  2. Yep. Lending rates don't effect our buyers. Put a 2100 sq.ft.house on the market on Monday, for $625k. It's Brazos River front, but not a great hole of water. We have two offers, both full price, cash buyers, have waived appraisals, will not ask for any repairs, and willing to pay for the seller's title policy. People, in their prime earning years, are negotiating to work at home, and go into the office once or twice a week. They are taking the equity from their more expensive urban/desirable suburban home by selling it. They are going out and use that equity to pay cash, and pocket the difference, on rural, and small town residences about forty-five minutes to an hour out from their main office. In our area, that's Granbury and Glen Rose. I haven't been out that way for a while, but would think the same is happening in Burnet, Johnson City, and Blanco. CHIEF

  8. It's gonna be funny when all of the redshirt aggy recruits, that were bought and paid for to sit and wait for their turn, hit the market again. The hundreds of thousands that it took to buy them, will turn into millions to keep them. Their roster will be picked over like buzzards on a carcass. I think they were amazingly (not-amazing for aggy) very short sighted. We may be possibly seeing an end to an era. The only recruits will be bonafide day-one starters, or have a senior in front of them. The new roster model will be to cherrypick and tamper proven guys into the portal for 30-40% of roster turnover. All the proven, VVS diamonds, will be cherrypicked. aggy will be left with the SI-2s. They can't afford to keep them all. CHIEF
  9. We're already to that time of the year where we have to work at night, and sleep during the day. The only bright spot was the United Grocery, in Seymour, has a shit ton of baby formula. CHIEF
  10. We should have CHIEF Jr.'s back shortly. We made a run to the lease this weekend, put a 275 gallon tote with a water trough at our new spot. CHIEF Jr. and his buddy Clark filled 3000 lbs. worth of protein. The only feeders that have any activity are the ones with water stations. There is absolutely nothing to eat except the protein. We have changed out cottonseed for alfalfa, to try to give the deer a little more moisture. All the tanks are dry. The only water is from cattle troughs, and our water stations. It was 117 degrees on Saturday afternoon. CHIEF Jr., Clark, and I had to find somewhere to cool off. CHIEF
  11. The issue, if you crackdown on the corps, is that there will be no repercussions when those positions are outsourced to another country. That's what you get with a "Global" economy. Both political parties are big promoters of "free trade". The corps are the big winners, the employees, the big losers. First, it was manufacturing, now it is service centers. Why do you think Third World Countries are teaching all of their school students to speak English. The overall objective doesn't seem to be to bring Third World countries up to First World countries, but to level everyone off as a Second World country. American workers have no leverage with the current trade agreements. It's why wages have stagnated for so long. Most Americans aren't working to put food on the table, they are working for new cars, fancy houses, and vacations. It can be summed up in the old saying: Hard times create hard men, hard men make soft times, soft times make soft men, soft men make hard times. Americans are soft men at the moment, about to make hard times because of our trade agreements. CHIEF
  12. Morris Neal’s doesn’t have outside seating, or a “eat in your car” area. The only reason I didn’t mention it. But both of my mothers brothers and I eat there after crappie fishing at Lake Pat. It’s as good as Burger Bar. Every time I eat there, every Lawdog in town is there. I guess they know a good burger, the ones on this site certainly do. Barrera’s Mexican food also has a great burger, but not a stand. CHIEF
  13. This model, to me, gives the most flexibility to the employee. It is in their best interest to stay productive and efficient since they are either rewarded with less work hours or more income. It's not the answer for all, or even most vocations, but for manufacturing it could be a real boost to "made in the USA". CHIEF

  15. I had a friend, that had a philosophy that people should be paid by the widget, and not hourly. If you could get your 100 widgets completed in 4 hours, that's how much you worked. If it took you 10 hours, that's how much you worked, or you were paid only for the widgets you completed in an 8 hour typical work day. The objective was that employees, not employers, would be the one that determined their hourly rate, and that workers would strive to become more efficient to work less hours, or work longer hours to produce more widgets.   17. Being a homely 56 year old widow, with no children, has to do a number on her mental health. I'm not sure how long her late husband has been deceased, but it was probably the last time anyone made her feel desirable. Shit like this is getting less rare, and it's only going to get worse as many women are choosing careers over marriage and children. Gonna be a lot of 40-60 year old women being taken advantage of, since it has been decades since anyone has had a romantic interest in them. Living around a lot of retirees I see it happen from time to time. Desperation, from the lack of a romantic relationship knows no bounds, especially from those that need them. This gal needs a mental eval, and the prosecution needs to take that into consideration. The only bodily harm that has occurred, since the escape, is her self-inflicted gunshot wound/attempted suicide. She has followed a sad path, but for obvious reasons. CHIEF
