  1. It’s definitely piss. I am very curious about the housing market landing. I think it’s gentle in a few markets but there are some due for a rougher ride.

  3. We’re still in the never caught it at my house. I’ve been exposed to it a bunch so masks and vac plus booster seemed to do it for me. I naturally like to keep away from crowded places so that helped too. At this point if I catch it I’m not going to be upset (hopefully) but I love not being sick for so long.
  4. Any thoughts on what a 75 basis point hike does today? As pointed out before, demand destruction may work to curb inflation eventually but it could get ugly with close to full employment. I am not sure that we don’t wind up with a double dip (the current recession being the first) due to over correction. The other aspect to this is the dollar strengthening means US exporters are going to feel some serious pain and of course our trade deficit will widen.

  8. I think it’s in specific locations. My company is in a lot of these markets and it is as tight as advertised. I think inventory will catch up as demand slackens but it won’t happen in Austin, for example. Just takes too long to get new permits and we’re not meeting demand yet. I think we’re at least 18 months away from that point in central Texas.

  17. What’s up? I’ve found here in Cali there is definitely awareness that the people moving to Texas are doing so for political reasons. Which was absolutely not the reason for my move but is very interesting in long term sociological perspective. I have to say that I’ve found so far: Restaurants are way more expensive. Wine is cheaper? Wtf ? Gas, duh, but I don’t drive anymore and my BMW has become a garage queen for my kids to sell when I die. I bought a nice bike and ride it everywhere. That, my friends, is living right. I can’t express how nice it is to be able to go anywhere without sweating my balls off. Contractors are way more punctual. Prices are higher for labor but similar for materials. Permits are way more expensive. Sales tax is higher. Property tax is about half to a third of Texas. People here are happy as shit. I think one of the things about Austin I had grown most tired of was the negative vibe. A lot of anger, frustration, and traffic. I also sold for way more than I thought I would in Austin so that’s made the move easier. Politics aside it was time for me to GTFO. But Texas better watch its cornhole because the smart kids aren’t going to stick around if things continue as they are.
  18. Oh boy… as a civil specializing in environmental and utilities I couldn’t disagree more. A civil MAY be qualified to do some structural engineering and if they’re ethical, should advise you if it’s beyond their expertise, but some won’t. Structural engineers are the best bang for the Buck you’ll find in my experience. They can crank out designs so much more quickly and price efficiently because of their familiarity with standard situations. I would rely on a referral from a civil I trust but out of the hundreds of civil engineers who are not structural I would trust maybe four or five to design more than a simple slab on grade or basic four foot retaining wall.

  20. And then try to raise prices… John Burns has the best data, they are quality. That is very concerning news, if it’s a trend. I’m hearing a lot of rumblings in converting for sale to for rent product. Good luck with that plan.
