All Encompassing Mortgage and Real Estate Thread

true. I've got a cash cow. I'm SERIOUSLY considering getting deeper into this...like buying a small duplex near the hospital, or buying a single-family and dividing into two or more small units. -

can you do air BNB or something like that to generate some cash? Are you anywhere near a hospital? Travel nurses are always looking for a furnished place. You could move all of mom's shit into the smaller bedrooms, put a lock on them, and make the master available for a tenant. -

why not just list it and sell it? Vacant houses go to shit fairly quickly. Small leaks that nobody notices, etc. Plus, the carrying costs...taxes, utilities, etc. -

other than the fact that it's dumb? Here's the problem...now your house is "for sale", which implies a certain condition and cleanliness level. Do y'all ever leave dishes in the sink? Not any more you don't. Make the beds every morning, y'all. and, since it's only listed on zillow, you're going to be dealing with buyers that haven't been vetted by anybody. If I call to arrange a showing, you can bet your ballsack that the buyers I'm bringing are pre-qualified for a loan, ready to buy, and aren't out just jacking people off looking at houses for shits and giggles. -
Ohtani went over 400 total bases last night. Total bases is not a statistic mentioned often. Accumulating 400 total bases in a season doesn’t have the panache of, say, batting .400. Leave it to Shohei Ohtani to reach another rare milestone and prompt statisticians to dive back into the digital record books. He became the first player in 23 years and only 19th in baseball history to reach 400 total bases Thursday night when the Dodgers clinched the National League West title. So, are total bases meaningful? Bill James, the godfather of modern baseball analytics, thought so. He included the stat in the seminal Runs Created formula he devised in the 1970s, which simply counts times on base, multiplied by bases advanced, divided by opportunities. Bases advanced, in a nutshell, are total bases: a single counts as one, a double as two, a triple as three and a home run as four. Attaining 400 total bases reflects uncommon power and relentless offensive production. Ohtani reached the milestone with his last hit Thursday, a bloop double in the eighth inning of a 7-2 victory over the San Diego Padres. He became the first player to reach 400 since four players did so during the steroids-fueled offensive binge of 2001. The 18 previous players to reach 400 achieved it 29 times among them. It was a relatively frequent occurrence in the 1920s and 1930s after a livelier baseball was introduced, then was rarely attained until the steroids era. Babe Ruth set the record of 457 total bases in 1921 and accumulated 417 in 1927, the year he hit 60 home runs. His New York Yankees teammate Lou Gehrig eclipsed 400 total bases a record five times, and fellow Hall of Famers Jimmie Foxx, Chuck Klein and Rogers Hornsby each accomplished it twice. The milestone was rarely reached thereafter. Stan Musial was the only player to reach 400 in the 1940s and Henry Aaron the only player in the 1950s. Jim Rice posted 405 total bases in 1978 and Larry Walker, playing home games in the thin air of Coors Field, had 409 in 1997. Walker’s teammate with the Rockies, Todd Helton, twice eclipsed 400, as did Sammy Sosa. Helton, Sosa, Barry Bonds and Luis Gonzalez all cracked 400 in 2001, and nobody else did so until Ohtani. Aaron Judge is hot on his heels at 392 after hitting his 58th home run Thursday, one more total base than he finished with in 2022. Ohtani has already set records in his first season as a Dodger, becoming the first player to hit 50 home runs and steal 50 bases in a season. He currently has 53 homers and 56 stolen bases to go with a .305 batting average and NL-leading totals of 126 runs batted in, 131 runs scored, a .387 on-base percentage and a .643 slugging percentage as the Dodgers conclude the regular season with a three-game series at the Colorado Rockies on Friday night. He’s delivered when the Dodgers needed it most as they fended off a surge by the Padres the last few weeks. In his last seven games, Ohtani accounted for 40 total bases by going 20 for 29 — including five home runs and five doubles — with 16 RBIs and 13 runs. Remaining that hot through the weekend could possibly result in him winning the triple crown. His batting average is third behind the Padres’ Luis Arráez (.312) and the Atlanta Braves’ Marcell Azuna (.310). As onlookers marvel at Ohtani’s litany of staggering accomplishments, it’s easy to overlook his 400 total bases. But he’s joined a club that is more exclusive than that of pitchers who have thrown a perfect game (24 members). Ohtani has a lot of climbing to ascend the top of the total bases career list. He has 1,781 after posting four consecutive seasons with more than 300, but the all-time record is a daunting 6,856 by Aaron. Who among active players has the most total bases? Ohtani doesn’t have to look far. It’s his teammate, Freddie Freeman, with 3,866. The veteran first baseman has eclipsed 300 total bases six times and his career high is 361, set last season.

