  1. We are in the middle of a master bath remodel. Takes 2 weeks. Was quoted 10k for labor. We buy all the materials ourselves. 1k for each 60 inch vanity x2, stand alone tub $ 600, tub faucet $200, floor and shower tile $1k, toilet $280, frameless shower glass and door $2k (this was a sub contractor so it includes both parts and labor). Lights and mirrors $1k . Vanity faucets and shower heads $500, Misc paint grout etc $500. All together looking at 18k.
  2. @C-ManDoes personal property insurance cover our cars? That makes a huge difference.
  3. That is excellent information. Thank you for taking the time to write it. I have a meeting with my farmers rep tomorrow to discuss and I just didn't have a thorough understanding.
  4. I've been thinking about it and the only things I would ever file a claim for is a bad hailstorm, a direct hit of an f4 or f5 tornado, an attic fire, and a direct nuclear strike on my home. Other than that, when am I ever filing a claim? When I get home I'm going to look at the odds of those things happening in flower mound texas and go from there.
  5. I have some more time on my hands and am trying to lower my home/auto insurance. My question is what parts of my coverage is bullshit and can be lowered/removed etc. From reading some definitions, I dont care for loss of use. Id like to drop that. I dont need my limit of personal property to be $216,000. More like the shit in our home is worth like 20 grand at most. For separate structures all we have is our fence but isnt an entire new fence like 8 grand? Id like to lower that amount covered as well. The only one I get a little nervous about is Dwelling. I owe 238k on our home. I have read about people lowering the limit to what you owe on the house. Someone please explain all of this to me. I have never really looked at my home insurance policy before and it is just the one they gave me when I got the house 7 years ago. We live in Flower Mound Tx if that makes a difference. I have also heard you can lower your premium by increasing the deductibles. Here are mine. I mean seriously, with these deductibles, what the fuck am I actually paying for? A black swan event like a total loss? How many times in your life are you going to file a claim if the deductible is 6k a year? Im paying $2100 a year for this with Farmers. Have never filed a claim, and want it lowered in the smartest possible way considering what I have just told everyone. Thanks
  6. Pick your poison. In hind sight the fed should have started raising rates in the middle of 2021. Supply chain issues at the time exacerbated the problem and ruined the word "transitory".
  7. I look at these from time to time. Its the same for every generation past present and future. Its the median retirement savings that's the real eye opener even for the top quartile. Basically the bottom 50% of everyone hasnt saved anything. And these numbers are the same for all age brackets and always have been. What skews the overall average savings is the top 3-5% of the US population and their 1 million - 100 billion in savings/worth. Everyone else either has nothing or not near enough. And yet we all mostly live to be like 80 on average and lots of poor people die in their 90s so its not the end all be all. Now quality of life years. That is something to look at and money would/could help live a better/healthier life for longer.
  8. 100 with a heat index of 109. In late September. I'm never going to be presumptuous about summer ending again. I'm in the middle of second summer. I'm hopeful second summer will end sometime in October.
  9. We should really be comparing this team to the sugar bowl team that beat Georgia a few years back. Maybe just maybe we can compare them to the 2008 or 2009 teams but we are 4-0 this year with our best win being a 10 point victory against an Alabama team with no qb. The 2005 team was one of the greatest college football teams of ALL TIME. What the fuck did I just stumble onto?
  10. Another week I can dream about us going undefeated and winning a national championship. Thanks Horns.
  11. Having lived the accumulation phase and now the semi Re phase, I can say it definitely helps to have dual income earners and be upper middle class. In fact i think that is who FIRE is designed for and where you hear of most success stories. FIRE is not designed for the poor unfortunately. It's not for the wealthy/rich. They don't need it. It's really not for the middle class although it could work. This is where you see the extremes of FIRE and where I could see the most regret. It's really for the upper middle class. And really all it takes is living below your means for a certain amount of years. For me, I've lived in one of the best suburbs not only in Texas but in the US, flower mound. I pay 2k a month for mortgage and another 500 for bills and live in a great neighborhood. We go on 2-4 trips per year to mexico, both resorts and family and had no cares in the world for money while saving. It honestly wasn't hard at all to do this. All it took was saving excess cash diligently each month for 7 years and avoiding lifestyle creep. I never cared to keep up with the jones. The accumulation phase was actually quite painless. As for the FIRE phase, so far I am loving every second of it and am so proud of what I did and am now reaping the benefits. 5 days off a week is glorious and my off days are filled to the brim. I think dual incomes of 100k or more each can easily achieve fire in 10 years while living a comfortable mostly upper middle class life. The dual incomes also imo relieve the stresses of money. It did for us. Our standard of living was set to 1 income. That way if one of us lost our job it wouldn't affect us. I think being the only earner could cause someone who wants to achieve fire quite a lot of pain and suffering. And all it takes is one person saving. My lovely wife spent her excess money and saved about 5k a year. It didn't make a shit. Just be sure to invest in the market. Nothing fancy. SPY or VOO will get you there.
  12. We are using unity to develop our game. I'll be following this quite closely
  13. Ive got a really bad feeling about the officiating now. The rage will be nothing like any of us have experienced if this is a playoff team we have and a game or 2 is taken from us due to blatantly horrible calls that cost us. It will be strategic. Most likely on the road and on plays that make a huge difference in the outcome.
  14. Last kick in the balls for Dallas in 2023?
  15. Can't you take up to 250k profit and not owe any capital gains tax in Texas? Sell it and buy a 750k home cash preferably in a low property tax state. Better yet have a sham wedding and she can pocket 500k since she would be married. Just write up a contract and pay the guy 5k or so.
  16. Why didn't they show the sure fire int that was dropped on 3rd down. 2 huge fuck ups by Nebraska
  17. I googled covid 20 to see if I missed something.
  18. A balmy 111 in flower mound right now. One last kick in the nuts. Hottest day of the year I think.
  19. Perfect time to sell our house to suckers.
