  4. Under sized reds are the juveniles, they are protected like the teenagers that will eat anything in sight after football practice. Slot reds are the unattached 20-somethings that are career oriented and haven't thought about settling down, and breed like Incels. Bulls (over 28") is your breeding stock. You are basically taking out the cut throats, murderers, bounty hunters, desperados, mugs, pugs, thugs, nitwits, halfwits, dimwits, vipers, snipers, con men, Indian agents, Mexican bandits, muggers, buggerers, bushwhackers, hornswogglers, horse thieves, bull dykes, train robbers, bank robbers, ass-kickers, shit-kickers and Methodists.   5. We've talked about rainwater harvesting, we have 5200 sqft. of barn roof, but cisterns are outrageous, like a dollar per gallon outrageous. Our neighbor that owns the other 6 acres that is not in our HOA has a really good Second Trinity well. It is right at 400 feet and the water comes up the pipe to 170 feet. I can get a well like that one drilled for under $10k. They make a 48 volt submersible pump system that can pump from depths as deep as 300 feet that I've looked into. We also have the Brazos, we are riverfront on about a 15 foot deep hole. You can get a permit from the BRA to pump out of the river for $35/year, as much as you want. I've looked at purification and RO units as well. We have a pretty good spring on a draw that runs through the property, I'm thinking about damming it up, and running the rainwater into a submerged pipe into that. We shouldn't have any water issues, but power could be a problem. CHIEF
  6. I think I put this on another thread. But I had a neighbor, in Austin, that grew up in Biloxi, MS. When hurricanes came through, you might be without power for up to 30 days (things get rebuilt slowly in MS.), but the natural gas lines stayed intact underground. He said a lot of people had whole home generators that would run off of natural gas. I wouldn't make a big investment, but if I had natural gas, where I live, that is exactly what I would have. Something strong enough to keep the lights on and run the appliances (but not a/c units). Hopefully, those of you that have access to natural gas, already run your furnaces, water heater, and cooktop on it. This would keep you from having to go hunting around for fuel, or propane. He said they were small, and just looked like another a/c unit beside the house. CHIEF
  7. I's funny, I was just over there, and thought about that. I'm going to build a "bump out" for the well, insulate it, and leave it open on the front so a wood burning stove could be used to keep it warm. I'm going to use bolts to bolt it to the slab, and to close the gaps where it will be attached to the cabin. CHIEF
  8. I've got the land to go ahead and build an off-grid cabin, I think I'm gonna go ahead and do it. Gonna drill a well, and build the cabin around it. Spray foam it. Put a 2000 watt wind turbine on it: https://mwands.com/2000-watt-freedom-kit-20434 probably 1000 sqft. of solar panels, wood burning stove, a whole house inverter, with battery banks. gonna go ahead and do full prepper. Build a greenhouse, and can vegetables. I have enough deer, feral hogs, fish and turtles in the river if SHTF. Maybe an ethanol still. Doing it as a hobby as much as anything. But if we keep printing Fiat money, it's going to become worthless, I have no idea what will happen. Weimar Republic all over again. CHIEF

  11. If you can find someone with access to a FLIR camera, the thermal image is accurate to .5 degrees, and it will detect a leak through the wall. We have a friend that works for a home builder, he brought one home and has been going through homes in our neighborhood to check for leaks, but it's like trying to dip out the ocean with a Dixie cup. But he can go through a house in 5-10 minutes. If you bought one, you could pay for it a hundred times over. CHIEF
  12. Because they run on natural gas at extremely high temps. Think of a hot air balloon burner, they have to vent directly to the outside.. I use electric tankless on all of the houses I build, the entire house is foamed, so the attic is within 10 degrees of the interior. BUT, I also put drain valves for a case such as this. Drain the coils in extreme cold if you have lost electrical power. CHIEF
  13. Been in a partnership, with Brisket, and one other buddy, and it was great. We all fished together anyway. The payment was cheap enough that it really wasn't an arrangement to spread out a financial burden. But with such a small expenditure for each of us, it meant we got to go fishing a lot more often. We all were starting families, money wasn't really tight, but when payment and maintenance were less than $100 a month each, there never really was a time we had to worry. I would say, though. I wouldn't enter into a partnership on anything that I didn't have the means to pay for, by myself. Partnerships can, and often do, go South. You are counting on everyone at the table to be making sound financial decisions, and not get over extended. You also have to be like-minded on maintenance, repairs, and adding electronics, etc. CHIEF
  14. Got to read this by candlelight this past week. Great book. The author talked about coming to Austin, he said he rode out to a round topped mountain, about 800 feet in elevation, once on top, he could see an expanse of the Colorado for many miles. I realized he was talking about Cat Mountain, now covered with multi-million dollar homes. CHIEF
  15. I GC'd my own house, and this is how I did it. Metal roof with the underside of the decking foamed. The whole house is incapsulated. PEX lines incapsulated in the walls and ran through the foundation. All outdoor spigots are frost free. Water heaters on the interior of the house. I was never worried. I'm pretty sure the spigot and lines froze out on the side of the garage, but PEX will expand enough not to split. The tract homes are the ones that put water heaters in the attic, it should be outlawed. It's done for the almighty dollar. That nine square feet of heated and cooled space is worth an extra $1800-2000 in Austin. CHIEF

