  1. Man there’s a crazy bond guy I’ve been following for about a year and a half now and he has been dead accurate on where interest rates are headed. He says the 10 year tops out between 5-5.5. Has consistently said this for awhile.

  3. Some terrific comments and insights here. I just spent the last two days digging thru the zoning changes, talking with architects, developers, construction crews, other realtors, and driving thru (again) several neighborhoods going thru redevelopment. This change is pretty dramatic. I’ll be listing some homes in the next few months that would be impacted by all this, so I’ve developed some strategies for helping sellers get max value from their sale. I’m also now looking at it from the buyer side as an investor to put together some investments in the market over time. It’s not a given that this will actually create much more affordable housing, but theoretically it should help. The opposing view is the trampling of personal property rights. And it would suck having a 9 unit mini-condo complex going up on your next door neighbor’s lot that was scraped. Because that could theoretically happen to most single family houses in Austin from what I understand.
  4. In thinking about this further, and recognizing the number of dumb ass idiots out there believing all of the disinformation and propaganda of today, I’d like to not only retract my statement, but declare that cybertruck will be a huge success because…people gonna people.
  5. So I can’t see anyone dumb enough to buy the cybertruck. If and when that fails, won’t it completely devastate the Austin location of Tesla and oretty much destroy a major growth driver for the city?

  7. Does anyone understand the recent and future proposed Austin Single family zoning changes? I’ve tried to find them on the web but the City of Austin just shows Access Denied on their website. it is my understand they made changes in 2019/2020 to allow more density, and are about to do it again

  10. This is not going to happen. The rest of the world has to deal with higher real estate expenses. It’s now hit the US due to wealth inequality and the massive amounts of cash directed towards SFH as an investment. This is the new reality.

  12. Comparisons to the 2005 team were covered ad nauseam on two other threads. In retrospect the concerns about PK early on were a bit ridiculous given that he inherited assistant coaches, had “all hat no cattle” players at key positions, and generally runs a scheme that takes a little time to implement. This team is good, but I’m not sure it can overcome playing really bad (penalties, turnovers, mistakes) against better teams. We will see.

  17. I’m discovering a huge percentage of the population doesn’t iron, and may not even own an iron. I’m terribly vexed by this. A lot of polyester clothing can stink after awhile. Clothing with cotton is good. Cotton may need ironing. What is the world doing? Ironing sucks.
  18. I agree 100% with your data points, so I’m not sure whether we are disagreeing or not. I’m saying inflation is not going to average 2% over the next 10 years, and that rates can stay more elevated than the current Fed dot plot. What are you saying?

  20. You can when you allow inflation to run hot at those interest rates for ten years, inflating away the debt down to a much more manageable debt to GDP ratio. Exact same thing the country did after world war 2. That’s the plan. It’s just that no government official will ever admit it. Instead, they will complain about inflation being too sticky for the next 8 years, and swear their goal is 2%. To really squash inflation, it would probably require Volker-Lite measures and throwing the economy into a ditch to break the current pay raise momentum in the labor sectors.
