  1. Julio Rodriguez (+130) has overtaken Peña (+180) as the ROY betting favorite. McLanahan (+350) also now leads JV (+400) in the Cy Young market as well. Yordan remains 18/1 for AL MVP (Judge is even money)
  2. Thanks for the quick replies…that truly is astonishingly bad. And yeah, I get it now how people who got offers accepted literally this past wknd may suddenly be screwed on their prequal budget or DTI if they didn’t lock at freaking 8:31am today. What a nightmare, sorry to all affected…and I guess worst part is there’s no relief in sight (at least until time comes to buy votes).

I wish we had a “pinned tweet” type feature that could include Wulaw & Phil’s layman terms breakdown of how many bps = X amt of rate increases (or improvements) on a 15 or 30 yr conventional with the standard down payments for a primary home (I guess that’s 10%?). I know it’s been explained/posted several times, I wish it was more easily findable and I didn’t have to keep asking.
  4. $PENN now down about 78% since Davey Day Trader reached the mountain top. That piece of shit ETF ($BUZZ) he was hawking is also down 50% since its inception.
  5. So Carnival and Norwegian Cruise Lines have both now plummeted below their 2020 “Covid/World Is Ending/CruisingIsDoneForever” rock bottom levels…and Royal is getting damn close. Hypothetically, if someone believes these carriers are not going bankrupt (at least not all of them)…what is the harm in buying all 3 if you can afford to wait out a ~12 month correction/stabilization…and then just sell them immediately any time along the way as soon as they pop up 25% or so? Didn’t we already kinda learn this lesson with Hertz/Cinemark/etc ?

So apparently the Fed’s solution to runaway rent increases is to slam the door on entry-level home ownership altogether (therefore creating even more supply/demand friction for affordable leases)…seems rational. I’m all in favor of locking out speculators from hoarding second homes/investment units via cheap lending (that was long overdue IMO); but the rest of this shit is not remotely productive.
  7. So with the refi market effectively dead as of mid-March, is second home financing now toast as well? I assume those rates are heading into the 7’s soon…presumably with points still required as well?

  9. Tremendous postseason from an outstanding group of girls; hadn’t followed softball closely (ever), but was truly captivated by this team over the past couple of weeks. Very entertaining games throughout, and extremely impressed with quality of play on all sides…the defensive clinic from OU tonight was hard to resent. Best wishes to all the seniors, and hope to see another deep run next year. Hook ‘em

I’m not sure if some this has already been mentioned, but you can also consider the following (kind of another flavor of what phdhorn already recommended): —Purchase comprehensive inspection of home, as if you were a prospective buyer —Include that report as up-front addendum to accompany your seller’s disclosure…for all the world to see —Clearly state that any offer must be made with those inspection results already implied…and no additional price consideration or repairs will be made upon acceptance of offer…IOW, they can ask for whatever they want (or accept your anticipated repairs of X, Y, Z) up front, but never again from there onward without forfeiting earnest money. —Buyer is free to purchase inspection of their own for additional due diligence, but alternative findings will not be taken into account for re-negotiation purposes…their only recourse exists within canceling outright via option period…otherwise deal must remain as-is from date of signing. —Based on framework above, communicate up front that no offers will be accepted beyond “X # of day” option period or below “Y amount of $” option fee —Set conditions above based on your urgency to sell and/or leverage to eventually void sales listing altogether and convert into a rental property

That was such an unlucky / unfair (and probably very embarrassing, which you hate to see) sequence for Sophie, but I like the idea of just ending the madness and giving her another fresh start later…all options are bad right now, at least this creates some flexibility for tomorrow (and hopefully beyond). I’m not throwing in towel yet…Czech can still shock the world if the gals can find a way to extend the series.

If you wanna swing over to Garden District then Bulldog on Magazine has a nice patio with misters, good bar food, and chill divey vibe….you can jump off the streetcar at 8th Ave/Harmony (or Washington Ave if you wanna wave to Cmdrs Palace) and just walk right down there. If you venture over that way and want a late brunch then also *highly* recommend Wakin Bakin on Prytania, right near the St. Charles/Louisiana intersection…much easier/calmer than the trendy Magazine spots and food and service is equally good if not better. Also, whoever said Columns made an outstanding suggestion, but I think that’s a much better scene for later in the evening.
  22. I think there’s some type of regional flavor involved; maybe based on IP address? I occasionally got to stream on FOB when I was deployed and all I usually got was a “commercial break in progress” notice with an occasional MLB highlight mixed in…it was glorious. Conversely, my Dad streams .TV up north during summers and regularly complains about your same issue…I recall a new era cap ad in 2018 that they seemed to air during literally every single break; often more than once. Seems to me a “commercial free” subscription option would be very popular; even at a significant $$$ premium.

Jose Vizcaino had a higher career contact percentage (87%) than damn near anyone not named Brantley, Gwynn, or Ichiro….which was also 10% better than Alvarez’s career rate (according to my FanGraphs search) In other words, who gives a shit about batted balls without regard for barrel rate, hard hit %, etc
