  1. Saw this morning on Bloomberg that fireworks are up 30 percent yoy and demand is still up, so clearly no issue with too much cash floating around.
  2. That’s great, so unlike cash it’s got the added bonus of letting the government track you.
  3. I’m getting into this through a house purchase. System installed in 2015, 4.5 kW. House has no a/c because temperatures are mild year round. System is owned free and clear, but limited by the inverter. I talked to the original installer and his advice seems sound, which is to wait a year and see what the PG&E credit looks like and then decide on an upgrade to panels and inverter. He was pretty negative on the batteries from an economic standpoint, so I’m looking to better understand that aspect. Any good primers for Solar?
  4. What we’re seeing is scarcity in certain items causing premium pricing. For example large diameter pipe. I had to switch some 24 inch to 30 inch because that was a six to eight month delta on availability. We’re also prepaying GCs to stockpile pipe and fittings so that a) we don’t pay more and b) to make sure it’s there when the trenches are cut. Anything with a PLC is turbo fucked. Control panels are definitely the first submittal in and out on my projects.
  5. Fritz looking like he’s going to make a run. His point to win the second set today was unreal. The women’s matches I’ve seen haven’t been good quality so far. And Fokina losing the fifth set to a point penalty is lame but those are the rules.
  6. https://seekingalpha.com/news/3853170-coinbase-is-selling-geo-location-data-to-us-immigration-enforcement-agency This seems bad… I thought the point of crypto was its anonymity.
  7. Anyone figure out the Russian generals surly handle yet? Special outfit and five liters of vodka daily? He has to post here.
  8. Congratulations! It’s wild out there right now, the market is in serious flux due to uncertainty about everything ( recession, inflation, rates, pricing) and about the only thing that seems reasonably assured is the tightness of labor. I can tell you finding trades anywhere is still a giant pain in the ass, and forget anything about getting appliances quickly.
  9. Hang on. That looks suspiciously like research. Is it going to the moon or not?
  10. If you are a cash buyer you can skip the ALTA and just do a good boundary. That’s what you tie the deed to. If you’re into tree mitigation get an arborist. Lots of the trees that get tied by surveyors are misidentified and furthermore frequently sick or dead. You shouldn’t pay for either. Davey usually has a good arborist, and in many jurisdictions they will allow you to spend the mitigation on tree health like pruning, aeration or fertilization.
  11. Yes. The ALTA is to satisfy lenders and most won’t loan you money without it. You need to be able to get a solid title commitment too. The final plat can be done without the benefit of a tree and topo survey but usually you want those done first in case any easements or other permanent features need to be accommodated. Finally you have to set pins, also known as staking lot corners, before the plat is recorded. That way any other surveyor can verify lot corners for subsequent transactions. All I can say if you’ve never done it before is find a good surveyor who does subdivisions in the jurisdiction you’re in. You will never regret something more than a bad surveyor.
  12. Nice! Just saw this, way to go. Even if it is short term that is going to be a bad ass experience.
  13. And Berrettini drops out to Covid. Men’s draw is looking rough… Putinseva losing to cornet is a shame. I watched some of Murray and he is a shadow of what he once was. Amazing that he can play with the artificial hip but he doesn’t have “it” anymore.
  14. To be fair juniors success doesn’t always translate. But yeah I’m comfortable that she is the favorite. Jabber doesn’t convince me at majors. I actually think Kvitova is my dark house for this one. On the men’s side you have to go with Joker or Nadal but Fritz would be fun to have make a run, and Berrettini will go deep.
  15. With that avatar I guarantee I’ll look at it.
  16. I am so glad my wife can make good Tex mex! I can cook French, Italian, and meat but I cannot make good chili or salsa! The photo below is the thing I like the best right now, though!
  17. Damn this is pithy, sad, and dark. Well done sir.
  18. I thought you were supposed to fist yourself? I really wish people would put trolls on ignore and not respond with quotes so we don’t have to read their horse shit. Attention and outrage are their fuel. Take that away and they’ll get bored and go away.
  19. This whole page is blank so I’m guessing I didn’t miss much. Here’s a suggestion: ignore trolls. They will go away if no one responds.
  20. Fat penko slipping and falling was the highlight of that match. Wasn’t Kvitova the one who was attacked in her home with a knife and fought the dude off? Tsetse fly destroying Batista Agut right now. Fritz should beat Cressy easily.
  21. Quit watching the news. Go for a run, play a sport, or enjoy your hobbies. There is a lot more where this bad shit is coming from, and a lot of pain still to come. I am doing what I can to protect my family including getting an escape place in another country (including citizenship) but ultimately you have to live your life and do what makes you happy.
  22. Speaking of loans I close on next Friday, 22 days from the offer being written. That’s pretty impressive by any metric except all cash. I got to say even though my lender isn’t Phil or Thad, I’m pretty happy. The kick in the balls was when we found out some of the new appliances are over six months out. Now to be back to debt slavery for a few more years. It was liberating being free from all debt for a month and a half!
