  5. If you are referring to what I think you are, it shouldn't be mortar. It should be a caulk expansion joint to allow the bricks to expand and contract
  6. Probably already covered but can't find it. Is there some magical bullet that will take care of bermuda grass in flower beds without killing the plants? Just had two flower beds built and filled with rock so mulch isn't the answer. One bed is butterfly iris and pittosporum and the other flower bed has sego palms, a Mexican fantail, salvia and gulf coast muhly grass.
  7. Haven't seen any official word on it, but depending on where they were, there's lots of hydrilla in areas. No life jacket, not a strong swimmer, rough water and getting caught up in that would do you in quick. I'm guessing that might be why they haven't found a body yet, but that is just a WAG
  8. I live less than a couple of miles from the lake and it was sunny, hot and calm until it wasn't. Would have never known anything was coming without the notice blaring on my phone (probably about 10-15 minutes before it hit). Even then, had to look at radar to see anything.

Maybe clumsily worded, but Dual main drains (required for all newly constructed residential swimming pools and spas) consist of two separate main drains, placed a minimum of 3' apart, which are connected by piping to a tee fitting. This design allows the drains to be far enough apart that one person could not block both drains simultaneously. If one drain is blocked, the suction is able to shift to the second drain allowing swimmer to swim both freely and safely.
  11. This is why new pools have more than one drain. The pressure is spread over a larger area and a lot less dangerous.

  15. No, they won't assess only on the land. It should be assessed on a percentage of completion type of calculation. If the home was 75% done, then they would give you a 75% of the finished valuation
  16. You really can't stop it from happening. A higher option fee might work, but you really aren't going to get much that way. Possibly the best way is to shorten the option period as much as you can and do all that you can to keep the other potential buyers aware of how things stand in hopes that they will wait a few days to see if the contract is going to progress.

  19. I understand the process, I've been through it several times. My point is simply that if the protest company saves you $20K off of your valuation, all of the different valuations used by the various taxing authorities will go down by $20K whether they are affected by homestead exemption or not. Wouldn't it be easier to simply multiply the valuation savings times the tax rate to determine the amount saved in taxes?
  20. A little confused here...why wouldn't they just take the amount of the valuation reduction times the tax rate and take their percentage of that? Homestead would not factor into that since the reduction is across the board.

  22. The usual wording is "$10 and other valuable consideration." I have seen the same wording on deeds from the 1930's and 40's. To be honest, I have never seen an actual price included in a deed (although I haven't read more than 4 or 5 dozen and I"m not a lawyer).
  23. Yeah, my dad had a logo golf ball collecting disease. He had/has over 11,000 golf balls (I'll bet there are fewer than 30 repeats) on his office walls and probably another 3-4000 (lots of repeats) around the office. When he passed away, I bet he had over 15,000 balls at his house in egg containers. We gave them away here and there and got tired of it, so we donated about 12,000 balls to the First Tee. It was funny when we pulled up with a pickup load of golf balls in egg containers and 2 full 55 gallon trash cans full.
  24. Okay, I'll bite. Which recorded document show the purchase price? I guess you could back into a price on an FHA loan by assuming a 3.5% down payment, but where are you going to get the down payment on a conventional?
