And it’s quite genius

It's smart. I still question whether or not the amount of money he had to spend to get all that high end property on Shepherd is going to pay off. Because I swear the Burger Joint and Taco Stand are never THAT busy when I drive by (to be fair, I'm also old so I'm not driving by in the evenings and nights during the weekend). But I mean, the guy made Burger Joint, then Taco Stand, then later decided to buy the land for Car Wash and Pizza Place, so clearly he's seeing a positive long term strategy there. So in other words, I don't know shit about fuck. But I get it.

Don’t live there anymore but both places would be packed in the evenings. Especially weekends bc both were open late.

I don't understand the issue you have with general capitalism? "Travesty of land use." Car washes make bank, and they're an excellent way to pay the land note while the land itself does another round of appreciation. And as JS1 said, the same dude/dudes own all the other restaurants on that side of Shepherd for like 4 blocks. "Car detail is going to take an hour. Why don't you head down the street and grab a beer, we'll text you when we're done."

That bigger monstrosity on Shepherd by the apartment complex will also make money.

FWIW, Sean Bermudez doesn’t own The Car Wash. It’s owned by a resourceful entrepreneur that likely saw some of the synergies you identified or at least I’ve had the same thought.

I was referring to the monstrosity by the apartment complex. I’m sure it will make money, but I was more referring to the fabric of the neighborhood. The owners/management of that business have been terrible neighbors to the nearby residents. The people that live nearby have used dB meters to register noise from their automatic dryers that are well in excess of noise ordinances. When confronted about it, the guys have told the neighbors to fuck off instead of trying to find a solution that is in compliance with city ordinances.

I mean, I'm pretty sure (without being an expert) that they're following city rules, because city noise ordinances only apply to amplified noise, and even that during certain hours. Houston's zero zoning policies for separation of industrial and residential are at play here, if I had to wager a guess. But I'd bet the car wash is totally in compliance.

Congrats on what appears to be a new HEB that is GOOF adjacent

https://www.houstonarchitecture.com/topic/55495-heb-on-ella-blvd/

In 2020 my realtor kept showing us houses off of Pinehurst until I sat her down and asked her to stop. I’m sure that area will blow and she’ll prove me wrong, but man it’s far from everything.

The current HEB on shepherd is literally 5 blocks from the literal corner of oak forest. That’s about as adjacent as it gets, already.

Don’t have to cross 610 to go buy groceries at HEB. Will probably cut some of the crowds at the Heights location and kill that Kroger on 43rd

looked a couple months ago. it's still in the middle of nowhere. but lots of townhouses going up so vendors will follow.

Who says “I really like HEB but can’t handle going under an underpass.”

F the Kroger, but I enjoy the HEB as it is now…as in always about 3-5 hot women shopping Saturday morning.

heard this week that 43rd Kroger will be closing. not what i’d call an unimpeachable source. that kroger, shitty as it is, still seems to always have a decent crowd. and heights HEB isn’t that close to a huge part of oak forest that’s north of 43rd or west of oak forest drive. we do all our main shopping at that HEB, but the parking often sucks and it’s a madhouse in there.

Admittedly the reduction of Shepherd and Durham from 4 to 3 lanes is not as bad as I feared. However as someone who frequently drives both full stretches of it, it's often down to 2 lanes due to new construction (public/private), repairs, business deliveries from the street, or the Happy Go Lucky place using Shepherd as their drive-thru lane. The 2 lanes is the killer now.

There's also the problem of traffic lights frequently flashing red or even out, with no repair trucks in sight.

Heading North on Shepherd I basically have to force remind myself when it goes from 4 lanes to 3 right at the end of that apartment complex.

According to a post on HAIF this morning, Target is going to be the anchor tenant for the former Sears property on N Shepherd. Permits filed recently indicate an April 2026 construction start date. I'm sure people will be bummed b/c they were hoping for a Costco or HEB.

There were originally plans for a Target with several floors of apartments on top to go in where they've cleared out most of that block between 26th and 27th, but that was going to require a weird building design to wrap around the doggy daycare. Looks like they called an audible when the Sears property came available.

I don't think there was a best case scenario for that space, in my eyes, because I didn't want to see a high traffic store(s) go in there. A Target is probably better than a HEB or Costco. We don't need a HEB every 2-3 miles. They're barely open as it is.

I have to laugh that the utility box at the corner of Durham and 14th is under repairs again. I swear a drunk driver runs into that thing at least once per year. I would hate to live in that tiny house behind it.

HAHA, even the Google Map street view shows it being held together with a strap from a past accident.

I would guess if there is indeed an HEB going up on Ella, a Target makes more sense between the (new) Oak Forest HEB and the northern Heights HEB instead of a third HEB.

You think that's bad, there's a house on TC Jester between 18 and 11th that has had a car drive through their yard and front of their house. Twice. In the last year.

The first time, they dropped a couple huge boulders on part of their driveway to block a car from doing it again. This time they missed the boulders, somehow ran over an entire light pole, and still took out the front door of this place's house. I can't imagine the resale value is looking good. I'm not even sure I could live there anymore.
