It's smart. I still question whether or not the amount of money he had to spend to get all that high end property on Shepherd is going to pay off. Because I swear the Burger Joint and Taco Stand are never THAT busy when I drive by (to be fair, I'm also old so I'm not driving by in the evenings and nights during the weekend). But I mean, the guy made Burger Joint, then Taco Stand, then later decided to buy the land for Car Wash and Pizza Place, so clearly he's seeing a positive long term strategy there. So in other words, I don't know shit about fuck. But I get it.

Don’t live there anymore but both places would be packed in the evenings. Especially weekends bc both were open late.

That bigger monstrosity on Shepherd by the apartment complex will also make money. 

FWIW, Sean Bermudez doesn’t own The Car Wash. It’s owned by a resourceful entrepreneur that likely saw some of the synergies you identified or at least I’ve had the same thought.
 

I was referring to the monstrosity by the apartment complex. I’m sure it will make money, but I was more referring to the fabric of the neighborhood. The owners/management of that business have been terrible neighbors to the nearby residents. The people that live nearby have used dB meters to register noise from their automatic dryers that are well in excess of noise ordinances. When confronted about it, the guys have told the neighbors to fuck off instead of trying to find a solution that is in compliance with city ordinances.

I mean, I'm pretty sure (without being an expert) that they're following city rules, because city noise ordinances only apply to amplified noise, and even that during certain hours. Houston's zero zoning policies for separation of industrial and residential are at play here, if I had to wager a guess. But I'd bet the car wash is totally in compliance.

In 2020 my realtor kept showing us houses off of Pinehurst until I sat her down and asked her to stop. I’m sure that area will blow and she’ll prove me wrong, but man it’s far from everything.

looked a couple months ago. it's still in the middle of nowhere. but lots of townhouses going up so vendors will follow.

Who says “I really like HEB but can’t handle going under an underpass.”

F the Kroger, but I enjoy the HEB as it is now…as in always about 3-5 hot women shopping Saturday morning.

heard this week that 43rd Kroger will be closing. not what i’d call an unimpeachable source. that kroger, shitty as it is, still seems to always have a decent crowd. and heights HEB isn’t that close to a huge part of oak forest that’s north of 43rd or west of oak forest drive. we do all our main shopping at that HEB, but the parking often sucks and it’s a madhouse in there.
