  2. That taste comes from it not being kept cool properly. I've had other people's taste that way. Rancid and livery. I've got a place to shoot them, but not really hunt them. I also process my own. It costs 75 cents for the bullet. To me hunting is much more humane than taking cattle to a locker plant. I've been on a killing floor, and those animals know what is about to happen. It is happening right in front of them. It's sad really. The killing really needs to be an individual animal only in the room, the ones behind can't see what's happening, and the one before them is through a door and being processed. But with that being said, there is no difference in deer being fattened at corn feeders, and your two whole butchered cows finishing out in a feedlot. The sanctimonious "high road" that non-hunters take, that still eat meat, is hypocritical. You're just paying someone to do your killing for you. CHIEF

  6. The guy that always says "your not a real hunter" unless you hunt with homemade spears or archery only, and ambush prey as you hide along game trails. Never mind, that it's guys taking their kids or elderly parents, a lot of times. I don't personally hunt that way, but don't disparage those that do. You usually find out they don't hunt, which you already knew. CHIEF
  7. We did one of those this weekend. But the story gets even better. We listed a couple's river home for 4%, my mother acted as their buyer agent on another house on the golf course. The contract fell through for $567k on their river house, the guy is a long tenured pilot for American, so he was able to close on the golf course house before the closing on his river house. So the river house goes back on the market for $575k on Thursday. We had 4 offers by Sunday afternoon. I had a client that just absolutely loved it. I told him I had sold houses for as much as $25k-30k over asking. He bid $604k, and won the bid. So, now, instead of making 1% on the river house, we will make 4%, with me acting as Intermediary.   8. I'm a home builder as well. I can count the number of non-flaky subs, I know, out of the 30-40 I have had dealings with that will show up when they say, and get the job done without delays on one hand. We have lists of all of the inspectors, plumbers, electricians, drywall, roofing, and septic contractors, etc. A list of appraisers, mortgage companies, construction and bridge loan officers. But my broker (Mom) has made it perfectly clear you give them the list but make no recommendations off of them. That way, if something goes awry, clients can't get mad at you and blame you for a recommendation. There have been instances of realtors getting dragged into litigation over a recommendation. We explain it to our client's, and tell them they can look on our local social media sites for recommendations. CHIEF

  10. That's why most of the time my main job is getting our immediate family self sufficient. I've got 20kw worth of solar, a water well, and a greenhouse all scheduled to be finished in the next two months. This year in Real Estate has made it all possible. Real Estate is a boom/bust Seller/buyer market. Mom has been doing this for 52 years. I know a lot of people that have had a bad year, real estate agents, insurance agents, car salesmen, etc.. Been blessed not to have experienced it. CHIEF
  11. Saw an article last week that there are more realtors in CO than there are houses for sale. I believe it. There are only five house for sale in my subdivision. there are at least 10-20 realtors that live in here. But we still are getting listings, supposed to be 3 this week. Which will probably be most or all of them. CHIEF
  12. Buyer's agents are starving to death in our market. Writing 4-5 contracts a weekend, and getting outbid on all of them. Buyers getting disenchanted with the whole process. This has helped me understand it is ill-advised to pick a side in real estate. Sold/bought three this weekend. CHIEF
  13. I was an aircraft mechanic for about 7 years, during college, the aluminum is anodized. For what that plane is worth, it was out of the water in probably 48 hours. They will hit it with a hot water pressure spray that will get all of the salt off. The P&W Wasp will be rinsed and be sent back to P&W and replaced with a fresh rebuild. The engines are still available and rebuildable, they all date from WWII. Agcats still use the P&W O-650. CHIEF
  14. Pretty much. 3/4's of my guns were purchased by my Dad in the 60's and 70's. There isn't a record of them anywhere. I imagine 75% of the guns in America have no way of being traced. CHIEF
  15. He thought it through pretty well. Shallow water landing will have a lot less damage than skidding it in on the ground. Salvage cost will be minimal. A good flush, rebuilt engine, new prop, and minor repairs, it will be ready to fly again in six months to a year. CHIEF

  21. If you look at their faces, 1 is obviously the daughter of 2, and 3 is the daughter of 4. So if I had pick of the litter it would be 1 over 3. Since you can look at 4, and know that's how big 3 is going to be at that age. To make it about recruiting, 4 may have some eligibility left. CHIEF

A buddy and I would go down to the 360 bridge and watched people get the shit kicked out of them by 'roided up dudes that thought they were inconsiderate dooshbags. Sadly it was amusing, and most that got their shit pushed in deserved it, and it was oddly satisfying. CHIEF
  23. You have to operate in Good Faith. You can't do stupid things that would jeopardize that standing, like having 75% of the dollars being circulated having been printed in the last year. Our GDP was 90% a year ago, it's at 102% after the pandemic, and projected at 107% by 2023 and 195% by 2050. That is not sustainable.
