CJ Vogel - recalculating expectations for CJ Baxter Posted 2 hours ago Following a busy weekend in Austin, where the first fall camp scrimmage drew significant attention, one of the most notable developments has been the return and involvement of running back CJ Baxter. The third-year back was a full participant in the scrimmage and, according to multiple accounts, exceeded expectations with both his performance and usage. While Texas implemented a quick whistle in certain situations, one of the standout moments — already well-documented here at OTF — was Baxter’s goal-line touchdown run, an area that has been a persistent challenge for the Longhorn offense in recent seasons. Perhaps most encouraging was the fact that Baxter was practicing live, without a green non-contact jersey, and ran with a high level of competitiveness. Baxter showed no signs of physical limitation during the first live-action period of camp. In the weeks leading up to this point, expectations for his early season workload had been tempered. However, after several conversations over the weekend, it now appears realistic to envision Baxter receiving 8–12 carries in the season opener at Columbus. This is an encouraging sign not only for the Texas offense but also a credit to Baxter’s commitment to his recovery and rehabilitation process. At this stage, I am more confident than at any point this offseason that Baxter will play a meaningful role in week one against Ohio State. If the current trajectory continues, Texas fans should expect to see him on the field when the season kicks off in 20 days.

They aren’t the 93 Cowboys but they also don’t seem like Charlie Strong’s group either. A little time to gel might be warranted, like between Aug 31 and Oct 3. Columbus might be a little dicey but I don’t see any reason these guys can’t become good. Convince me I’m wrong if you think so.

  9. I am hoping you agree with me that the "value only known at the time of property conveyance" should be the appraised value because of the calendar wrt when appraisals are figured. In my case, example: if I buy a property for 190k and close on February 25, imo that should be the appraised value, because that is about the time appraisals are figured out. Am I about correct there? Maybe from then to the end of March? The lady on the phone did not have the expertise or experience to know exactly how they come up with an appraisal, so I am hoping to find some information so specific I can remove all doubt that the property should be appraised under 200k. Once I get the magical under 200k appraisal, the wife will be 64 years old at that time. Once we file the homestead exemption correctly after closing, we would just need to wait until her October birthday to file for the 65+ exemption and at the same time the ISD taxes will be frozen at $0. In the meantime, I look at realtor.com about three or four times a week and prices are still going down because supply is up. Worst case scenario, if I were to purchase and have to protest, I know exactly how to protest to old men that are now my peers. Pictures estimates, and the sales price. In fact, going in to a protest I would look older and poorer than the old men. My objective is to get an appraisal under 200k on a 190k purchase price without having protest, but that may be too much to ask for.
