  1. anyone know romeo rose'd mailing address? Worth the $20.
  2. turning 65 makes one eligible for an "OA" exemption which effectively freezes the total obligation. it is a well-intentioned part of the property tax code so that grandmothers don't have to be kicked out of their homes because they can't afford the property taxes. like anything, clever people routinely abuse it. there are lots of westlakers, lost creekers, etc... that have houses in their parents' name, etc... timely topic though as i just filed my arbitration with the comptroller's office.
  3. i would like to know who...based on that image...is paying only $1,969 in property taxes anywhere near central texas in 2025. that may be the stupidest thing i have seen in my life.
  4. incredible, thanks for posting. our days were very different.
  5. spoon method is best but don't beat yourself up, there is no perfect solution that works for every egg. you're just boiling them really slow. not going to make a difference vis-a-vis peeling a boiled egg. it really doesn't matter but it is all about practice. practice practice practice. and a properly sharpened knife. sure you can. you just need to take a dose of south austin and celery man's deliberate mis en place routine. baking is 90% about preparation and measurement. more science, less art. and becoming extremely familiar with the unique idiosyncracies of your oven relative to standard recipes. your oil is 15-30 degrees too hot regardless of following your thermometer. dial it down and add just a bit more time. also make sure to get your chicken to room temp before doing all the dredging, etc... easiest thing in all of cooking. the cow did all the hard work for you. 100% no need to flip. follow the thomas keller approach for fool-proof perfect omelette every time. whisk them smoooth, butter the dish, low heat, let it just sit until the edges are starting to rise, put it in the oven at 250-275 for 4 minutes. pull it out, throw all your shit inside, do a three-way fold inside the pan using a fish spatula, slide it out on to the plate. lots of variables at play here that may be leading to less than desirable results for you but one thing that a lot of people don't do with the kitchenaid attachment is run it through the biggest size a few times and then fold and do it again to get everything nice and consistent before working your way down slowly in size. also, you don't have to do it all at once. people tend to just run it through the most open setting once and then try to rush to get it down.
  6. 100 fucking percent. i acknowledge that i am a very mediocre guitarist for sure but it is always wild how much i feel like i'm grooving it with just an open mic running. stop and play back the part i liked. delete.
  7. chelsea has spent more in the transfer market since may 2022 than everton has since its inception in 1878 and they have finished 12th and 6th. that's a little bit bonkers.
  8. sounds like a good title for your next track.
  9. years spent on this website made bernard quite surly.
  10. that is its own song called "sirius." eye in the sky is the next track.
  11. i have never watched this but all the talk of t&a on here has my interest piqued.
  12. chitown's favorite and g650's least favorite savile row tailor huntsman is doing a trunk show in austin on 9/18 and 9/19 if anyone is in the market. https://www.huntsmansavilerow.com/pages/u-s-a-trunk-shows
  13. what i imagine hagbard looking like reading the last two posts.
  14. i think the original markets falling like whoa was the september 2015 flash crash. it definitely did not go all the way back to the financial crisis.
  15. Fuck everything.
  16. Think of all the potential for being featured in the prologue of a Paul Thomas Anderson movie were that scenario come to pass.
  17. So I said, ‘"Let me ask you a question," and [the guy who makes Teslas in Texas] said, "Nobody ever asked this question," and it must be because of MIT, my relationship to MIT —very smart. He goes, I say, "What would happen if the Cybertruck sank from its weight? And you’re in the Cybertruck and you have this tremendously powerful battery and the battery is now underwater and there’s a shark that’s approximately 10 yards over there?" By the way, a lot of shark attacks lately, do you notice that, a lot of sharks? I watched some guys justifying it today. Well, they weren’t really that angry. They bit off the young lady’s leg because of the fact that they were, they were not hungry, but they misunderstood what who she was. These people are crazy. He said there’s no problem with sharks. They just didn’t really understand a young woman swimming now. It really got decimated and other people do a lot of shark attacks. So I said, "so there’s a shark 10 yards away from the Cybertruck, 10 yards or here, do I get electrocuted if the Cybertruck is sinking? Water goes over the battery, the Cybertruck is sinking. Do I stay in the Cybertruck and get electrocuted, or do I jump over by the shark and not get electrocuted?" Because I will tell you, he didn’t know the answer. He said, "You know, nobody’s ever asked me that question.” I said, "I think it’s a good question." I think there’s a lot of electric current coming through that water. But you know what I’d do if there was a shark or you get electrocuted, I’ll take electrocution every single time. I’m not getting near the shark. So we’re going to end that.
  18. exciting, fun game, disappointing finish.
  19. if it helps at all with your recent perception challenges, @safe sex...i've spent the last few years thinking @Schulz2.0 worked at a nuclear power plant for some reason (i cannot even remember the genesis of the belief) and now i see from this page that he apparently works at a refinery. it's almost the same as you thinking i was a woman.
  20. ahhh, the 1981 omnibus budget reconciliation act. what an unfortunate and shameful moment in our history. very sorry to hear about all this, derka. here's hoping you can find a good stable rhythm in your life. keep your head up and keep plowing forward the best you can. i had to get a suicidal in-law professional help last year and we first tried rock springs in georgetown and it was pretty horrible. got him over to sage in manor and it was a bit better but cost $24K for a few weeks. really unfortunate and that exposure to this realm is decidedly depressing in its own right.
  21. durant will be 14. alfred won silver in the 200m yesterday which is not in rofl's graphic.
  22. trump's campaign manager is chris lacivita. he was the consultant for the 527 swiftboat group that went all in on john kerry in 2004. he spearheaded their media campaign. it was remarkably effective in 2004 against an actual vet on behalf of george w. bush who was a cosplayer. the hypocritical shamelessness of doing it on behalf of someone who blatantly exerted wealth privilege to avoid any actual service and calls military members suckers and losers and routinely shits on their memory is not really a surprise here. they are creating a strawman for their base to beat up on that is not rooted in reality...namely, that walz claimed to be something he wasn't and then disparaging that. can they demonstrate what he claimed that was inaccurate? no. but they generated the narrative and just hope it catches a viral wave - not unlike couch fucking. it's an effort to reinvigorate boomer white male country club republicans. i doubt it will be effective and if i were dems, i would have kamala simply contrast his 24 year gaurdsman career with bonespurs at a rally.
