  2. My kids are getting a great education right now. Probably by the time they finish high school they will be far past where I was as a college grad. If my son, who is already a problem solver and aspiring entrepreneur, wants to learn a trade and open his own business, I’ll support that fully. College is overrated (the experience isn’t, but what you learn is). I tend to think a kid with some smarts, desire and some trade skills could make killing creating their own business. Especially with parental support/financing. A lot more useful to society than most college degrees anyway. My daughter wants to be a doctor. So that’s a different story.

  5. Nice. Going to South Texas weekend after Easter to Turkey Hunt. We have a shitload of turkey due to a couple creeks that run through the place. It is like shooting fish in a barrel. Just get a locator call, use it near either creek almost anywhere on the ranch, setup decoys, call them in, shoot. It's almost guaranteed. I really enjoy Spring Turkey hunts.

  14. Even wealthy families will sell land. You got a low basis that gets stepped up at death. Time and money commitments to take care of it right. Heirs who don't like to hunt, ranch or use the land. The shale boom has helped a lot of people not have to sell land, assuming it is old family land and they still own minerals.

  16. That's the rub. Someone eventually wants to cash out. One of our places it is protected for a long while. Grandparents gave to kids a life estate and grandkids a remainder. He also set up a trust with ample funds to maintain and do cap ex as needed. So no one is coming out of pocket (and really my mom and her siblings could take income distributions if they wanted to but none do so the corpus has grown). The way it is set up, there is basically no financial incentive to sell until my generation dies. My youngest cousin is 16, so that's a long time. Other place is interesting. If it was my call, we would sell 7k acres and get it to 5k. Preferably sell to a family on our south fence line who has 50,000 or so acres and more money than God. 12k is time consuming and expensive to manage. Take the cash and set up another trust for expenses and cap ex. Narrator note -- it's not my call.

  18. My wife and I, as well as some church friends, are going to be volunteering and supporting financially this organization. We were blown away. Going to try and get my family foundation and other people I know with foundations to chip in. Talked to a friend who was on the board of Agape for 10 years or so and still is a big supporter. He told me that what Agape wants to do is find the next OST neighborhood and create similar housing and community initiatives in other parts of town. (They will of course remain in OST and keep up all their work there).
