10 yr old passed out fliers and put up a couple of signs for driveway pressure washing. She wants to buy a big fish tank and a beta fish and some other bullshit I’m not very interested in having in my house. Told her she could get it if she earns the money for it.
Found her first customer and almost finished with the driveway. Pretty proud of her even if I already hate the fish tank that hasn’t been purchased yet
I don’t have a big fear of snakes except when I turn around and see one less than 2’ away that I was not expecting. My first thought was copperhead as I was flying to the top of the ladder. Wife and I thought cottonmouth after looking at the pictures.

Was doing work at a house in the middle of nowhere that we are trying to fix up and rent. Surrounded on 2 sides by woods, and the grass has gotten a bit high as we’ve been more focused on the house. Was packing up and heard something flipping around behind me. I was standing about 2 fee from this. I think we were both pretty startled.

It is a marketing strategy. They go through CAD or county property records - which are all online and anyone can access - and they mass mail or text or call (last 2 require paying whitepages or similar to get phone numbers). It’s very cheap to do. They are going to throw out a lowball offer to close in cash. It is so cheap to do, if your a one person or small crew flipper, you only need one or two houses a year to hit to make it worth it.
There’s another group of “wholesalers” who are just trying to get the low ball offer under contract, and the they will try to find a flipper to buy it (still cheaper than a house on the market) to assign the contract to. I think the legality of that varies by state, and it can certainly lead a seller fucked in the process. If you want top dollar, sell open the market.
