Especially if someone really is in the hospital for cancer and after that the next tenant moved out after two months due to this very reason and he didn’t give the deposit back and didn’t even fix the issue before renting again. If that’s true I want this guy to hurt a little. But not much they can do short of assuming the deposit is gone anyway so taking a fat dump on the carpet on the way out.
  2. Breaking the lease won’t be easy. Prob lose the deposit. These guys are just starting their new jobs they can’t afford to do all that yet. They are both engineers at Lockheed now so they will be able to soon if they so desire but I would rather they just ask him to clean it and see what happens. IF he doesn’t want to then we apply the pressure referenced in the letter.

  4. Yea the eaves. That tape and plastic combo is nice. I’ll also power wash them since they are dirty as fuck thus I don’t want the paint not adhering properly.
  5. Would this work well for painting a garage door and all of the wood that is between the roof and brick on the exterior of the home? Don’t know what that shit is called. Mainly I don’t know if it sprays too wide and thus not ideal for such a small strip of wood (like a foot or less wide I think). Of course I assume I’d have to tape off the brick

XXX XXX XXX@gmail.com (817) XXX-XXX Subject: Repair Request for property at XXXX, Aledo, TX 76008 Date: 4/01/2019 XXX XXX, On Friday, March 22, 2019, a Texas licensed mold assessment consultant was hired to conduct an inspection of the property due to a concern over visible mold growth found in and around the air ducts and vents. This was prompted from two neighbors giving us unsolicited feedback about the previous two tenants having left the home due to health concerns from potential black mold. One neighbor went as far as to say that the tenant before the last tenant was in the hospital with cancer. The consultant report states, “The HVAC system is grossly contaminated with visible fungal growth. Professional cleaning is required to be performed under Texas Mold Rules and Regulations provisions. A TDLR licensed mold remediation company is required to perform or oversee this job to reduce the risk of cross contamination of the home and all the contents inside of it.” Attached is the Limited Preliminary Water Impact, Microbial Inspection Report & Mold Remediation Protocol as provided by the consultant. In accordance with the lease and Texas Property code § 92.052 Landlord's Duty to Repair or Remedy, any condition that materially affects our physical health and safety should be repaired and paid for by you, the landlord. This letter serves as an official request to have to take the action proposed by the consultant and perform a full cleaning of the HVAC system to be paid in full by yourself, the landlord. Per Texas state-required disclosures a landlord must disclose the presence of environmental and health hazards including lead-based paint, mold, radon and bedbugs. Due to the fact that two neighbors approached us to inform us that the previous two tenants had left the home due to issues related to mold and one of them allegedly failing to recover their security deposit after leaving early due to this reason then it could be proven that you, the landlord, were aware of this issue yet the HVAC system appears to be untouched and uncleaned. Due to this failure to disclose this mold growth we would at least ask that in good-faith you provide a refund in the amount of $550 for the testing that was performed and paid for by us, the tenants. This could be in the form of a cash payment or deduction from the next month’s rent. Respectfully submitted, My little brothers
  8. My brothers started renting a home in Aledo this month. Within the first week, two neighbors approached the and informed them that the past two tenants left the home due to health issues related to "black mold". They got it tested and it did not test positive for black mold but the A/C vents did have a lot of mold that needs to be addressed. I'm telling them to be smart about how they word their letter so the purpose of this post is for you guys to review this request from them and let me know if anything should be changed or if specific codes can be referenced where they aren't.   9. I'm not too worried about the shingles not matching perfectly since it's been less than a year that this roof was redone. I'm more concerned about structural integrity and it not ever leaking in the distant future.
  10. Well hopefully the reason that it's seemingly so cheap isn't that they are going to cut corners. I don't see how much money could be saved cutting corners on such a small job when all of the supplies are pretty cheap.
  11. Had one local roofer in the neighborhood come by and his estimate was right along what you guys said: " I gave two options. The easiest would be to cover the hole with metal which would probably be good enough as long as nothing ever hit the hole directly. But the best fix would be to replace the decking. Roof: cover hole with metal and replace damaged shingles. $170. Roof: replace damaged decking, underlayment and shingles. $370" Then I got my second estimate from the roofing company who just replaced my roof less than a year ago and they only suggested the decking replacement type repair for $220. Now it seems too cheap based on the other data points but they might be hooking me up because I just gave them thousands of dollars for the roof repair and I'm a repeat customer. So of course being the cheap ass that I am im going with the guys who originally did my roof recently. They will easily have the matching shingles of course.

  14. Also what is the proper repair? Would they cut out the plywood in a perfect circular shape and replace it with another piece of wood with that shape with some kind of adhesive on the perimeter?

So in an attempt to cut down my own tree in the backyard I let a large branch fall on the roof accidentally and now I have a larger than a quarter size hole that went all the way through the plywood. I take it that I won't be able to repair this myself with supplies from home depot? How much should I expect to pay for this repair in DFW so I can accurately judge estimates?

  20. I actually never though about something like this. Would be a hell of a lot easier. I'll have to do some googling to see if anyone has ever finished their garage with some kind of paneling to see what it looks like. I don't mind being "different" as long as I don't totally ruin my re-sell value. I would think anything I do at this point is better than unfinished and tape coming off at the edges.
  21. No I never stopped to think what was the underlying issue with the tape coming down in the first place. I mean they never painted over it at all so it would have helped if everything was primered and painted after they taped but they just sort of crappily put up the tape as "good enough for a garage" i guess and then it eventually came down. I assume if I do it the right way and apply those finishes then it shouldn't come off anymore since it'll be "sealed in". Do you agree?
  22. I had already purchased the normal tape. The guy at Home Depot recommended it over the fiber one and made some comment about a negative regarding its use but I forgot what it was. I will post pictures as I progress. For now I’m finishing refinishing a lane cedar chest to clear up room in the garage to move everything towards the middle to clear he walls.
  23. The shitty thing is that I’m Mexican and so was the other guy so I figured I was about to get the hook up of the century. I completely understand that the iterative nature of this job and long drying time means they have to come back and forth a lot which is time and gas money. But $1800 bitch you better paint, apply a new floor coat, fabricate shelving, make me a sturdy work bench.
  24. I’ll have to get some quotes but one guy said $1800 and that was with me providing all the materials and no painting lol. Fuck that! I like learning new skills and saving money plus it’s the garage so it doesn’t have to be perfect. Hell I was ready to paint over all the tape that was coming off on the sides but decided not to be ghetto.
