  1. I hope the you/the Post is right but lots of angst around what the consumer is going to look like later this year, early next. Maybe the most telegraphed recession in history will finally show up but not yet
  2. Well the overall survey is for top states for business and the AAS decided to focus on that metric which is subjective as fuck and political to make the home state look bad. Shocker.
  3. Texas is overall ranked 6th. For all the doom and gloom posted, we are number 1 corporate relocations. We have the most fortune 500 companies which gives ample opportunity for folks. We are the #1 wind energy producing state. We are the ninth-largest economy in the world according to Gross Domestic Product (GDP). That survey is ridiculous. Cost of living in their metrics carries a 2% weight, or 50 points. CNBC decided to weight Life Health and Inclusion at.....14% or 350 points. Guess they had an outcome they were looking for and it wasn't trying to figure out the best state for business. Because that is a no brainer.
  4. They're going to be more pissed when Michigan Texas is the game they pick in 2024.
  5. Zero. The answer is zero people.
  6. 100% agree regarding your legacy admissions screed. But that wasn't before the Court. And it was the Asian kids getting fucked in this deal.
  7. Is he wrong?
  8. Got a 5/1 jumbo at 6% (sorry guys around here, got a couple of clients at a certain bank and needed to use them). Assume I'll be able to refi that prior to the 5 year term being up (or pay it off) at a rate significantly below 6%.
  9. Did ya melt?
  10. I think Trump isn't going to be able to run/isn't going to get the nomination. Either by the current indictment or the one coming from Georgia. So I'm expecting to get Younkin or Kemp to jump in from the R side and one of those two, Desantis, or Tim Scott will be the R nominee. And I think Newsome is basically starting to run without announcing in case something happens to Biden, either physically or if there is something to the alleged recordings of him and Hunter taking bribes. A good Dem candidate that Sydney didn't mention would be Polis from Colorado.
  11. Played it when horns played against usc out there which was right after Walker Cup and they had the rough grown. It was hard as shit that day and #2 might be the hardest hole on the course
  12. There are four rules that I live by: never get less than twelve hours sleep; never play cards with a guy who has the same first name as a city; never get involved with a woman with a tattoo of a dagger on her body; and never argue with a guy that has over 700 of his posts complaining about Elon Musk. Now you stick to that, and everything else is cream cheese.
  13. what is the point of doing that search unless you're going to dunk on those smooth brained folks? I'd love to reread some of the greatest hits
  14. I don't understand any of this. Who cares? The guy was a piece of shit murderer. Does this Greg nerd have a problem with the murderer being mexican nazi because he feels like it is somehow connected to him? Why does it matter when or where he posted and on what social media account?
  15. I was there but was not moderating.
  16. Hmm, guess we were at the same breakfast
  17. what's the saying, history doesn't repeat itself, but it rhymes. Not quite the same as 2008 but investor psychology is all going back to that period. We are in the FAFO phase of a decade of zero interest rate policy. Depositors are going to pull cash and put it into various not bank required products that are 'safe'. Yields are being pushed down across the board due to both fear of growth and capital flows. Regulation would not have stopped this mess from showing up. This is poor risk management at banks combined with a Fed driven balance sheet nuke and severe capital control issues by VCs and their underlying companies. I'm aware of a company that had $20mm in deposit at SVB along with a very small loan line. They were required, as part of their loan covenants, to keep the cash on deposit at the bank. Could not do anything else with it.
  18. So you don’t know and can’t articulate why. “Changing the threshold from 50b to 250b” isn’t an answer either.