A guitarist who has played with Pearl Jam and the Red Hot Chili Peppers and was involved in fatal collision in Alhambra in March pleaded not guilty Thursday to a vehicular manslaughter charge. On March 18, the victim, Israel Sanchez, was heading to the grocery store and walking in a protected crosswalk at Main Street and Meridian Avenue when he was struck by an SUV driven by Josh Klinghoffer, officials said. The man fell to the ground and was dragged a few feet until the vehicle came to a stop, according to video footage provided by the family’s attorney. Sanchez later died in a hospital. Klinghoffer remained at the scene and was not detained. Klinghoffer pleaded not guilty on Thursday to a misdemeanor charge of of vehicular manslaughter without gross negligence. His attorney did not respond to request for comment Thursday. A wrongful death lawsuit filed in July by the victim’s family alleges that Klinghoffer was on his phone while driving the SUV, and that he did not not have a license plate on his SUV at the time of the crash. His attorney in the civil case, Andrew B. Brettler, said in July that after the crash, “Josh immediately pulled over, stopped the vehicle, called 911, and waited until police and the ambulance arrived.”

2024 Transfer Thread - The Pedantic Circlejerk

LOS ANGELES — Maybe they didn’t get talked off the ledge, per se. Maybe the possibility of leaving was just dangled, unspoken, in spring conversations involving USC’s Bear Alexander and Alexander’s guardian Tony Jones and Eric Henderson. Regardless, as Alexander was feeling the transfer portal tug of returning home to be closer to family in Texas, it was his comfort level with Henderson and USC’s staff that helped keep him grounded in Southern California. “We had to just realize or get back to a point where, like, we understand what – all the sacrifices, things that we made, and just get closer to the new family,” Jones told the Southern California News Group, early in the fall. “It’s always easier to reach back to what you’re comfortable with, but those guys are family. They’ve been treating us that way.” But the family split on Wednesday, a suddenly growing crack in the foundation ripping Alexander and USC apart yet again. The defensive tackle, widely regarded just two short months ago as a breakout candidate and crucial piece on the Trojans’ defense, is planning to redshirt his junior season at USC, guardian Tony Jones said. “We are going to take the shirt,” Jones wrote in a text. Alexander still intends to practice with USC this season despite the redshirt, Jones made clear. It could ultimately bring an end to a tumultuous year and a half for Alexander in a USC jersey, and further a tumultuous journey as a talent. It’s possible he preserves his eligibility and searches for a new program through the winter transfer portal. The one-time top Texas recruit had a difficult upbringing and played for five high schools. He spent his freshman year at Georgia before landing at USC in the spring of 2023, and very nearly dipped his toe back into unclaimed waters in the spring of ’24. Head coach Lincoln Riley made it clear, then, that USC didn’t want to lose Alexander, and his return to Troy looked massive for a new-look defensive line under new defensive line coach Henderson. Everything looked peachy, at the start of the fall, former Rams coach Henderson singing Alexander’s praises as a kid “thirsting for knowledge” and Alexander affirming he needed to take steps in consistency to reach his potential. “Just making sure my motor’s at the top, so other guys’ motors is just trailing as well,” Alexander said in late July. It became progressively clear, though, that USC’s staff wasn’t quite seeing that consistency – wasn’t quite seeing something. Alexander led USC in quarterback hurries in 2023, but Riley mentioned in the fall that his “inconsistencies” had hurt the Trojans at times, despite