  1. My wife really wanted this damn house. So just in case there actually was other competition, I definitely led him to believe I would be hiring an agent to sell my existing house, and that if things go well and we can close this deal, it might as well be him, so I used his shady demeanor against him. Of course I ended up listing my prior house myself, then after a deal was on the rocks over repairs (largely due to another shitty realtor that refused to (i) explain to his buyer I accepted the offer below list on an "as is" basis and (ii) then counsel his first time buyer that not everything in the damn inspection report needs to be fixed) ended up renting it out and have been a landlord for the last 7+ years while the property value appreciated very nicely. So on one hand, I owe that shitty realtor for forcing me to make a great investment decision.
  2. I made an offer once first home purchase and tried to mark up something in the TREC form. It absolutely blew the realtor's mind and they told me I wasn't allowed to do that. Mind you I'm doing this from my law firm email address. I said something to the effect of your position is we aren't allowed to negotiate terms of a real estate transaction? They pretty much just shut down and I moved on. But man I've dealt with some really bad and incompetent realtors. The last house I bought the dude was sleazy and incompetent. He actually showed me a filled in contract with a listing price offer trying to get me into a bidding war. Extreme used car salesman vibes. This was in a cooler market, in February, so I called his bluff and just made an offer at list less 3% since representing myself. Sure enough it was accepted a few days later. I had to drag it to a closing myself as he was pretty worthless. I've only worked with one agent I thought was pretty good and she represented the tenant on a lease. She made it super easy on me while I was on vacation with my family. So I decided not to deal with it the next year and let her list it for me and eat the commission. Will likely do it again next year if I don't hire a property manager. So to the point above about good agent's hanging in there and making themselves stand out, I agree.

  4. Bally SW will have Rangers/Stars/Mavs. I am less familiar with the Houston RSN situation, but my Fubo last year (I live in FW) had the Astros on whatever they call it now. If you DGAF about those teams then it doesn't matter which service you choose. Yeah FUBO had it. But IMO FUBO is a massively inferior product to YTTV. I switched back to YTTV as soon as Rangers regular season ended and went 2-3 months with no Bally's but ended up just paying Bally's the $20/month direct for Stars/Mavs and will keep for Rangers. I wanted to avoid that on principal but Sinclair is deep enough in BK that small growth in subscribers won't move the needle.

  7. $878K. Although I somewhat question whether enough coverage with appreciation and current construction costs. I think would sell in the $1.2MM to $1.3MM range. Rental property coverage lower at 421.
  8. I've been with Liberty for all of my insurance for 15 years. They are also fucking me across the board with 50%+ increases. Currently have primary home, rental property, car and umbrella coverage with them. Located in Dallas. Has anyone had recent success shopping coverage with an insurance company that doesn't suck? Liberty was "just ok" on home coverage when I had major damage in a 2019 storm. They were fine on auto when car was totaled in same storm. But certainly not married to them.
  9. The entire industry is fucking dumb. Hopefully this helps but I remain skeptical. It absolutely has been a consistent violation of antitrust laws. And all the asshole realtors work together to make sure to limit the market if anyone isn't playing their rigged game. It's all they know and I highly doubt this settlement will change that aspect. I bought both my houses in relatively 'cool' markets making it clear my purchase offer would reflect no buyer's fee and had numerous agents refuse to show me a house if I wasn't represented. Then it was beyond obvious when I tried a FSBO with a buddy with MLS putting the listing up that the local neighborhood realtor mafia blackballed my house and I had very few showings. I rented out my house which ended up working out fine. But it's a shady business with 90% of the Agent's largely incompetent and adding little to no value.

