  1. Grau, MP7, and M4. Kinda gave up on the camos after that. Been rolling Bruen MP5 in Warzone (META gang), but also still running Kilo, Grau and PKM on occassion. Skilled based match making has made this game so much more challenging holy shit. Used to get a victory 5-6 times a week and now I'm lucky to get one/week.
  2. I sold a home in Houston last year. I got an offer the first day on the market as well as a letter explaining how this couple had been searching for their first home for a year, and mine was a perfect fit for them. I used this gushy letter as leverage and squeezed an extra 2% over list price out of the buyer. I'd have been pissed if my agent didn't give me the letter.
  3. Is the home owner occupied, or is it exclusively used for STR? If you're in Austin, I'm pretty sure the owner is required to have an STR permit from the city. If no permit, then I'd report them to city of Austin code enforcement. My understanding is most of the STRs in Austin are not permitted https://www.austintexas.gov/page/types-short-term-rentals
  4. My bonavita drip coffee maker died last week after only 7 years of use. I loved the quality of coffee it produced, but the new ones seem to get terrible reviews. Any recs for a new machine? Looking for something simple with at least 8 cup capacity, thermal carafe, and preferably a timer that can be set for autobrewing in the morning.
  5. Any chance he can find out which client he is going to be staffed on before he finds a place to live? Downtown may still be a good option since it's central, but his commute is probably going to suck if he's going to the woodlands or something every day.
  6. Is he in audit? If so, living close to downtown won't matter. He will be traveling to a client in some bumblefuck suburb everyday. If he's in the office I'd say live in midtown for a year and then reassess.
  7. I grew up here and it caught me off guard— was asking myself the same question. There’s no warning system that I know of. I’m a little surprised nobody drowned in their tent.
  8. Staying at the new sunflower development in port A. This guy had dealer plates on his truck and RV. About 100+ other people in the same situation.
  9. Hundreds of stuck cars, trucks, and rvs. Not to mention all the tents, trash, etc that washed away into the ocean. And then you have idiots driving trucks through 2 feet of saltwater going 30.

    Last time I was in a legal state I crushed 100mg of gummies and only experienced a mild high. I wish I could buy the medicinal doses instead of rec.

  12. I went this weekend and stayed at a family friend's condo. I feel so bad for Port A...grew up in Corpus and have been going there since I was a baby. We did curbside from La Playa and Venetian Hot Plate...both were really good and I could tell the restaurants really appreciated the business. I don't know how these places are going to survive though.
