I caught the cancer
Well, my mom made it two months to the day of this post. She passed away on Friday, 9.20.24. We will miss your more than you know, but are happy you are no longer in pain and no longer suffering. While there is some relief of stress for the family and my dad. We have got to keep an eye on him, as taking care of her was his main focus the last 16-months or so. We have him coming into Austin next weekend to go to the Miss St. game with us. Kinda numbing, and now on to deal with planning the funeral and coordinate with extended family and friends. Keep fighting the good fight y'all. I know its tough, and sucks a much of the time, but for every case like my mom's someone else is beating this thing. So keep fighting! Fuck Cancer!

Week 2, 2024: Texas at Michigan
I mean I agree to an extent... I guess I was just pushing back on these guys being the 01 Ravens or some shit. 3 potential 1st round picks on the DL can mask a lot of other deficiencies. I just feel like if those guys don't absolutely destroy our OL (which is very experienced and has at least one 1st rounder as well) then we have the significantly better athletes and football players nearly everywhere else when talking O vs D. QE has normally balled out in games like this, and if he is dropping dimes then I just don't see how we aren't scoring, and more snaps should equal better results for the offense as Michigan's D wears down (assuming their O doesn't come alive.)

Am I taking crazy pills? Better athletes than 2022 Alabama? You guys are fucking cooking this morning. If I’m Michigan I maintain a high shell and run a variety of zone pressures which have historically given our OL trouble and try to force Texas to put together drives to be you. We won’t be able to run on their interior and with zone pressure all eyes will be in the backfield to attack horizontal plays, etc. Helm, Niblack, Wingo will all be useful due to their size/speed combos this weekend if that is the way Michigan wants to roll. if Quinn and the OL are adequate with identifying and picking up the multiple pressure looks, I just don’t see how we don’t move the ball consistently.

Umm didn’t Ewers light them up prior to get pile driven into the ground and going out of the game? I’m not going going into the game thinking we will put up 40, but what exactly about this years Michigan defense is warranting the title of best Ewers will have ever played. They have a first round CB and two very good DTs. What about the other 8 guys? What about their linebackers and safeties in space? We aren’t going to line up and run it down there throat anyway. We are going to spread them out, make them run horizontal and then try to hit them over the top, or just let our guys work in space. The challenge on offense will be if we can identify and protect their multiple blitz schemes. If we can do that most of the time, we will move the ball.

I caught the cancer
Just got mom out of the hospital back into the house for hospice. She has had two ostomies due to blockages that were tumor related and her oncologist says she too weak/frail for another round of chemo. Been about 14 months since stage 4 colon cancer diagnosis. She was on a regular colonoscopy schedule and was actually schedule for one two days before her diagnosis. It’s been a tough year and half, and going to be tough through the end. Fuck cancer.

We had a supply problem with lower rates... its is going to get worse now. Although it is ultimately a local issue, nationally, we have a zoning issue. Zoning/entitlement needs to be changes/altered to allow for denser housing development nationwide. Every developer in the world would rather put down three (3) cheaper units as opposed to one more expensive unit. It's simple a matter of buyer pool and mitigating risk. Driving down the cost and the hurdles to build more units will ultimately lead to more units, which will drive down the cost (flatten the rate of increase). More housing units need to be built, and allowing for more density ultimately drives down the costs for development, while supplying the units the system needs. ^^^ What that guy up there said.

Commercial Real Estate Lease - is this reasonable??
This sounds like a ground lease so the 25-year term, is actually rather short. Theoretically, they are leasing the ground and if the ground lease isn't renewed you the vertical improvements would revert back to the land owner. What kind of renewal clauses are included in the LOI? Although half an acre is too small to support a grocer and retail center.... are they trying to acquire/lease this parcel as part of assemblage? What is the full scale of the project? Is his land going to be used just for parking? I know nothing of land values in Alabama, but the dominate retailers and grocers are always going to drive the market. Does your dad own any other adjacent land to this tract or does this deal encompass all of his holdings? If he owns more, the value of the those parcels are sure to increase significantly with the use being proposed.
