  1. Fwiw the first batch of coins shipped for the monthly plan thing mentioned above (money metals). Had to sign. Seems to have worked out.
  2. Go much wider and mine engineering says you need 8x8s and a spreader dividing it in half. Already I probably should be doing 6x6s, but that starts to get both expensive and too heavy to handle for one person. As it is 2.5x4 ID is attested as workable in hobby drift mines. Just big enough to have a decent haul bucket (maybe 30 gal) and hoist system, with room for a ladder and air/electric. I'm hoping to go down maybe 20 to 24 feet. One nice thing about 30" width is I could put 29" baker scaffolding in, once I get as deep as I'd like. Then I want to go lateral.
  3. I think this one has a bullet, but it was fairly straight so I bought it anyway. Ill chop the last 21" or so anyway.
  4. Went ahead and bought 4 more 4x6s. Half of them are crap. Such a pain the ass to even fine 4 that I can use part of. Here's hoping they don't twist to hell as they dry out.
  5. Modest progress. I knocked out the concrete framing and out in some metal lathe with garden staples. Hoping it will help stabilize dirt. I tried drilling holes for the hanging bolts, but I think I need a portable drill guide (ordered). Deciding if I need to scrap the ones that I fucked up. My progress has been slow, but I think once I get this first set of timbering in, I'll be able move faster. Considering pouring concrete between the frame and the walls. Might help water penetrtion and critters. That would be a hard day. Small batch concrete by hand always sort of sucks. Might put rull rubber or pond liner n the outside of the lagging. A little extra, but might keep the wood from rotting. Another thought is just a shit ton of expanding foam. Maybe foam and pond liner? Suggestions?

  8. I'm saying after the championship games, the committee gets together and figures it out. Sometimes, like this year, that means just 2 teams. Sometimes it would be more. There would have been no semifinal this year. Like in 2005: only Texas and USC has a good claim to play for it. Some years you'd need more. Maybe one year there would be 4 undefeated teams: obvious 4 team pool. Sometimes there would be an whole mess of 1 loss contenders, so bring it on. But I know that being flexible is no way to negotiate TV contracts.
  9. The best system should be flexible (and therefore impossible). Look at all the teams after championship week, and see what you've got. Sometimes that's 2 or 4 or 8. This year it should just be 2: Michigan v Georgia. One loss teams should only get in there are not 2 undefeated conference champions. Sometimes you might need a teams with a loss to pair against another undefeated conference champ (like if USC hadn't choked).
  10. I poured a concrete collar all the way around. I'll tie them into the longer 4x6s that I've built up pads for. Probably headlok screws from the side (but maybe regular lag scrolls) and maybe some extra all thread (cut the 72" down to 54" or so) to some 4x6 I'll use as a spreader. I was going to buy 4 joist hangers, but they are like $30 ea. Still might, dunno.
  11. Progress! The hole has been damp. Im not sure if that's ground water migrating (probably mostly through the top 20" of clay) or what. Just before Xmas I put down a 10x13 45 mil pond liner with the hope of being a little drier. Covered with cardboard and mulch to protect from boots and uv. I also figured ventation would be good. Put in 4" sch40 through the side and up. Later, when I get deep, I can put a incline blower to move air. Also got some 4x6 cut and tentatively placed. This will be the top of my first set. You can start to see the 30" clear width (after 2 3.5" widths and the space for lagging, the shaft timbering makes the hole cozy. I still need to knock out a little bit in the one corner but I'm pretty close to putting in the first set of hanging all thread and 48" span.

  13. In inherited a couple of chunks of change jn my early 20s (from my dad and grandad). While it wasn't a huge amount of money, it definitely enabled me to be a career public/government attorney. And that's meant nice amount of PTO, mostly 40 hour work weeks, and general insulation from the usual attorney ennui that affects a lot in my profession. Hell, I bet the lack of stress was very good for my marriage. I am super super thankful for that. I don't let me mom give us money, but she does contribute to the kids 529 accounts. Although tbh my "privilege" is also sheer luck in timing... buying a house in Austin well before the run up - and that luck is probably worth just as much as the smaller amount of law loans and new corolla my dad's pretty 401k got me.

  15. Bingo. Fwiw my "money metals exchange monthly savings plan" should ship mid January with 9 or 10 generic buffalos (1 oz). I'll report back if all goes well. Fwiw I got about $420 face junk ($140 dimes and $280 quarters, ~300oz) buried in pvc at the ranch like a normal crazy person. I think I buried it when I built our cabin (before kids when my play money was plentiful) and in the past 15 years it's worth.... pretty close to the same amount. I think I got it at $16oz and at $24, spot discounted for inflation, it is pretty much the same. Lol. That may sound crazy but it's a tiny percent my savings, and even less if you include pension PV. Some of yall probably have 10x or 100x more. But yeah... the spam cans of 7.62x39 has appreciated much more. And of course my vanguard index 2040 is kicking both assets asses (thank god).

  18. I own 51 ac Mills County. Original loan through Mills County State Bank. I forget the interest rate, but I bet it was 400bp higher than a conventional loan (that can more easily be resold and are backed by feds). I don't blame em: if I lost my job and I had to skip a payment, I wouldn't skip my car payment and I wouldn't skip my home loan. And like they said above, market is less liquid. For a few years I got pretty large coop member refunds, so that was nice. Anyway, eventually did a cash out refinance on my main home, because the rate is soooo much better. Cool! I'm up near Mullin. I noticed several developments near Goldthwaite, chopping up bigger spreads into more manageable/sellable small chunks.

  20. Even raw land prices in the boonies went way up (TX) last 3 years. Bound to be coming down I would think. Raw land interest rates are astronomical. The only buyers are probably selling from big gains in the city.