  17. Being addicted to saltwater, and wanting the best of both World's (inshore and offshore), I was absolutely mesmerized when ShallowSport came out with their 27' Latitude. It could get up in 12", and run 50 miles offshore. It's a CC with a head available, but you're exposed to the elements. Hadn't looked at it in years, it is now called the X3, and will soon be available in a 32' model. I dreamed and fantasized about owning one, would probably have gotten a divorce if it meant getting one. They are a good hull and really hold their value . It's a bay boat, but not really a shallow water boat. Would be considerably North of $150k, and would be only available new. They are definitely trailerable. But it sounds like you need to bite the bullet, and get a slip for your offshore boat, and get a cheap bay boat you can keep on a trailer. It's impossible to justify a slip for a a used flats boat. You will eat up the boats worth in just a few years. I would look into finding a fishing buddy that knew the area, he takes you fishing on the skinny water, you take him offshore in a cost-based ratio. It's a lot more expensive to run offshore. CHIEF

  19. Fuck. All of the reclamation companies are about two weeks out in our area. We cleaned, ripped out all of the carpet, vacuumed all the water, and put furniture on wooden blocks in three houses today. Our crew has grown to about 20 volunteers and can get a house "livable" in about an hour and a half. It's local residents, and a couple of church groups that are doing it. Really proud of CHIEF Jr., he has been the biggest organizer, first on the job, and pulls the most weight of us all. He is a machine, carries multiple 200+ lb. bundles of waterlogged carpet, and carpet pads out the door by himself. Now, if I could just get him to throw his ramen noodle cup into the trash. CHIEF
  20. A well maintained Yamaha will go 20 years, after that parts are unavailable. I have a 2000 hour 2005 4Stroke that has only had oil changes and new water pump impellers every couple of years. I'll probably buy about 5 water pump impellers in 2024 and drive it another 10 years. I have a 1996 Yamaha that has been in saltwater mostly, so far the only thing it's needed was a carb job from sitting too long. CHIEF
  21. Homeland Security, and 60 years worth of presidents have deemed agriculture a critical Infrastructure for the US, and a matter of National Security. We are the "bread basket" of the World. If money were to become worthless, food is the main barter item that the US has in abundance. I also hate the idea of subsidies, but you can't let good cropland go fallow, and become overgrown, it would take too long to make it productive in a national emergency. It is a necessary evil. CHIEF

  23. PSA- If you have humidifier, it is time to crank that bitch up as high as it will go. Humidity in my guitar room was at 22%. If it gets too low, the finish will "eggshell". My Old Man's 62' Gibson Great Southern did that years ago. It still plays great, but I'm sure it diminished the value a good bit. CHIEF
  24. True, but that GW 330 has been repowered, and has pretty much bottomed out in depreciation. Great way to try out the sport, and the boat, and if he likes it, he can keep it. If he doesn't he can pretty much sell it for what he paid for it. CHIEF
  25. This is what I'm gonna do. I have a 10kw welder/generator. Just gonna have my electrician wire in a 240v receptacle. I have access to generators up to 40kw through an oilfield buddy. CHIEF
