  1. If fat jabber doesn’t win this wide open opportunity I don’t think she’ll get another one. Halep is really good when she’s on but she seems to retire a lot. I want the German beef to win. Niemeier? I like her game. Fritz looked good today. But I don’t think anyone is beating Novax. He’s on a mission and seems like he needs to drop one or two sets to get mad and go apeshit on whoever he is playing. I think he had no unforced errors in the last two sets yesterday.
  2. My sister is in Greenwood Village and honestly although it is a super nice house and neighborhood it’s not a nice looking area. I like the western side of town better especially evergreen or toward Boulder. But she has a nice condo in Vail/Beaver Creek so the trade is worth it to her. Schools are ready good in that area too, from what I’ve heard.
  3. Sonego is kind of a bitch. The grunting way after he hits it is bullshit but you could tell Rafa just wanted to change the momentum back. And I alternate between irritation and admiration for Kyrgios. The guy has so much talent but he is a total head case. He thrives in chaos. Tsitsi is just about the worst possible fit for that guy as he is easily rattled. He actually did hit Kyrgios once. Fowler needs to STfU about respect for the game though.
  4. I agree except in very specific vacation oriented markets. There, unoccupied vacation homes can be a reasonable value proposition, because the cost is sunk already. But as a straight up investment I think it’s not going to paper long term.

  7. One of the weirdest recessionary periods I’ve ever experienced. I wasn’t around for the 70s except as a kid wearing terrible Astros tshirts though. Housing market still nuts, no one can find construction materials, cars flying off lots, and low unemployment… where is the contraction happening?

  10. I’m getting into this through a house purchase. System installed in 2015, 4.5 kW. House has no a/c because temperatures are mild year round. System is owned free and clear, but limited by the inverter. I talked to the original installer and his advice seems sound, which is to wait a year and see what the PG&E credit looks like and then decide on an upgrade to panels and inverter. He was pretty negative on the batteries from an economic standpoint, so I’m looking to better understand that aspect. Any good primers for Solar?
  11. What we’re seeing is scarcity in certain items causing premium pricing. For example large diameter pipe. I had to switch some 24 inch to 30 inch because that was a six to eight month delta on availability. We’re also prepaying GCs to stockpile pipe and fittings so that a) we don’t pay more and b) to make sure it’s there when the trenches are cut. Anything with a PLC is turbo fucked. Control panels are definitely the first submittal in and out on my projects.

It’s wild out there right now, the market is in serious flux due to uncertainty about everything ( recession, inflation, rates, pricing) and about the only thing that seems reasonably assured is the tightness of labor. I can tell you finding trades anywhere is still a giant pain in the ass, and forget anything about getting appliances quickly.

  17. If you are a cash buyer you can skip the ALTA and just do a good boundary. That’s what you tie the deed to. If you’re into tree mitigation get an arborist. Lots of the trees that get tied by surveyors are misidentified and furthermore frequently sick or dead. You shouldn’t pay for either. Davey usually has a good arborist, and in many jurisdictions they will allow you to spend the mitigation on tree health like pruning, aeration or fertilization.
  18. Yes. The ALTA is to satisfy lenders and most won’t loan you money without it. You need to be able to get a solid title commitment too. The final plat can be done without the benefit of a tree and topo survey but usually you want those done first in case any easements or other permanent features need to be accommodated. Finally you have to set pins, also known as staking lot corners, before the plat is recorded. That way any other surveyor can verify lot corners for subsequent transactions. All I can say if you’ve never done it before is find a good surveyor who does subdivisions in the jurisdiction you’re in. You will never regret something more than a bad surveyor.

  21. To be fair juniors success doesn’t always translate. But yeah I’m comfortable that she is the favorite. Jabber doesn’t convince me at majors. I actually think Kvitova is my dark house for this one. On the men’s side you have to go with Joker or Nadal but Fritz would be fun to have make a run, and Berrettini will go deep.

  23. I am so glad my wife can make good Tex mex! I can cook French, Italian, and meat but I cannot make good chili or salsa! The photo below is the thing I like the best right now, though!
