuming” the mortgage. Generally speaking if you call up a bank asking them to let you assume a 3% mortgage, they will say no, because that is a money-losing trade for them. The lender would much rather have me sell the house for $500,000 to a new buyer who does not assume the mortgage, get its $400,000 below-market mortgage paid back, and then issue a new $400,000 mortgage to the buyer at market rates (7%).[3] But, in the US, some mortgages are, by their terms, assumable: The bank doesn’t have to like it, but it can’t say no.   6. I always have had a respect for her abilities and glad she can work unencumbered then. I will say, without the villains to be a thorn in her side, we lose the clever and biting tweets and clapbacks that she was unrivaled at fighting back with, which is kind of a shame for stupid reasons of petty entertainment and being a fan of online/millennial humor. But definitely better to have our politicians focused on serious work then snatching weaves on twitter, but I was there for it, and miss it, I guess I'm lamenting.
  7. @Queen Bitch How is it going out there on the ground? One thing I've been wondering, does the UAW pending strike get a lot of coverage or attention from yall? I know it's a world apart, completely different industry and model, but maybe it could be encouraging to see unions/strikes taking a stand and really hurting the man. I read that a UAW strike for a mere 10 days would put the entire state of Michigan in a recession and knock the US GDP down 5bn dollars. 10 days! Anyways, just checking in on you for an update and see if that has any encouragement or shot in the arm for you guys and gals marching daily.
  8. I've said this in the past, but there are many, many, many folks in the business world who owe Mitt Romney a great debt. Tons of people who he directly and indirectly, through his coaching tree, he gave a career and prosperous good life to, because of his efforts in saving Bain & Co. Two generations of folks in management consulting, the Big 4, boutiques, etc. have been impacted. Once a Bainie, always a Bainie and Bainies will never forget. God bless you Mitt.

  11. Serious question about AOC since this post got bumped: Why has the attention from both sides (good-- hype/hope; bad-- harassment/ridicule) fallen off a cliff? As even seen here, you couldn't get away from AOC on news cycles or topics for a long time and this thread is 255 pages, but the last year or year and a half it's as if she's not a lightning rod for folks anymore. Has she evolved and matured into being a politician and heads down on the hard work, etc. and is now part of the establishment (versus a bar tender/fish out of water in Washington)? Did the far right lose the lust to harass this poor lady? Moved on? Is she just not incendiary anymore to people?

I googled search image'd "Earl Campbell Hook em Horns sign" and the results on the first page were Earl Campbell doing the normal, righteous Hook em Horns hand sign and not the horrible, bastardized way that MM does it. I think some of you are tarnishing Mr. Campbell's good name unnecessarily.

I quoted you because I saw you shared that; my favorite Shoutout game to have attended with a team who was better than any Texas team I've ever seen except the 2005 team, and there was a tangible magic that occurred that I felt when Shipley ran the kick back. And remember that was a VERY good, #1 ranked Sooner team. It was like an aether in the air, a heavy element, that magic and it crescendo'ed with the crowd as he crossed the 50 into the Sooners territory.
  16. I'm talking more about his work as a biographer and the end result that was put out. His job was to present biographical facts, as veracious as possible and to the best of his ability, and not interject his own personality, opinion or bias too much, but present in a more value neutral and clear way. People were mad at him for that and either they don't understand the biography genre or it's further creep of the "if you don't X then you are obviously a Y" society we've become. We all know Musk sucks and it was up to us to draw that conclusion, we don't need and shouldn't want that judgment forced upon us.