his ability to “be an explosive player.” Before USC’s Week 1 victory over LSU, Alexander was labeled as an “OR” starter on the team’s depth chart next to former Wyoming transfer Gavin Meyer. He’s been a backup, in three games since, to Meyer and Vanderbilt transfer Nate Clifton. USC’s defense appears to have made significant strides to overall improvement. Riley insisted that the coaching staff didn’t “need to see any more” from Alexander; but he played 20 snaps against Utah State, and 21 against Michigan, and on Monday the ball dropped. “FREE 9-OWE,” Alexander wrote in a tweet, then. On Tuesday, Riley brushed away the notion Alexander was earning less opportunity, pointing to the fact Alexander had still played more than a third of the game against Michigan. “He’s doing a good job for us out here, he’s getting better,” Riley said. “There’s no story there. I mean, I know you guys are looking for one. Like, there’s, there’s no story there.” A day later, Alexander was absent from USC’s practice. Defensive coordinator D’Anton Lynn, speaking to reporters after practice, deferred comment on Alexander to Riley. Meyer and defensive end Jamil Muhammad largely did the same. “Bear’s my brother,” Muhammad said. “I wish him the best.” From a strictly on-field perspective, it leaves USC in a tricky position. The most proven interior defensive lineman on the roster, behind Meyer and Clifton, is senior Kobe Pepe, who has played 124 snaps across his career. There’s Elijah Hughes, a sophomore who showed a couple of flashes during his freshman year. There is proven 6-foot-5, 290-pound true freshman Jide Abasiri. Clifton and Meyer’s consistency, though, was what had given Lynn confidence in starting them on the interior in the fall, he professed. And beyond them, Lynn, Meyer and Muhammad all largely expressed confidence in the program’s depth. “We feel like that’s one of the strengths of the team,” Lynn said Wednesday. The defensive line at USC, Riley proclaimed Tuesday, should be a place difficult to get snaps. And Muhammad and Meyer echoed their head coach Wednesday, lauding the competitiveness of their room. “USC was a team that comes to be reckoned with when it comes to defense,” Muhammad said, asked about Riley’s comments. “So I just think that’s the culture that’s been brought back. And um, that’s across the whole defensive staff, the whole defensive team.” “You have to be a dog day-in and day-out.” But not a Bear, it appears. -

I maintain my vehicles, because I don't want to carry jumper cables, a battery pack, or any of that bulllshit. If somebody else has a dead battery, I can't help them. Call the auto club. And have you heard the joke: what's the slowest thing in the world? I'm sure @Brisketexan knows it it's: -

Weird story...his parents moved to Fallbrook CA (the northernmost part of San Diego County, and the "Avocado Capitol of the World"), and they both died of Carbon Monoxide poisoning due to a faulty fireplace.

Curious who plays what on Hotel California...although maybe nobody plays nothing on that stupid videogame bullshit. Does Joe still play his part, and Gill plays felder's part?

And BTW, this fucking Mercedes eats batteries. I've been replacing them every two years or so, although the AUX battery lasted several years before I knew it even existed. I'm getting twice the life (easily) from my truck battery as I do from the MB battery. And, I'm not some asshole that wants to carry jumper cables, so, if the battery is even a little bit weak, I replace it. My old BMW had the battery under the rear seat. That seems so much smarter to me. Protected from the heat of the engine compartment. -

It didn't happen at home. We checked into a hotel Friday night at the beach. The car was fine when I parked it, and fucked when I started it Saturday morning. The wires were chewed completely through, so Mr. mouse/rat whatever got me in the parking lot. -
