  1. I quite literally posted the expected numbers against the revised.
  2. Even with the revisions the numbers met or exceeded expectations 165k revised vs 170k expectations in August, 5k less 297k revised Vs 170k expected in September, 127k more
  3. I don’t have my glasses on, was it negative or positive 150k?
  4. The markets love me downward revisions everywhere, peak interest rate talk, all green and downhill from here
  5. Well since most of you are followers and not leaders, I find myself inside Wasted Grain in Scottsdale, with tits and ass everywhere making this fucking post. Like the desert eventually gets relief with a monsoon, I too am flooding your mom’s pants with a 4.9% Grown Dirty Penis. Cause I’m a show-er and not a grower, and just like government created stimulants, it’s a minority giving it to her (I’m ginger). Jobs are fake, you’re a pussy, and your dad watches gay porn. Peace bitch -Stassney
  6. Prayer is the minimal, conscious reaction to knowing you are never in control of anything in life. Car crash, someone with a rich dad, no condoms etc
  7. And now, years after the real Avery Johnson, who is probably just throwing cards at an empty beer can right now, I get faced with some new white boy, w/long hair, who’s gonna smash my taint?
  8. I didn’t say anything about the next year when fat Ron Prince danced down the sideline and everyone’s phone died cause of the rain in a 41-21 beat down. My mom thought I died from a Jordy Nelson TD
  9. Xi bending knee? After Biden hip shot his spy balloons after tracking them, Xi won’t commit, yet, to reduction China agrees to nuclear arms-control talks with US -WSJ https://www.reuters.com/world/china-agrees-nuclear-arms-control-talks-with-us-wsj-2023-11-01/?utm_source=reddit.com
  10. Is there a fish or a cross on your car I should also know about?
  11. This was not a bad faith game, just an exercise to poke some glaring holes in your "yesterday and today" mantra even when faced with your impending recession. Buying a home before an impending recession because it takes 12 months to foreclose is certainly an argument that works for some pigmentations. They also would have whatever down payment money they didn't use for emergency purposes like that.
  12. No youre just forgetting a pretty common thing that happens to homeowners during a recession
  13. People also lose their jobs to pay for homes in a recession.
  14. Holy shit, i thought I was drunk already. He absolutely said hot jizz
  15. Alot of people thought 5-7 after the National title game appearance was our lowest point, or the Charlie Strong era, or Tom Herman not knowing how a sledgehammer works. Id argue, it was in 2006 on in Manhattan, Kansas when they ran back-to-back gimmick passes, with the second one resulting in a TD the single most destructive moment I've had in my life. First one was WR double pass, then a RB pass. Around the 8:15 mark in 3rd quarter
  16. While I'm a big "don't try to time the market guy" when it comes to the stock market, I'd hope you can see that your "yesterday and today is the best time to buy a home" doesn't compute with your "it's not always an appreciating asset" statement in the face of a fed that told everyone for the last year they are inflicting pain on borrowers. If you are attempting to sell homes today at a 350k price now, while believing a recession is within a year from now and take that homes value with it, you aren't being forward with your client.
  17. Homes are always appreciating assets? I should tell everyone!
  18. I'm gonna drink beers at a pool and then get $3 dollar double wells at a tiki bar. Please use the rest of this page to do your best Jobsgiving post you can think of. Winner will get a coke baggie mailed
  19. Sounds like you have a new selling point then, peak interest rates. Buy now before lower rates push demand back up and home prices stop falling. I won’t even bill you for that advice. Just don’t look under Misc admin escrow processing fee and complete the Docusign.
  20. You’ve already been wrong for a year, why would I agree to an extension? This was a heavily telegraphed runup in interest rates and acting surprised with how work has dried up, is weird to me. Were you not telling everyone for years these are record lows and to take advantage now? Did you not mean it when you were telling clients then?
  21. Homeowners are typically dual income and 92% of them currently have a rate under 6%. 82.5% have a rate under 5%. 62% are under 4%. And they probably bought all before the last 3 years when the huge spike in prices maxed out, which explains the rates they got. https://finance.yahoo.com/news/heres-why-7-mortgage-rates-are-so-much-worse-for-buyers-now-than-20-years-ago-182203029.html#:~:text=In fact%2C 91.8% of US,have a rate below 4%. It’s cheaper to rent now if you are single income under 35 or in retirement age. 92% of homeowners bought before the huge runup in prices and have the interest rate to prove it. The conditions in your industry are not reflective of the country. You have kids you have to feed. You have multiple car notes you need to pay. You have multiple mortgages, if I’m not mistaken. That’s a much bigger spending problem than someone who has a couple grand in credit card debt because all of those are long term.
  22. My personal financial situation is great and has never been better. Ask me anything.
  23. New I Bond rates looks attractive at 5.27%. Important detail is it had a fixed rate of 1.3% attached to it for new buyers through November. Will be there the whole life of the bond
