  1. The good thing about coming to NOLA with young kids, they eat early. And since Parkway now closes at 6:00; you can actually make it there for dinner. The James Brown: not going to win any beauty contest, but did win a poboy competition.
  2. On the ground for JazzFest tomorrow. Kids were starving, wanted “noodles” so we googled for something close to the airport. Wound up at Bain Mi Boys, which is connected to a Texaco Station on Airline. Ordered Oysters Rockefeller Fries And a Bang Bang Shrimp Bahn Mi All in all, great start to the trip.

  7. Good. I honestly think one of the issues, structurally, with our workforce, and by correlation, housing market is people who should be retiring and downsizing not doing either. Hope this makes people who should retire, retire, and that in turn makes the retires sell their huge suburban home to go live in an "active senior" community.

  10. Look at Frost. I have a HELOC through them. Knowing roughly what you paid and roughly what your home is valued at, you'll be golden. The only hiccup when I did mine last December - the house appraised for TOO much and if I took out the most amount of HELOC I could I would have had to pay for title insurance. I asked what's the most I can get without title insurance. The answer was $500K. So that's what I have now, and I am only using a small portion of it for the remodel. Edit to add: This put me in the Frost Private Bank. too, which is nice.

  12. I own a commercial property (not saying where), and it had a 0% increase. Same exactly as last year. Crossing my fingers that they just keep ignoring my commercial property for years to come. But when it does get increased, I'm going to have to raise rent on tenants (including my own law firm) to cover that, since we are pretty lean on rent rates to be competitive (we are 100% occupied currently, which is nice).

  17. March Bill in my email yesterday. Mar '22 = 1,696.6 kWh (~165% of previous year's usage). And I did exceed October, but not September of '21. This is the 2nd month in a row I've produced more than we consumed, so another solar credit. I'll be interested to see when it flips (I assume May or June at the latest) to usage exceeding production, and then see how long those solar credits last before I have an electric bill again. But for the first three months off '22, I've only had one very small bill, and two $0 bills (COA won't let you go negative, your solar credits accrue until you use more than you produce). That's pretty, pretty, pretty good IMO.
  18. Last time you was there (in Feb, it wasn’t patio weather) I was at the bar ordering a drink while waiting to be seated. I ordered the Mexican martini. The bartender says “we only have one and it is $15.” I just looked at her for a beat and said “It don’t make a shit.” It was a good Mexican martini, but do they have to warn people about prices now? Do I look like a poor?
  19. Title says it all. Show your work. Bonus points for being open for lunch on Fridays. I don't care about the food (although, it doesn't hurt), I'm in it for the frozen concoctions. But to be honest, I prefer mine on the rocks, and I'll also drink Mexican Martinis and Polomas until I can't feel feelings anymore if you let me. My first instinct for the best margarita+patio combo is going to be Matt's El Rancho, but I don't live or work close to there so I want options.
  20. Travis County isn't updated yet, but I looked at the TCAD site, and in the deed history I see this for my house (I bought it July 2020): What the fuck is this "LISTING INFORMATION"? Is TCAD now scraping MLS and getting sale listings and putting those in the Deed History? This wasn't there in their old system. Anyone else who bought in Travis County in the last couple of years seen anything similar?

  23. Go drink some gin, maybe you won’t be so pissed off that he pronounced it correctly. Or if you’re on the wagon, have a ginger ale. It calms the stomach; which is apparently angry that someone pronounced the word correctly. And if that doesn’t work, go take a walk at the zoo. Go look at a giraffe; that should remind you that even animals with very long necks understand that GIF should be pronounced the way the first two letters of their name is. And if none of the works, I hope you drink some water with giardia, and when you’re pondering why you’re unable to pass a solid shit, you will remember it’s because you can’t pronounce GIF correctly.