  11. Caesar's is a dump. Stayed there 2 years ago for the first time and forever and has been my least favorite place I've stayed. The rooms need a complete overhaul. Bellagio, Palazzo, Wynn, Aria, Cosmo, Vdara, Waldorf all better options. Hell - I did Paris for a night when I was in and out in 24 hours for a game last year and I probably preferred it to Caesars.
  12. Going to be an interesting next 3 weeks for division race. The Jets will make up all 3 games they have in hand while the Stars get a little more rest. After games on 4/1, each of the 3 contenders will have 7 games left and all will play each other. Taking my son to the game tomorrow night. Should be a good one.
  13. I saw Las Vegas did their annual fake injury LTIR that will magically heal game 1 of the playoffs for cap space. They have got to fix that loophole.
  14. I've basically adopted the strategy of never listening to any HL sports or sports related segments other than Stars, maybe Rangers or Klatt. Sometimes the Mavs segments are tolerable. But anything that is football related (other than Klatt segment) or pretty much any other random sport is auto tune-out. I've learned that strategy is what makes dumbass Bob and Corby tolerable on other segments.
  15. Have to circle back to this. I have no love for ND but it was a great pregame experience (then they kicked our ass). Cool campus. Friendly tailgates. Basically the complete polar opposite in every way compared to the hell hole known as Columbus. Would absolutely go back to South Bend if we play them again. You couldn't pay me to go to fucking Ohio State next year. Fuck that place and I'm still pissed this series was ever scheduled.
  16. I turned off at 6-3 and last thing I registered before falling asleep was a Stars app notification of goal cutting it to 6-4. I thought for sure too little too late. Was pretty shocked when I saw final this AM.

    Anybody got a link to a cheat sheet for less batshit crazy republicans? I'm an independent that will be voting D in the fall (outside of some local races in Dallas) but not following any of this closely outside of obvious vote for Haley to the extent I vote tomorrow.
  18. Yeah, it's not that I'm not willing to be an asshole, more like I've got a real job so at times would be nice to just not have to deal with it. Particularly if they place tenants for you at a reasonable price. My current tenant still have about 6 months on the lease so not in a hurry but may start looking into it over the summer.
  19. Think there is still a solid multi-year window regardless of those contracts. But the Tanev trade makes this year an actual possibility to the extent things mesh as expected. Obviously probably in a better position to answer this question at the end of the regular season. We all know anything can happen in the playoffs (see Boston upset last year), but with the playoff format, winning your division certainly helps your odds significantly. Last night was pretty big for those chances as if we would have lost in regulation, the math starts getting difficult with not much room for error. But now we have the hardest stretch of the season behind us, trade help on the way, and the next to easiest schedule in the league remaining. Win the games you should and you would think in a good position heading into playing both Avs and Jets last week or so of season. Also closing out with 4 at home is nice.
  20. Luckily not that much. Only a couple hundred. On that bet at least. After a decent Sunday night, it was a pretty poor night of gambling all around on Tues. I should have let the Horns overachieving and Stars underachieving act as a sign that maybe the house had my number and catch up on sleep, but proceeded to hit the tables late night after a client event instead and paid for it.

  22. I don't disagree with a lot of what you wrote. But as it relates to large law firms specifically which is generally the context of your post, I'm pretty confident "qualified" (i.e., minority students that meet a class % cutoff (without considering any DEI goals ) are not being missed). I'm pretty sure a non-asian minority student in the top 10% of their class at a decent law school can write their own ticket and name their preferred employer. That almost certainly wasn't the case 30 years ago when the individuals being celebrated per your post were going through the hiring process but it is now. I have a lot of hot takes about the law firm hiring process and its massive flaws because I don't think there is strong correlation between law school ranking, class rank, race and/or gender that results in someone being a successful big firm attorney. What you need are smarter than average pure grinders without egos and those candidates exist across all backgrounds. For example, I'm pretty sure I've yet to see an ivy league law grad, that has come across our practice at least, that was a great hire.

  24. It does appear Hamas has no desire for a ceasefire and the above is in fact their strategy. Not sure Israel has done a great job of making this clear on the PR front.
  25. Anyone have a rec for a good property manager in Dallas? I've handled myself for the past 6 years but getting tired of dealing with tenants directly. Latest issue (daily complaining about taking a few extra days to get AC unit installed due to part having to be ordered) has made me start thinking it might be worth it to outsource.
